I ve lived here since June. It started off wonderful until I started having an abundance of problems such as my sink leaking and my dryer breaking. I requested a maintenance order and they asked if they had permission to enter and I said NO yet they decided they were going to enter anyway. Inappropriate. Then, within the past two weeks I ve scheduled for maintenance to come by and fix my dryer at 3pm (which they agreed to) and both times they were a no show. What a waste of my day and schedule. Then, when I call the office for an update since it s normal to get busy and fall behind schedule, they give no update or like today, they don t answer the phone at all. Very unprofessional. They only care for you and your needs for the first couple months, then you re chopped liver.

I just moved into an apartment here! The staff is incredibly kind. I was a bit stressed the day of move in and Sierra made sure I didn t have any questions after I got the keys. She also took the time to point me in the right direction of where my apartment was located. I arrived at my apartment and there was a nice welcoming message HANDWRITTEN from the staff. The only reason I mention it was handwritten is because I went half the day thinking it was printed. The apartment was just as it was advertised and I am looking forward to my time here!

I moved into sadler less than a month ago, and have been so impressed by the management and maintenance team. The apartments themselves are very clean, very safe, and has been a overall gem of a place to live in san marcos, especially for students trying to get away for the slums of overpriced student living apartments. From the day I came to lease, Sierra from the office was extremely polite and helpful and got me and my roommate the apartment we wanted that same day! One thing I loved most about her and the management team in general is that they let you tour available apartments so you know what your apartment is going to look like before move in day, so there was no stress of walking into a apartment you ve never seen. Sierra made sure to show us a few different apartments to get a good feel for which one we d want to move into. Upon move-in date, we noticed that our washing machine was broken. When putting in a maintenance request, Martin one of the amazing maintenance workers showed up pretty soon after and was very easygoing and provided a lot of assistance with taking care of the washing machine, which was fixed very quickly thanks to him. Overall I ve been more than happy with Sadler I love all the amenities, the staff, the location, and of course my apartment. Highly recommend checking this place out!

Her competence and caring was greatly appreciated. The maintenance team has also been very good in taking care of a couple of minor issues on move in. I look forward to living here this year.

Ive lived in several apartments in the San Marcos area when I was a student. Upon moving back to San Marcos as a graduate, Sadler House was at the top of my list based on my own past experiences and the recommendation of others. Nick was absolutely fantastic in helping me and my partner find our perfect unit. The office staff was also gracious with us when we had a move-in date mix up, and had to change plans a month out from moving. The actual quality of the units and property is among the best in the city. Not to mention, living on a hospital grid is a huge plus when it comes to central Texas weather. We ran into some issues with the resident portal, and Tiffney and the rest of the Hayden staff were so helpful in ensuring the issue got resolved. I highly recommend Sadler House for a list of reasons, but the level of care given to the residents is definitely at the top.

I lived here all of last school year and I have only incredible things to say. Maintenance requests were always completed quickly, the resident events were wonderful. The apartment complex itself is so beautiful. Loved using the pool, the gym, the printer, and studying/lounging in the lobby and study space. I literally dont have a single complaint. Kaitlyn who works in the front office is the best. If youre thinking about living here, DO IT! I hope you have an amazing experience like I did. I wish I had stayed there another year!

My time here has been great! The property is so clean, well maintained, and quiet. The maintenance staff is friendly and have helped with any issues in a timely matter. The office staff is great as well. Kaitlyn has been there for us since the time we were looking for a new place and even now as we live here. I have had bad apartment experiences in the past and I am being honest when saying that I would recommend this complex to others. Just an update since the above paragraph was from almost half a year ago. Sadler still has been an amazing place to live. I feel so safe here and enjoy the staff and community. Even as a woman, I feel safe walking around the area. And it seems others feel the same since many couples are taking walks or people are walking their dogs or going for a run. It is also very peaceful. I never hear any rowdiness happening, which is something you sometimes experience at other apartments since it s a college town. The grounds are so well maintained and they were so quick to fix any sort of leaks due to the most recent freeze. The pool area is very well maintained and I love being there during the summer time. I also love that it s not a pool party scene like you see at some other apartments. There s usually only a few people there at a time or a family get together. I really do love it here and have even convinced some friends to possibly live here as well. I for sure plan to sign again once that time comes!

