The bad reviews speak volume and the truth no matter what they reply back acting like the good guy. Stay far away from doing business with them. Especially the lazy full of excuses maintenance manager. Charged me for carpet cleaning and would not issue refund showing receipt of said services and still charged me after they deceived to put new wood flooring in. Very dishonest. Yet they will come on here rebutting their reputation. Like I said the reviews speak the truth and volume.

Where do I even start?! This company is the absolute worst company to rent from. Run away from them as fast as possible! They are so incredibly rude, and they dont give a crap about you. Especially Elizabeth McBurney. All the communication we ever had with this lady was just awful. She is extremely rude and wont listen to a word you have to say. Shes right, and youre wrong no matter what. Our a/c wasnt working, and they refused to fix it in a timely manner. My special needs daughter ended up getting super sick from the heat and they didnt give a crap all they kept saying was it wasnt an emergency because we werent under a heat advisory at the time and they have 7 days to fix a problem. My daughter had a trach and was on a ventilator and had a g-tube for feedings. She needed to be kept cool, and if she got too hot, she would get sick. We even told them that, and they still didnt care. We ended up calling the a/c company directly and explained the situation, and they were incredibly nice and easy to work with. Our garage door would get stuck, and our doorbell never worked. When we told them they said the duplex was under warranty and they couldnt fix the problem so they would have to let the other company know. Those two things NEVER got fixed. The garage door was noisy and would jerk like crazy when opening and shutting. we ended up having a vivant install and doorbell camera for us, so we would at least have a way to know someone was at our door. When our oven went out they refused to fix it in a timely manner and I had to remind them of the 7 day period or they would be in violation of our lease agreement and used the excuse that the company they hired to do it had been trying to get a hold of us but when the guy came out to fix it I asked him and he said they had just received the work order the day before and hadnt tried to contact us yet because I contacted them first. When our refrigerator went out, they didnt want to fix it, and the maintenance guy told us to put it in the garage and put our own in the unit if we wanted to. We ended up having to rent one from Aarons so that we would stop getting sick from eating food that wasnt cooled properly. It took them months to actually fix their refrigerator so we could stop renting one. Our dryer vent fell in the attic, causing our dryer to not be able to vent properly, and it would overheat, causing our clothes to stink, and we would have to just rewash them at a laundry mat. We complained, and it took them several weeks to come fix it. Once we had a package that we had plans on rejecting because it was medication for a foster kiddo we no longer had in our care and during an inspection when we werent home the guy named Greg signed for it anyway and left it inside our unit. I dont know how they think its right to sign for someone elses package or mail. The only time we felt like they cared about us at all was when our 5yo daughter passed away. That was very short lived though and they went right back to being jerks shortly after. There is supposed to be no smoking in the units, but our neighbors smoked in their garage when it was cold outside, and we never had issues with cigarette butts in our yard until they moved in. Spradley told them we complained, and our neighbors confronted us, making things a little awkward. Spradley never did anything about it, though. I would never ever recommend this company to anyone, and when someone in our family debated on renting with them, we let them know all the issues we had. Unfortunately, there are so many more, but it would take me years to type it all out. I think I got the major issues, at least. Just know that if you do decide to rent with them, good luck getting things fixed in a timely manner because you are not a priority to them. I find it very funny that I got an email asking me to review them when they should know we had a horrible experience with them.

I recently had a disappointing experience with the maintenance department of Spradley Properties in Temple. Unfortunately, their performance in terms of time management, professionalism, and tact was far below expectations. Firstly, the time management was extremely poor for a specific request. This request was consistently delayed, often taking weeks to address. The only time the maintenance manager reached out was to inform that we would are liable to pay for a new appliance costing over $600. This lack of efficiency caused significant inconvenience and frustration. It was clear that there was no effective system in place to prioritize and manage maintenance tasks. Secondly, the professionalism of the maintenance staff was lacking. Communication was sporadic and uninformative, with staff often failing to provide updates or explanations for delays. When they did communicate their demeanor was unprofessional, and the quality of work was substandard. It was evident that there was a lack of proper training and oversight. Lastly, the tact displayed by the maintenance team was disappointing. Interactions with the staff were often curt and dismissive, showing a lack of respect and consideration. This unprofessional behavior only added to the overall negative experience. In summary, my experience with Spradleys maintenance department was unsatisfactory. I hope they take these issues seriously and implement the necessary improvements. Until then, I cannot recommend their services.

