Apartment upon arrival was absolutely disgusting. Hairs everywhere, paint all over the floor, pills on the floors and reviled of cigarette smoke. Was told it would get cleaned but never did. The dishwasher full of trash. Nasty!!!

We pay over thousand dollars POA fees, when we dont even live there, yet; but they behave as if they were the boss, doing you a favor. With such fees, how come you dont even have someone to answer a telephone. Everything is menus and extensions, which are never answered. It might be time to change the management company. They think they can take the time in the world to reply to members questions. And if you go to the office at the Club House, they will send you back to email. What an impersonal, archaic and obsolete system! If you dont have plenty of people to handle inquiries, then why dont you implement a Common Questions & Answers page on BLE website, and links to necessary documents, such as a Construction Package. What era do you live in? Who is the president or members of the committee to allow such a poor service? Also, when trying to visit pmghouston.com the management company my browser tells me this site is a Potencial Security Risk for attackers, which try to steal information like passwords, emails, or credit card details. And thats the management company BLE hires?

This is a beautiful community. Partners in Building builds some gorgeous homes here. I recommend a tour of their model home in castle court on an acre lot.

Worst HOA. They literally complained about everything, and charged an extra $400 in dues this year because they decided to add fire hydrants (the neighborhood was doing fine without them). Very nosey neighbors for such large land, very often got compalints from stupid things like idling in front of MY OWN PROPERTY during maintenence or not cutting down a stump on my own property for about two weeks. The HOA does not keep updated landscaping as well as the next door neighborhood, Woodson Reserve making the neighborhood look not as great at all times. This is not that great for when your ready to sell. Property value has gone down over the last three years. Now I cannot even sell for the original value of the house because they took Benders Landing POA out of the Benders Landing Estates decreasing property value majorly by at least $100,000. They took away all the amenities of the clubhouse from residents after they used to have access to them. A lot of houses run off of a septic tank. This is a huge hassle. I would not recommend. A big plus is the land, and size of houses. This neighborhood used to be seen as prestigious. Its not so much anymore. The HOA does not keep their streets very well paved in comparison to other neighborhoods. Small streets make it hard to pass cars if two are parked in close proximity on the street. I would not buy again in this neighborhood. Also, the schools are not that great. Oakridge High School is one of the worst highschools in CISD, ask any teacher at College Park.
