As of today 2/25 I have lived here for 13 days. Overall positive experience. Professional leasing office staff. Most of the amenities match the standard I expected. Will need to give the grills a shot soon. Apartment was as described and everything works. Maintenance responded in a timely fashion to get batteries for the smoke detectors. The small interactions I ve had with residents have also been polite. No noise complaints or other concerns. Being forced into using Ghostfiber for faster services than satellite is unsatisfactory especially since they charge higher prices for slower service then average (compared to frontier or spectrum). The fitness center is a bit disorganized. Seems like getting rid of the assisted pull-up machine and putting in another smith machine or even a bike would be nice. 5/28/24 Edit: It has now been 3.5 months that I ve lived here. Disappointed in the fact that other residents will leave any and every type of trash in the stairwells. Drink cups, plastic bags, even old underwear once. It has been storming these past couple of hours and the threshold to the patio has either failed or was not installed properly, there is water infiltrating into my apartment. Left a message for management office. 9/16/24 Edit: I have now lived here over a 7 months. In that time the property gates have not worked over half my stay. The access control switch over was poorly communicated, poorly planned, poorly installed, and just overall a disaster so far. Not sure what hacks they hired to do this but it is garbage. Passive aggressive email notices are annoying. Be better and people wouldn t be mad at you. The positives here are not outweighing the negatives in my opinion.

The maintenance is awesome. The grounds are so dirty. No one picks up after their dogs and the hallways are trashy and smell and need pressure washing. People throw trash in the creeks and it s sad. I feel like the dog mess is the worst. Stairwells are bad. Clean up after your dogs! That s insane. The little dog run area is full of dog mess. The apts have to address this asap. Increase rent and you might get renters who care! I ll post photos soon

Why are you, leasing office, always on defensive? You charged me for protection insurance while I m already paying through my renter insurance. A month passes by, while I was told it s addressed, and still no fix to make things worse you charged me again plus late fee while I wait for you to remove the wrongs charges. And then to fix it it s taking you over a month and still no guarantee

While apartments may never be perfect, Id say village comes close. I came from a terrible complex that never completed maintenance and this is a complete 180. The girls in the office are always helpful and Jordan and the guys never fail to get any maintenance items taken care of in a timely manner. Me and my little one are glad we moved to a safe area and are able to enjoy the amenities peacefully. Highly recommend

We just moved into a townhome right near the office and we seriously are so happy with our choice. It has a small backyard perfect for our schnauzer, our pup couldn t be happier. It doesn t feel like we live in a apartment at all. The girls in the office couldn t be more helpful, Crizia is one of the main reasons we decided to lease. This is your sign to move to the village!!!

Can t wait for our lease to end Leasing Office - HORRIBLE customer service, non of our concerns were addressed properly at this office. The property managers don t seem to care about your concerns, often condescending and rude, don t seem to know how to communicate with residents, clearly lucks professionalism. Cushman and Wakefield; you can do better than Emily Sherick (property manager)and her rude colleague . Move in at your own risk if you can handle a lot of headaches, NB: One thing I can appreciate about this apartment is the maintenance/Jordan s team. (Management of VoR can learn a lot from them)

Just leased here and after the tour I immediately cancelled my other scheduled tours to other complexes. I fell in love with the floor plan and the amenities and the overall sense of community just in the short time of the tour. Toured this property a couple days ago, the leasing agent wasnt that great. Explained to her what I was looking for, but didnt seem to care too much. I had to pull up the website on my phone to search myself. Didnt talk much unless asked a question. Really wasnt trying to sell the place. She did not want to show me the exact available unit because it was too far a walk. The hallways/walls of the buildings dont seem to be cleaned or maintained often. There are city buildings/parking on the property, so that was pretty weird.

Natalie was always friendly and helpful, she made us feel very at home right away. The maintenance team has also been Amazing with every request. They typically resolve my issues in a timely manner and are extremely polite. Jordan even went as far as to honor my request to come by on a certain day for a repair. The overall complex is quite peaceful, the current rent may be a little pricey but given the nearby public transportation and somewhat walkable area, I d say it s worth it.

While searching for my first apartment, Mason was a great help! Mason took the time to show me around and explain everything. I could not have asked for a better or smoother experience! Here is an update of my experience after living here for two years: The location is great, it is right in downtown rowlett. The apartments are nice and modern. There have been some bumps in the road regarding the gates leading to the parking lot. The gates seem to be not working most of the time. The staff has changed a few times but each staff member has been incredible nice (even when i m upset and not being kind). They are professional and kind, they listen to you when you have issues or concerns and help find a quick solution. The amenities have been recently redone and the update is amazing! There are things for all age groups to enjoy! Overall my experience has been really enjoyable. I am moving because I changed jobs and needed to move closer to my new job. Overall I definitely recommend these apartments.