It is a nice community. Kaitlyn from leasing office and the maintenance staff are amazing. The club house is well-designed. They have nice monthly activities. Only, the residents should be much more careful about cleaning after their dogs. That was the only problem we had during our first year.

I have lived at Sadler House the past three years and absolutely loved it here! If it wasnt for the fact that I moved for work I would continue to call this place my home. The maintenance staff is super friendly and very quick with getting things done as well as everyone the leasing office. The pool is a nice size plus its never really too busy, I will say I wish this community was gated but besides that its an amazing place!

I love this complex! I moved here from 5 hours away, and the office staff made it so painless. All I had to worry about was driving the Uhaul and getting moving guys set up for my arrival. Its so nice to not be stressed about the actual apartment or move-in day! Keep up the great work, you guys! Oh, and I loved my welcome home gift for me and my cat!

My overpriced candles are no match for the amount of marijuana smoke that seeps into the apartment between 5pm and 9pm... Bad plumbing resulted in raw sewage back flowing from the shower drainage. Shortly after creating Maintenance Request ID 136061 in the maintenance app, I went to the management to report this emergency and they were quick to correct me that this was not in fact an emergency because I have a 2nd bathroom. For clarification in case there was a misunderstanding: I then asked, Even if there is active sewage? And they said, Yes I guess thats Luxury in 2022

Lived here for nearly a year! All the staff has been great but Emily was the deciding factor when we were completing our apartment search, just super nice and welcoming, easy to talk to. The staff works with you on everything they re very flexible and accommodating, non judgmental. Other apartments have always been a hassle one way or another but Sadler has been really nice and easily the best apartments we ve ever lived in.

Everyone has said it already, but Emily truly is the best. I have lived at several complexes and truly feel she is the best office staff member I have encountered. We paid a $400 pet fee along with $20/mo in pet rent to keep our cat in the apartment. At every other place I have lived, the pet fee is an additional deposit to cover any damages by the pet. Not at Sadler House! That $400 fee and $240 in pet rent is apparently just for the pleasure of keeping a house cat in the apartment and didn t cover any of the repairs/cleaning to our unit after we left. This is extremely predatory and I m a bit disgusted with this company. We were excellent tenants for our two years at the complex and always treated all of the staff with the utmost respect.

Just moved in yesterday and I m already dissatisfied with this experience. Upon moving in, I was greeted with a roach infestation. There are roaches in the kitchen, bedroom, and closet. There were also dead roaches in some of the cabinets along with the live ones. On the topic of poor cleanliness, the carpet looks like it wasn t vacuumed, but was shampooed. There are clumps of what appears to be pet hair along the edges where the carpet meets the wall. TL;DR Moved in to a dirty apartment with roaches.

Sadler house is beautiful. My wife and I knew the moment we stepped in and toured that this would be our new home. 6 months later we are thrilled to be here. Now that Covid is slimmed down, we are able to use the amenities. The pool is always constantly cleaned and the gym equipment looks all brand new. The units are gorgeous with the spacious bathrooms large tubs and granite countertops. The staff at Sadler house is incredible and so helpful. Maintenance responds within 48 hours of your request, which shows they care about their residents. We look forward to renewing our lease with Sadler in the future!

I have lived in 7 different apartment complexes in San Marcos and I feel confident in saying that Sadler House is my favorite by far. Since San Marcos is a college town it is hard to find an apartment that hasnt been trashed or where the front office treats you poorly because they are just tired of dealing with college students. However, Sadler House has nailed many of the things I look for in an apartment. Pros: They have a responsive and knowledgeable maintenance team who does the job right the first time. They have a front office team that is friendly and interested in making sure the complex meets the needs of the residents (shoutout to Victoria at the front desk). The apartments are clean, new, and comfortable. They have a wonderful dog park that rivals the citys dog park. They have poop bag dispensers everywhere that are always stocked so the grounds are kept clean. Their front office has many amenities like free coffee, a conference room, and gym. Con (singular): The only inconvenience I have found so far is that the parking is very limited in the evenings and at night. Most people work normal 8-5 jobs so the parking lot is almost empty during the day. They do have covered parking spots and garages that you can snag for a guaranteed spot if you come home late like I do. Bottom Line: 10/10 Would recommend to a friend.

