Our family was extremely fortunate to get connected with Terra on the purchase of our new home and sale of our old. Our first time meeting Terra she instantly became more than our real estate agent, she became a lifelong friend. She shared our excitement searching for new homes and was sure to not let us settle for anything less than what we wanted. She also went above and beyond any expectations, even showing up in the middle of the night to help clean our old home prior to the sale. She also kept out children involved in all of the showings, which they always found fun, she even sent the kids some amazing house warming presents after we moved in! She was extremely fun to work with, and always had a warm and welcoming attitude (even when we asked for showings way past bed time). Terra has been absolutely the best! For a military couple moving to a new area, she was a great help in buying a home sight unseen. She wasn t afraid to steer us away from problem homes or areas. She provided extremely detailed videos to give us the best idea of what the home would be like. God what is there to say except that Terra is absolutely amazing. She went above and beyond in every aspect of her job and even did things outside of her job to help me out. I was a first time home buyer and without her I would still be living in apartments. When I first saw my home, I knew it was meant to be as if the home called you me itself. The day it was up on the market Terra was able to get me a showing and I got to see it for the first time. She was truthful and honest with me and told me that this house was probably out of my price range and that I more than likely would not get it. Despite that I said I wanted it and Terra went to bat for me! Not only did she secure the home for me but she managed to get it within my price range! Something we both thought would be impossible! She then went on to make sure the house was inspected properly and cleaned before I moved in! Absolutely amazing! Then! When I expressed distress over needing to purchase appliances she put me in contact with local, trusted, suppliers who could get me the appliances I needed for half the price of what it would cost to buy from the store! She was amazing through and through and answered all my questions in a timely manner! Absolutely amazing! Not to mention even after buying the house she set me up with a way to apply for tax write off that I would not have known about if she did not help! She is amazing and I recommend her to anybody seeking to buy a home.

This current market is INSANE, as anyone who s tried buying or even looking at a house recently may know. Insurance rates going through the roof, along with inflating sales costs over the last few years it s sooo difficult to find a reasonably priced house, but what s truly more difficult is to find a relator you can trust. It s not easy because with so many families, investors and big business paying thousands over valuation in cash or preapproved loan terms, anyone and their brother wants to cash in on the action and become a realtor. The money s flowing for them whether they truly care about your success or they care about a check, which just makes it that much harder than it already was to find a good realtor. I m here to tell you that Terra is not only a fantastic realtor, but a friend that I know I can trust and truly cares about my life and my goals. She s a realtor that has not only has your goals in mind; she has a positive community reputation for honesty and excellence, extensive knowledge of the market, area, and overall process, excellent relationships and recognition from other local realtors, lenders, and homeowners. If you happen to talk to any realtor in town you can mention her name and they ll have something good to say about her. My experience with Terra was fantastic and honestly unbelievable in the market we re in now. I had a lower than average price range for the area, gave her what I was looking for, and she was on top of finding me options, communicating quickly and effectively, and would at times have to go out of her way to show houses last minute the second she was informed they are on the market and fit my criteria. If it means a chance at getting your dream home, she ll drop anything to give you a fighting chance. She got me an amazing deal that I would have never had the chance at with any other realtor. Her reputation is so strong I was even outbid and was able to secure a house that met all my requirements after less than a month of searching. Of course you need luck on your side, and nobody can guarantee how long it will take you to get an offer accepted. I took a few disappointments here and there, but any time a seller didn t accept my offer it was never due to Terra; all of my offers were strategized to the highest value I could afford, and to no fault of her own that I was unwilling to pay higher. At no point did I EVER feel pressured to pay more than I was comfortable with, even though lenders can qualify you for much more than you truly can afford monthly. Bottom line is that I got exactly what I was looking for in my price range, and that is 100% thanks to Terra. I would have paid tens of thousands over what I did and likely waited 2-3 more months to find a place with any other realtor. Terra is all you need, and she ll get you a home, not just any house, and one that has a monthly payment you can sleep at night with.

Terra is so knowledgeable of the area, real estate and other local businesses. She helped me purchase two homes here and never stops giving. She thought ahead and provided links for my utilities, put me in touch with someone who does a welcome basket full of local, small business info, helped me get in touch with local FB community groups, provided recommendations for a siding/roofing company and a lender! Terra is an excellent agent who went out of her way to help us in time of need. When we were out of town and could not get to the new house in time for deliveries, she stopped by and put our packages inside the house for us so they would not get stolen, this is real service and a genuine act of kindness. Her savvy and expertise really helped us during our home purchase. Its was a fight to get anything on the market. We closed in January 2022. She negotiated several fixes and a deal that is still helping us months after closing and we are absolutely grateful for her service to us. Additionally, she knows whos who pertaining to the best of the best in pretty much every category of services a person would need, from attorneys, to lenders, to car washes and plumbers, restaurants you name it. She even fixed us up with the Welcome to Texoma basket service which is a nifty and very well put together local business. We were connected with Terra through our other agent because the property we purchases in WF was out of her area, so we had no idea who Terra was during the whole process. When my husband and I needed to sell our home, we interviewed several different realtors, but both agreed we wanted to work with Terra. One of the things that made Terra standout was she was actually looking at our home and details that would make a difference with listing it. The other realtors seemed more concerned about selling themselves to us. Not Terra, when we told her we were interviewing several realtors before we decided, she said Good! That s what you should do. She spent about 45 minutes with us going over our home, pricing, things we should change to help it sell quicker, things that would come up on an inspection report. Anything and everything you could think of, Terra did. She remained amazing throughout the whole process. She is extremely detailed oriented and she knows her job. Terra is amazing! We had trouble with our sellers and she fought for us every step of the way. When buying a home you need someone who knows what they are doing and can close a deal. Terra is superior in her negotiating skills and she knows exactly what she is doing! We knew we were in good hands every step of the process. Not only did she help us with our purchase but she helped us with lending getting us a record low interest rate and kept communicating with lending when we thought we may not close on time. Terra is trustworthy. She is not trying to make a quick buck ... She wont try to sell you something outside of your price range, or let you get trapped in a bad deal. Instead, she is out to meet your best interests and will take a lower commission -- aka a lower priced house -- if it fits your needs better. She is honest with her clients, and moreover, will advocate for you! She negotiates very persuasively with the seller. Terra is professional, prompt, and detailed. She knows the ins and outs of the market, knows how to interface with lenders, inspectors, and title companies, and stays 2 steps ahead of all paperwork/deadlines. She was easy to get a hold of, and always responded quickly. Terra is also tireless. I was buying from out of town, and she found creative ways to do virtual tours to make sure I saw the properties to get a feel for the space, so that I wouldnt have to buy sight unseen. She booked appointments on my behalf and did video tours with me. She worked tirelessly until we found a house that was the perfect match for my future home.
