Way to go, Sherry! Im new to Epps reality, and my first night in my home, the water would not shut off in the shower. I called Sherry at almost midnight, and she walked me through calling the city to shut off the water. She was very efficient in following up the next day and got a plumber out to fix the problem. She went a step further and called to ensure everything had been handled. Thank Sherry :) Great customer service.

Signed a lease agreement with Melinda apps. When my lease was up I asked to renew. Her response was she will contact the owner our rental property and let us know. That was in September, again I ask in October and November about my lease renewal, No response. January comes around I go to her office and speak in person she then tells me that we are in a month to month lease. Her reason was cause the owner of the property was selling all his property and if she let him know our lease was up he wouldnt want to renew so he can sell. She said was trying help him keep properties but it really sounds like was helping her own company. I gave my notice Im leaving on February 27. Moved out but April 1st. Then she sent me an email saying I owe for april rents. And that need to give 60 days notice not 30. I signed my lease agreement and it ended in September so how does that still be binding if my lease ended in Sept. Shady shady and money hungry too.

I ve lived a lot of places, and dealt with plenty of property management companies. So far, Epps Has been the most prompt, polite, and professional when dealing with any maintenance issues I ve had. All of their service providers are super nice and will explain things before and after doing them. 10/10 service all the way around.

Every experience we have had with Epps has been great. We moved into our home in April of 2023. Jessica Long is our realtor there and she got us exactly what we were asking. 4 bed 2.5 bath 2 car garage and 2,800 sq ft. Great price as well. We are in a great neighborhood and its very safe and quiet. Anytime we have a maintenance request they reach out same day to arrange the repair. They reach out once completed to check and make sure everything was fixed. I truly love Epps and appreciate how seamless our interactions are. From the application process to moving into the home it all was a breeze!

Belinda Epps lacks any ethics. She misrepresented herself as a broker for a dental practice when she had no experience in this. She screamed and yelled and threatened to sue when we wanted out of this bogus contract. She should get a negative rating.

I have leased with Epps coming up on 3 years, in that time whenever I have had an issue with the A/C, or an odd electrical issue, and even a new roof! During COVID they were understanding and worked with us when times got tough! I have nothing but positive things to say about the staff from the highly experienced technicians to the wonderful office crew, I recommend Epps for any leasing and hopefully soon buying needs

I would be very careful if you are a tenant, or you are going to use Epps Reality to manage your rental property. Melinda will not respond to phone calls or emails. By chance, if you do get her on the phone, she will dismiss your concern or question and tell you she will call back and you will not hear from her. Sent an email on 2/17 and received a response on 3/27. Never have I ever dealt with anyone as unprofessional as Melinda.

We have rented with Epps Reality for about a year. They are always prompt in their responses and show a high quality of professionalism. Epps made my moving process so easy. It didnt feel like a business transaction but very personalized. I would recommend them to anyone I know.

We like many others in these reviews had a bad experience with Melinda Epps. Unresponsive from the start, we submitted an application but emailed her multiple times including our realtor asking pertinent information on the details of the lease before paying the fees and moving forward with the process. She ignored every single question asked and only responded to tell us to pay the app fees. I finally emailed her and told her we were no longer interested in the property because if this was the level of urgency with which she conducted business on routine questions we did not want to experience being tenants requesting service and waiting and hoping for a response. After reading the other reviews Im thankful because it seems her and her agency are inefficient and unprofessional across the board. Thankfully we arent stuck in a house depending on her.

This broker has been in the business for over 30 years, but she has very low professionalism and is rude. Called to inquire about one of her listings as a self represented buyer. Right from the start of the conversation she spoke very arrogant and uninterested to shed any extra info about the property. I believe she had the impression based of her experience that I might be waisting her time. Little she knew, I was a cash offer investor. I feel sorry for the sellers who are represented by this agent and thank god for technology which will eventually extinct these lazy brokers.

Epps Realty manages two propertys I own. They are great at doing background check on applicants and getting my homes rented. My home was rented to Angelia last year. She would not even have qualify to rent the house if her father wouldnt have co-signed and been paying the rent for her. She left the house empty during the freeze last winter with out turning the water off. It cost me over $600.00 in repairs. She left the house dirty, tore holes in the vinyl flooring and didnt even clean the oven, yet expected to get her entire deposit back. Lesson learned dont rent to young people that expect everything to done for them and not pay the penalty when you tear up others property.

I had to sell my Moms house she lived in for 52 years. Belinda was so knowledgeable on what needed to be repaired and the presentation of the yard. She arranged all the work inside and outside for an extremely reasonable price. As a result, the first showing resulted in an offer at full asking price. She and Micheal were so helpful throughout the inspection and appraisal - there were a few surprises, not from the buyers, but from their side of the ledger - as we proceeded through the process, but I always felt I had the absolute best advice and representation possible! As a result of the above and beyond efforts of Epps Realty, Mom will be able to enjoy her golden years in comfort!

Unfortunately this was the worst experience of renting in my 20 years. The kitchen was barely functional. I cleaned what the cleaning lady missed and had to live with mice. Being that I just moved to Texas I trusted the realtor. She lied and put me in the hood! I was stereotyped for being dirty without them looking at how I lived. I will never rent nor recommend this company to anyone. For all that had good experiences, I must have gotten the wrong people. Two thumbs down for me!

My husband and I just used Epps to help us sell our home! Belinda Epps was great to work with and her high energy of her and her assistant is very helpful with everything! I enjoyed Belinda s help every step of the way leading and teaching what I needed to do on my end while she took over the stressful work! We got an offer of full price after only 4 days on the market and closed without issues in timely manner. Over all selling and buying homes are stressful so I advise you to hire help, I don t regret it at all! Thank you Epps and Belinda for taking good care of us!

Epps Realty leased me a home and they were THE BEST landlords I have ever had! Sarah (agent) and Melinda (property manager) helped us with everything. ANY time something needed to get done they went out of their way to make sure we were happy tenants. Sad to say we moved and no longer have them as our landlords but my family misses them terribly and will use them as our realtors to find our forever home! I would recommend to anyone! They clearly are going above and beyond to improve and make their clients happy

Unfortunately they do not allow me to put 0 stars. We had a terrible experience renting a home from Epps. We had to move because I was relocated for work. We tried to go about breaking our lease in the proper way. We were told that if we find someone to take over our lease and pay a fee, it would not be a problem. They ended up finding someone to take over our lease within a few days and we were served with an eviction notice. They then reported it to my credit and my husbands credit for a broken lease. We tried to handle everything professionally and Melinda Epps took everything very personal. As far as the home that we were renting, this was during the Winter and the heater did not work properly. We were freezing cold in our home but we were getting electric bills for greater than $300 every month. They sent out technicians but it was never fixed and we were not compensated for the outrageous bills. If we ever have to rent a home in the future, we would do better research on the company before leasing.

Epps Realty is a horrible and very unprofessional company to do business with. They will give you a list of repairs to perform at the property which they have went out and requested to have fixed there selfs when the work they have requested to be done is done they will add extra task and refuse to pay for the agreement made intell you do the extra work for free. Over all they will try to scam you out of your pay check.