Sadler House was my first apartment on my own while attending Texas State in San Marcos, and I don t think I could ve gotten a better experience anywhere else. Aside from the physical apartments being exemplary, it was really the staff that should be attributed of my experience, namely, Jaclyn Garcia. From the beginning, Jaclyn has done nothing but assist my roommate and I with things well beyond what her job description required of her. I mean every question you would expect of first-time renters, from setting up electric, WiFi, and a million other things, that we were clueless about, she has helped us before we ever moved in to now. She has always been available for us, and our interactions with her were more friendly because she never treated us simply as tenants.

I absolutely loved my time at 1271 (now Sadler House). The floor plans are gorgeous with plenty of space, energy saving appliances with marbled islands, and I love their color pallet within the units. Anytime I had a maintenance issue, it was resolved the following day. Not to mention, the property itself is flawless and always well kept. I enjoyed having a complex that was pet friendly and offered a large enough park area for my 2 dogs. I also enjoyed the sense of community within the complex and how friendly all of the residents were. Their gym was constantly being added to and remodeled as well. However, I must say my favorite part about my living experience was by far Jaclyn. From the time I first applied to the time I left, the complex went through 3 different property managers but all of the applicants knew of Jaclyn, loved her, and went to her for all issues. Jaclyn s customer service exceeds anyone I have ever worked with across all industries. When looking for a place to live, the residential aspect is important.. no doubt, but what s even better is when someone helps you beyond their job responsibilities and does so happily. I wish I could express how pleased I was to be able to ask of someone and know it would get done. I recommend Sadler House and even more so recommend you ask for Jaclyn during the process!

Ive had a great experience living here. Office has always been responsive. Unless you have a kind of unusual request, they always take care of your concerns in a very friendly manner. Service guys are awesome. During the past 2 years that I lived here, they always addressed my issues on time. The apartments are amazing. Great quality and design both inside the apartments and the buildings. I was lucky to get a covered parking! But, I agree that covered spots might be limited. They should work on this. Also, the neighborhood is really quiet! I am moving to Austin for some work-related reasons, but Sadler House would be my first and only choice whenever I return to San Marcos! The absolute worst place to be with the new management that took over! I lived there for 2 years and the first year was great, but after this new management came in it just went down hill fast! My husband and I are a younger couple and it seemed as though the new manager Victoria thought we had our parents pay for everything because she would give us the worst attitude every time we went in. They re charging us for rent even though we gave them notice of move out and they never told us to sign a paper for it. Now they re charging over 1700 for damages yet they also never did a walk through of the apartment when we moved into the new one so how would they know what was wrong with it?? Trust me when I say, y all save your money and DON T move here. They also never have parking for residents! If you come home late from work good luck trying to find a spot. I would be home around 7 and almost all the spots were already taken. Management is the absolute WORST here!

This place was by far the worst. Some maintenance person took all my jewelry. It was about $4,000 worth. When I tried to talk to the manager Victoria about it she said she couldn t help me because she did not know anything even though it s her job and gave me a bad attitude. Since I have lived there two of my packages have gone missing. My two other friends that live there had the same problem where their packages would randomly disappear. A friend that used to work with that company told me that some of the people who worked there now would take the packages for themselves. Yes this place looks nice but the management is awful and they steal stuff. Do not live here!!

Front desk staff is great and maintenance is responsive. We have a unit with a yard and the grass is kept up. Nice apartments for the price. Wish there was more in the way of amenities. No covered area at the dog park for when it s hot out and no printers in the business center. Huge problem with dog waste not being picked up. Gym is nice and equipment is brand new. Units are well insulated so you don t have to run your A/C to death. Washer and dryer are Whirlpool and work awesome. Overall we love it and are glad we picked this complex after touring 6 others in the area. I can see us signing again after this lease is up.

Ive been to 5 different apartment complexes here in San Marcos before finding my forever home. Its a nice area and quiet, easy access to getting onto the highway, and my apartment has all the space i need. What made it the easiest was moving in and having Jaclyn as my leasing agent. She is organized, outgoing, and thoughtful. Always making sure I was taken care of and gave me her full attention. Ive dealt with a lot of agents in the area but most of them have written me off and left me hopeless with dealing with problems. Jaclyn really cares about her residents. The apartments are nice, the people are nice, and the atmosphere is nice. Cant go wrong here!