These guys are really good at collecting rent. They are quick to schedule service requests without calling the tenant to see if someone will be home. Per the lease: 14. When We May Enter. If you or any other resident, guest or occupant is present, then repair or service persons, contractors, law officers, government representatives, lenders, appraisers, prospective resi- dents or buyers, insurance agents, persons authorized to enter under your rental application, or our representatives may peacefully enter the dwelling at reasonable times for reasonable business purposes. If nobody is in the dwelling, then any such person may enter peacefully and at reasonable times (by breaking a window or other means when necessary) for reasonable business purposes if written notice of the entry is left in a conspicuous place in the dwelling immediate- ly after the entry. We are under no obligation to enter only when you are present, and we may, but are not obligated to, give prior notice or make appointments. However, this is a home that a person lives in and is entitled to a level of privacy and respect. Its called common courtesy. No repair has been an emergency. Yet, there is no call to confirm tenant availability prior to scheduling the appointment (except from a contractor). Just because someone is a renter doesnt mean they arent entitled to the common courtesy they would get if they owned the home. Update (response to owners reply): again, notification came when I got an email that the service ticket was scheduled. there was no prior coordination, which is a common courtesy that needs to be afforded to all tenants.

We have rented from Spradley and have loved every minute of it! We have never had to wait long for maintenance requests. They even managed to get us a new oven when the one we had died the day before Thanksgiving!! Everyone is super nice and friendly, from the maintenance crew to the office and leasing staff. As far as moving from one place to another, they give you an itemized list of what has to be done and the cost if it isnt taken care of. So if you dont want to follow that, then fine, but you shouldnt be surprised if you end up paying for it. They are hands down the best people to rent from in the Temple-Belton area!! We will continue to lease from them and could not be happier!! Thank you Spradley for all you have done for us over the years! We appreciate it, and we appreciate you!!!!! I just wanted to add to, and update my review. We are still with Spradley, we still love renting from them, and plan to continue to do so. Their updated maintenance system through meld is fantastic! Their online dashboard is really convenient too! I think maybe some people dont realize they are a leasing company, often at the mercy of property owners. Even with that constraint, they have always come through, but at times they had to work with owners needs (who pay them too), which can lead to delays, or potentially other issues. We have rented from them for over 15 years at this point and have lived at several properties. With all the other options out there, we will always chose Spradley. One day, if we are lucky enough to buy a home, we will buy it from them too, as I believe they offer realtor services too. I know this long, but I wanted to give an updated opinion and view! As a tenant/ lease holder, I agree with Kim Boettcher s statement I went through the same thing and no one from spradley tried to help me. I had to call them every day and still no communication. When I did all I got was lies and conflicting information! No one even asked if my daughter and I were ok in the house without AC in Texas summer heat! I am completely mentally, physically, and emotionally stressed and exhausted! I still don t have a home! The only concern Spradley has shown me is wanting rent money and no concern for me and my family well being! Kim, I will be praying for your family!

These guys are really good at collecting rent. However, when it comes to details of the lease, make sure you have it at hand. I must ve called 20 times over the one year that I was there to get them to mow the yard which was included in my rent. Right up until the last day, they finally showed up because they knew the owner was coming. I went through two leasing agents in one year. Sounds like it must not be a fantastic place to work.

We have had a great experience with Spradley properties up until now. We had a issue paying our rent because of a code that wasnt provided to us, and then charged over $200 extra. The property manager is not the same as when we first moved in over 6 months ago. I guess cause Im a women and the property manager is a man he is ok to cut ME off while Im speaking on the phone telling him my issue. He hung up on me too. Wow, great customer service there. What ever happened to listening to the customer first? The office took 2 days to return my call, to only be hung up on. I know the owner would be embarrassed with how this was handled. Thanks Spradley property for sending out the survey last week so I can go change my Google review after this experience!! This whole thing has left a bad taste in my mouth, and that you could treat families this way.

This company is garbage. I still rent from them unfortunately but I have paid my rent on time every month and this month I got busy and just completely forgot (obviously falls on me here) but we received a notice today the 5th (the same day I realized I had not paid the rent) that we can t even pay on our portal app anymore and we have to go in to a store to pay through some other random system because somehow the way I was paying before is now not good enough and if we don t we are to vacate within 3 days. I mean seriously. I understand a company needs to stay on top of people having late payments or not paying in general but not once have a been late.. my history that they have and can see of owning multiple homes and renting many places previously and NEVER being late is a testimony that I m not some low life that s going to skip rent. I m just livid and can t wait to be able to not rent from this garbage company anymore.

