James has a thorough understanding of the home buying process. During the touring and inspection phase, James came prepared with his own questions and notes. We couldnt have been happier with our experience with James as first time home buyers. James listened to what we wanted, fielding all of our questions, and always gave us the information we needed in a very timely manner. We ran into some complications with our lender, and James handled the situation with poise and professionalism. He guided us towards another lender whom he had extensive experience with, and we were able to close. I truly believe had it not been for him, we might not be sitting in our first home today. While James has extensive knowledge over new construction, he was able to share his expertise around builders, housing materials, and construction in existing homes that we would never have known about without him. I would direct anyone who is looking to buy a home in Houston to James. He was delightful to work with.

If youre reading this review trying to find the best realtor in the area, stop looking, youve found him! James helped us find a great house twelve years ago, when we first moved to Texas, then another one, then sell one of those just recently, and each time it was very comforting to know we were in good hands. His expertise, trustworthiness, availability to answer questions, negotiating skills and years of solid experience related to the area, the market, building features, schools, neighborhoods, etc. are just something you cant substitute. He advised us when we needed an outside inspection and was onsite when we couldnt be. He acted as a mediator between us and the builder and took videos and pictures of the whole process of building our home. We are extremely satisfied!

When my wife and I decided to build a new home, we knew we needed an experienced individual to help guide us through the process. This was the second home we built from the ground up and I didnt want the experience of our first build to be the same with this new home. With our first build, we didnt use a realtor, and now looking back, I feel we didnt get the best deal. I knew that I needed to partner with New Home James! James Potenza is truly one of the best in the business, especially for building new homes. He first showed us new communities in the area we were interested in and evaluated all the builders with us. He is extremely knowledgeable with each builders construction style, floorplans, and options. He guided us to which builders were the most reputable and which to possibly steer clear from. We decided to build a Shea Home in beautiful Meridiana. He was with us as we decided which options to include and getting us a fantastic deal on a new construction build. He helped negotiate a fantastic price to get the home of our dreams in a cul-de-sac with no rear neighbors. I believe if we did not have James with us, we wouldnt have been able to get such a fantastic price on our new home. While we were building, we lived in Louisiana and James regularly visited the construction site. From the foundation pour to the last paint brush stroke, he was there for all of it. He would regularly send pictures and videos of major updates and help us communicate concerns we had with the construction manager. James is very knowledge about the construction process and pointed out things that the builder was doing very well to help protect our home from possible wind storms. He also caught the things the builder needed to address, which they did. I would highly recommend anyone who is interested in building a new home, or even buying an inventory home, to have the great representation that New Home James offers. We were out-of-state buyers looking to purchase a new construction home. We discovered James on YouTube where he inspected homes in various phases. We were drawn to James because hes very knowledgeable. Working with James was a very positive experience. He responded promptly to our emails, calls and texts. He addressed all our concerns. He taught us what to look for in a home and explained why they were good and bad. When my wife and I decided to venture into purchasing our first home, we were filled with questions and anxiety. Who do we trust? Where do we look? Should we go with a new build? How do we make a good decision? While doing our research to begin the process, we came across James website and decided to give him a call. And it was the absolute best decision we could have made! James, being immensely friendly and an incredible advisor, lead us through the entire process, answered all of our questions (no matter how silly or common they may have seemed) and helped us make a very smart and well-informed decision. With his engineering background, he didn t just show us the shiny new countertops, he dug beneath the surface and crawled into the attic, tested the water, measured HVAC temperature readings and so on. He went above and beyond what a real estate agent is asked of. He not only helped in finding our house and negotiating extra incentives on a brand-new build, he also sat through reading our contract with the builder, guided us in-person on all three inspections/walk-throughs (and our closing), and helped ensure our house was absolutely ready for us to close on and there were no gotchas ! He took the time to inspect each home from the foundation to the roof and didnt hesitate to say walk away if he saw that upcoming repair bills were not reflected in the asking price. I had to relocate to Houston due to my Job. After a quick relocation decision from New Hampshire to Texas, my husband and I needed to find a home, and we needed to find one fast! We originally sought after James because of the great reviews we found online. We were pleased by the efficiency and timeliness of the home search. Because of the efficiency of the transaction, we were even granted the ability to close early. James was a great resource for the lender, title company, insurance and inspection. Being new to the Houston area and venturing into buying a home for the very first time we were filled with numerous questions and apprehensions. We knew we needed help but we did not know who to contact. During our initial research on buying a home we happened to come across articles on the benefits of approaching an Exclusive Buyer s agent. We were so lucky to come across James s website. It had so much of good information for novices like us. We contacted him and after we met him, we knew we were in safe hands. Since day one, he walked through the whole process with us and welcomed even the most basic questions. He was always quick to point out any discrepancies and would make sure he asked all the right questions to the builder, inspector and sales rep, even if we missed anything. Before contacting James, we thought the best builder will be the ones who offer free goodies like refrigerator and other appliances, fans etc ..but James guided us through the right track. He not only helped in negotiating the price for the home, but also guided us to have Inspections at the right stages, explained about the HVAC ducts and vents, water heater etc and took us through a detailed tour in the attic on how to maintain the really important stuffs. We felt silly that we thought free appliances and fans were the big bonus! James made frequent trips to the build site, even when we were busy at work, and gives us updates. Any issues, he was our spokesperson, and addressed it with the right people, and got it corrected. What s most important is that he is easily accessible, knows his job well and is always cheerful.