I have lived at multiple apartment complexes and this has definitely been the best! I have to give this credit to Jacyln, the assistant manager, because she is always there when I have questions or concerns. What surprises me the most is the fact that whenever I come into the front office, she greets me at her office door and knows my name. Anyone else that comes in, I automatically know they are a resident as well because she knows their name too, which i have never had before. Maintenance takes care of everything quickly and gives you updates. I love the huge tub and my walk-in closet, as well as the granite countertops and new appliances!

My only complaint is that there s not enough parking for residents, especially if you come home late. There s also no printers or computers available in the office. But on the other hand I Love these apartments, great price for the quality around this area. Friendly staff that reply fast to emails/problems. Texas state bus loop across the street . Edit (4/8/19) Move out edit: I wish I would have never moved here. We left a month ago and just got a call from a debt collector with no word from the complex before then. When I called management they said it s their policy to send people to a debt collector automatically with no word from the complex on any money due. I have never been so disappointed with a move out before. Watch yourself when you leave because they will take you for everything. There have been many ups and downs of living here. First I have to say that the staff is wonderful and have been very caring. The listen and they know their people. Maintenance has been great and I have no complaints about the staff at the complex. However this is far from luxury. It looks beautiful when you tour but when you are in your apartment you start noticing that the tiles don t match up and that there are flaws in the door frames (and yes that was all noted at move in). So number 1 is a brand new place was made very cheaply with the contractors used. Secondly we lived in the complex for 8 months before receiving a water bill. We got a ton of excuses but we re still expected to pay even though we can t be sure that was actually our usage. I won t go near the dog park because it s full of potty and there isn t a single bench for people to sit on or things for the dogs to do, which is a shame because a majority of the residents have dogs from what it seems. The storage is a big reason that we are moving because there is no outside storage and the kitchen cabinets are very strange. I must also say that as we have been hitting a year of the complex being open there are a ton of people moving out, the older buildings are half empty at this point! Not a single person I ve talked to has said they would be renewing. Even with all the people leaving parking is an absolute nightmare. Not nearly enough spots for the people who live here. If I get home after 5 I can t even get parking near my building. For the price it just isn t worth it for us.

All the ladies in the office and maintenance men are awesome from what we can tell, my boyfriend and I have only been here a few days but we love it so far! Great amenities, beautiful apartment, kind and friendly staff, so far seems like a nice and safe place to call home :)

First off, I LOVE my apartment. It s BEAUTIFUL and roomy. However ... there is no paper bill and no online portal service yet, so I have to ask management every month for the bill and pay $10 more for a cashiers check at the bank since they don t accept money orders. Plus, They often don t answer the phone. The dog park was just now finished with no water facilities or poop bags. The Luxe boxes aren t in service still. I hate paying all the fees every month for amenities that aren t in working order yet. I ve only lived here since May, but it s extremely disorganized so far and I m disappointed with the way some things are being run (And yes, at least 1 of the 5 Star reviews was left by previous management members)

Both Maria and Jaclyn are wonderful to work with! My apartment is wonderful!!! The pool is great! I just wish those people that lived there would learn how to follow the dumpster rules - Residents - please break down your boxes and stop throwing your trash everywhere. Its in the lease agreement. Its not that hard to follow the rules. Maria and Jaclyn - thank you both for all of the hard work you do everyday to ensure the residents are happy living there!!!

This apartment complex lived up to what they claim- luxury . The apartments are big and spacious, the bathrooms are huge, the closests have more than enough space, and the kitchen is beautiful with stainless steal appliances and a ton of cabinet space! I am extremely satisfied with my recent move! The office staff, Maria and Jaclyn, have been nothing but helpful throughout our move in process. These ladies are extremely approachable, kind, sincere, and everything you would want in your front office staff! Maintenance is great as well! My favorite part about moving here is that I have my own parking spot! Love it here!

We were in a horrible apartment situation and they did everything they could to make a speedy and easy transfer to 1271. I couldnt be happier with my new home! Absolutely LOVE my brand new apartment! Stainless steel appliances & granite countertops are definitely a bonus! Plus, everything is energy efficient so I will be saving money on my electric bill! I highly recommend these apartments to any & everyone looking for a luxury living!