We needed a plumber for our master shower because it wasn t draining after several draino uses. They sent a guy out real quick and then decided we would foot the bill because it was from hair buildup , and no one else has complained of drain issues . This is completely unfair as we have rented for years, never had a drain issue from hair, and weren t given the opportunity to price compare or find our own plumber. Initially, I had a great experience with Spradley. But, unfortunately, the way they handled a payment that was one day late left a sour taste in my mouth, and was arguably the most aggressive and inconvenient experience I ve encountered in my 12 years of renting. Long story short, one day past rental due date, they sent a demand letter notifying us of eviction within 3 days if we didn t pay in full. They charged (for one day late) a nearly 200 dollar late fee, refused to waive it as a one-time courtesy when asked, and, most frustratingly of all, disabled all forms of online pay, requiring a cash payment made with a local grocery store to bring the balance current. This inconvenient and frankly unacceptable experience soured me on Spradley Properties, and has lost them a repeat customer. My wife and I had hoped to spend the next several years renting from them, but will invariably not be renewing for even a second year at the end of our lease.

Sergio with the maintenance team was very prompt in responding to my request to change my appointment day. I wanted my appointment moved up a day to occur on my scheduled day off so I could be home during the appointment to minimize stress to my special needs dog. This is the WORST rental company I have ever been with. We had issues with the toilets in the house from the beginning, and once they were fixed 6 months later, they tried to charge us 4 thousand dollars for a pre-existing problem. We also went 2 weeks without electricity & hot water in the middle of winter, (which Spradley properties knew about). On top of that, we had a skunk infestation in the attic, mice in the house that were living in the walls and had chewed holes in the cabinets as passageways, LED lights that Spradley never replaced, hazardous material laying around the back yard and back barn, etc. I 100 percent do not recommend signing with this company AT ALL!

Bad experience so far. Maintenance issues take a very long time to fix if its not an emergency. We were scheculed to finally have a tech come out and fix our issue, I accidentily left the top lock locked which was my fault and admitted to it and asked for grace. After weeks of waiting with a broken dishwasher we were charged a 75$ fee even though it was my first offense, in total it took 4 weeks to finally get the problem fixed and i had to seek out answers on my own. There was no communication on the companys part. Then the inspector who comes quarterly lied and said we were blocking the back door for the mowers which was false, there was simply a piece of cardboard on the ground. Even though mowers are not necessary because we have no yard, just a giant patch of dirt with a few weeds. I would not advise going with spradley and regret doing so.

We have had a maintenance issue for over a month now that we have tried multiple times for Spradley to come out and fix. The AC is leaking so badly from the ceiling that the ceiling is falling on to the kitchen floor. A few weeks ago someone was supposed to come out and fix it. They pushed it back 2 times for unknown reasons and then said they couldn t reach us so they didn t come. My husband works from home and was there the entire week, and neither of us ever had a voicemail. The kitchen floor now has water all throughout it and constantly leaking from the ceiling like it s raining. Calling the emergency maintenance line and leaving multiple voicemails has done nothing.

***update: Issues have been addressed and fixed within the first week.** With it being a new home Spradley refers to the builder/contractor to fix issues within the first year the hang up in communication that left me frustrated, but all has been addressed. I just moved in I haven t had hot water in 4 days and can t get a call back or Spradley properties to fix the issue even after submitting a work order. Refrigerator was not plugged in or hooked up to water for the ice machine, did not have access to the washer drain (this was fixed day one of moving in, however no other issues are being addressed. I m so disappointed. I really like the place, just wished the company would do better.

I rented with Spradley for 3 years. When I first moved in, the property was brand new but was not cleaned after construction and the AC didn t work. No big deal, they came and fixed the AC pretty quickly and I was given a $100 concession towards my next months rent. They do every 3 month inspections, kind of annoying but I completely understand why they do it, I just wish it was maybe every 6 months. The inspector, Greg, is really nice and considerate as well. Upon move out, myself and two others cleaned the unit top to bottom. We were charged $270 for cleaning, $50 for the utilities to be turned on for cleaning, and $70 for paint touch up. Emailed the property manager about my concerns and she got back to me quickly and explained. Now I understand what she explained, just still felt frustrated that a little bit of dust here and there cost us $320 in cleaning fees. Oh well. Overall it was a good experience. I would recommend Spradley to others.