I have lived here for about 3 years now and I can say this a great place to be. The assistant manager Destiny Arroyo is awesome. Any time I have an issue, she s is happy to help in a fast and professional manner. The maintenance guys, Jordan & Taylor are also great. Not only are they knowledgeable and handy, but they are personable and respectful. Good management AND maintenance is hard to come by. Nothing is ever perfect, of course. But ever since the new management took over it is obvious that perfection is what they strive for.

I have lived at Village of Rowlett for 3 months now and have been so delighted to be a part of such a wonderful community. The leasing office staff is so sweet and helpful, and maintenance is always super fast and efficient, and I always get a same-day response when I submit a request. You couldn t ask for a better location, with everything I need within a 3-5 minute drive, and even some wonderful restaurants and shops, plus the Downtown Rowlett Green within walking distance! The neighborhood is safe and quiet, and I love the convenience of the dog park and other amenities. The apartments are gorgeous and I ve been so impressed with the high quality finishes and appliances. The valet trash is super convenient as well. If the visit was any indication of how management conducts business I am not interested. The leasing agent was very dismissive and condescending. When asked questions about the additional cost, balcony size, square footage and amenities either she didn t know or just didn t care to answer. After showing me the model unit she walked me directly back to the leasing office sat down and stared at me like I was bothering her. I felt the vibes so I just left. I couldn t tell you two things about the property because she didn t tell me anything. There are lots of apartments on the market and she acted like she was doing me a favor. Her leaders definitely need to redirect her behavior before she runs off more perspective residents.

Despite the one star review, this is the most incredible maintenance team. Jordan is super friendly and fixes any maintenance problem we have super quick. If I could give them a seperate review, it would absolutely be 5 stars. The problem is with the management team. More specifically, Mandy was a terrible manager. She was very condescending and dismissive. And the manager changes often. I can t adjust to how a manager handles doing things if there is a new manager every few months. This has made living here an absolute nightmare. But we will make sure to do something nice for the maintenance team before we leave! They are the best!

I just wanted to give a huge thanks to Jordan the maintenance supervisor. My AC had gone out while I was out of town but after I put in a work order within a few hours Jordan showed up to help get the AC running again. Unfortunately the next day the thermostat also decided to stop working and again Jordan showed up to replace it within an hour. I m not one to write reviews ever but this guy deserved some credit considering he was covering for 3 apartment buildings and multiple townhomes with only 1 associate to help! Seriously thank you!

This is my full, honest review about living here at Village of Rowlett. I have not had any problems living here. Its very safe. My apartment is beautiful and its also quiet. I havent really heard much noise in my apartment besides the opening and closing of front doors when people are going to and from work and other activities. I love living here! Leasing office staff are very friendly and helpful. They also do their best to have community events every so often, so thats a plus! I would say the only downside living here is that the community pool and gym are a bit small for such a large complex, but other than that, its been pretty great living here!

Lived here for a year and for the most part no issues. Once I moved out management didn t find issues with my apartment as far as damage to give me my deposit back but somehow they billed me wrong for my water bill for months and decided it was my issue to fix and decided to take it out of my deposit I was getting back without showing me any kind of statements. On top of that said they mailed my deposit back to me a month ago and still nothing. Terrible communication through management and not trustworthy.

My partner & I are soon to be residents at the Village of Rowlett. We walked in on Saturday with no appointment booked, but with hopes to view a couple floorplans. Monica, the assistant manager, was more than amazing! She was extremely knowledgable and kind throughout the entire tour, did not make us feel rushed at all, and she made us laugh time and time again. You cant get much better than that! The complex sells itself by looks and amenities alone, but the true deciding factor was the conversations we had with Monica. She made us feel right at home from the jump, and proceeded with the same energy via email after we left! We are super excited to become a part of this community!

I just moved recently here to Village of Rowlett and my move in experience was amazing..Monica Cabrera is the best Manager ever!! She really explains everything so well from our first tour of the property till our move in day. Please go see Monica if you are looking for an apartment. She s the best!!!