Responsive and helpful service from Spradley in the past However, I hope that the owner of the Bosque River Apartments will repair or replace the current unmaintained pool in the North Courtyard. Spradley has entirely ignored emails and complaint on the tenant website. Update, 5/16: No improvement. Breeding population of toads now established in the filthy North Courtyard Pool. Spradley has not provided a timeline or a plan to replace the pool. Even an intermediate step of pumping out the stagnant water would improve the status quo. Really unsatisfied!

We moved to Belton in 2019, right before the pandemic, spradley has some good people working for them, yards maintained well, if you need maintenance it s easy to request, and usually fast, we had few a/c issues, work was contracted, took a few months to do last fix, supply chain issues, the staff has been great, very helpful maintenance, and I would recommend them, they have so much to offer and continue to grow, had another great experience with maintenance today, amazing job! 4th year and just renewed We rent a 3/3 duplex with 2 master bedrooms, one is used for office/studio, great floor plan, and location is great so far!

Lack of communication slow moving on critical issues of their property. Ive had racoons living in our attic since early December and they have yet to find a solution from and for the homeowner. The house smells like wild animal coming through the vents as it continues to dwell in there ripping up air ducts, electrical wiring and causing further damage to the property. I was told that the homeowner didnt like the estimates that they received from Spradley, but that doesnt mean that you stop finding solutions to the problem, especially when there is a live animal living in the home due to a structural hole in the property. No updates were giving until we started pressing the issue. Poor customer service and poor client service taking care of this property for their homeowner.

HONEST opinion I moved in to a NEW property not to long ago an was asked to respond to a email of all the issues I may have within 48 hours ( I was never sent the email ) an there was some problems. Dishwasher handle wasn t on the dish washer an it won t shut or turn on Paint coming off the doors Garage door came off its hinge Toilet won t stop running Faucet in the bathroom won t work Two outlets with no power A few small things between Myself and my wife contacted the office, an talked to a handful of the staff. They set up an appointment for it to get fixed an never showed up. I waited until the next day called up there, Vince took my call seriously (good guy btw) transferred me to maintenance an the maintenance guy was clearly awoken by my phone call an mumbled through my concerns. ( nothing came out of it, nothing got fixed) I was told the owner has it all under warranty he s not gonna pay for it twice that makes no since some one will be out there to replace it (hints the appointment no one showed up for) I called again an talked to some staff at the office that was in a rush to hand the problem off to someone else an transferred my call to the wrong property manager Nickole ( who was very nice ) wrote down my problems an said she would send the problems, my name and number to my property manager an would have her call me. ( my property manager never called ) however I ran into her talking to my neighbors, the same thing (it s under warranty) but no information on how long any thing takes who, what, when, where or why. Just it s under warranty She was very sweet but from my personal opinion it is a new neighbor hood an they gotta work out the kinks still. A lot going on I m sure. Just feels like it s not being taken seriously witch sucks. Staff is nice but got some down sides.

Worst possible experience in renting.. The unit I was expecting to receive was changed last minute, I was told everything was exactly the same but when I moved in I quickly found out that the new unit I was in was placed right next to a construction cite where the noise was extremely obnoxious and audible through the whole duplex. This was never warned about or I wouldnt have agreed to move in because who wants to be woken up constantly by banging metal every morning. My property manager was changed twice with no notification, leaving me with no point of contact for several months at a time. They rarely answer their phones or emails and when they did it was more often than not I was left without an answer to my questions. When we finally moved out I was told the numbers for certain cost which I agreed to since the services were required but when I received the bill all the prices were MORE than doubled. What was expected to be a $500 cost to me ended up being 1K. Not only that but I was asked to pay rent for an extra month after Id moved out despite presenting orders to rapidly deploy overseas in a very short time frame. Thankfully this didnt happen but it shouldnt have taken several phone calls and arguments to stop this. Never in my life going back to this company, never recommending to another person.

I would not recommend them. Me and my wife found a really nice home to rent from them in downtown belton, we filled out the applications for both of us. I called about two weeks later because We didn t hear anything back, when I finally got someone on the phone they told me they apologized for the process taking so long then told me that they were short staffed, I said okay how much longer is it going to take they said said give them one more week. I waited another week, mind you were now three weeks in I called again was told the same thing from before. Another three weeks went by but by that time my wife and I were already looking at other agencies to rent from. They re nice but move on there own time. I had to go to my bank and and get our money back because of the length of time it took.