Lived here for about 5 years. With the change in management a couple years back, I ve gotten to know our staff a lot better. Love their attention to aesthetics of the property. Maintenance staff is always professional and helpful! Fixes our issues quickly and usually in the same day.

The inside of the units are gorgeous. Community is very quiet. Maintenance is awesome and quick. Management is incompetent. They d rather go to court and lie to put you out on the street than to communicate effectively. It s hard to get someone on the phone and they do not reply to emails. A lot of the residents don t clean up after their pets. Sometimes homeless people wonder near due to the train station.

I gave the apartment a 3 star because it was a livable unit in building 3, the furthest away from the library. There is no roach, no permanent bad smell, good looking unit. The maintence crews were responsive to my need. No crimes that I am aware of. Rent $ was fair at the time I signed the lease. On the bad side, the gate access key doesnt work on day 1, I mentioned it to the leasing office and was put on a waiting list for a new key. On my last day, the key still doesnt work and I just put up with that the entire 12 months. Its hard to find parking especially at night. I had issue where fetch service wont delivery bulky packages to my door. The walls were thin, I can hear through the walls of what other were talking about. There are bad tenants that keeps playing loud music on the 3rd floor building 3. Theres a couple that keep barbecuing at around 7PM maybe once a week in their car garage and I have to close my window to avoid the smoke. Overall, a fair place to live with some pros and cons.

Worst place to live in the world. It is a joke at best and there should be a complete overhaul of anyone working for cushman and Wakefield or whatever the management company is. Actually, based on the way they run their complex and treat their long term residents, they should be out of business. Men jumping my fence that work there and I live alone as a single woman. It happened 12 times that were caught while I was at home and no one even tried to knock. I have video of it. Complex didn t care. The female manager said it s not her problem that I have a past trauma and she didn t care. My backyard was nothing but a mud pit due to a broken drainage system. Paying $2k a month with a tiny yard and it cost me $5k in furniture, rug, and towel replacement due to the amount of mud and having dogs. The hose hookup drained so it was constantly water and mud for a solid 8-9 months. No one cared. But the minute you re 5 min late on the 3rd for rent then there s an extra $185 for late fee. They re rude. Office is never opened because no one comes to work. I have left 7 messages in the last month and no one called me back. They should be working in a totally different field than anything customer service related.

I had a great first half of my lease. The second half was a mess and ultimately led to me moving. There were some great people that deserve recognition- Jordan in Maintenance for sure! After the new management company came in I hoped the transition period would become smooth but it never did. It only got worse. If I m correct there were 6 managers in less than 1 year. That caused chaos with their team and nothing on property became better. Unfortunately it got worse. There was little to no communication.The pool would be closed with no notice. The garden was ripped up with promises of large games and community areas to be made (over 9 months ago) but it s still just dirt. They painted the exterior and took away the charm. The landscaping is not where it should be for what we re paying and they wanted to raise my rent over 11%. Ultimately I decided it was time to move. It could be a wonderful community but the management company needs to do better to keep employees so they can keep tenants.

I cannot say enough good things about Mason and Jordan here at Village of Rowlett apartments. Today I was at work and checked my camera and heard an alarm (sounded like a smoke detector going off). I was very worried about my dog who was alone at the time in the apartment. Mason was amazing and fast to get to my apartment after I called being concerned about some alarm going off. Turned out to just be the dishwasher, but Mason quickly fixed it! Unfortunately the alarm started to beep again when I got home and Jordan and his new work partner quickly came to fix it. They also walked me through how to fix the issue if it ever happens again which was amazing! They were also kind enough to fix my bathroom sink that was beginning to clog. I truly cannot say enough kind things about these three! Anytime I have any issue, Mason and Jordan are always quick to fix it. I truly appreciate all of their hard work!

I lived in Village of Rowlett. I ultimately moved out due to the growing crowd of unruly individuals found in the park across the street from the DART station. I also needed a larger space and found a better deal elsewhere. I moved out October of 2021 and paid my final fees for some damages caused by my dogs (baseboards, blinds, etc.) A few months ago I began receiving phone calls from a 3rd party debt collector stating that I had unpaid fees due to the Village of Rowlett. After about the 5th time of calling and leaving messages, I spoke with the office staff who said I owed zero balance at that time, and that it was likely a scam call. This week I received a collections notice on my credit report from the Village of Rowlett for the same unpaid fees. Do not be tempted by the seemingly great location of this apartment. I have been moved out of this complex for nearly a year and still have not been released from their grasp. Save yourself the trouble and look elsewhere.
