Great builder for a beautiful, modern home with great community, landscapes around. My husband so much happy on the house we found and now we are under contract. DO NOT BUY HERE HORRIBLE CUSTOMER SERVICE AND POORLY BUILT HOMES. The worst customer service ever. Benita or Belinda, I forgot her name, the manager was very rude to us and our realtor. Benita was condescending when we asked questions about financing, and if they were going to repair all the obvious damage in the home nobody had ever lived in. Also, I would not trust Frankie, the person in charge of building. The houses are built cheap and with many errors inside. The carpet on the stairs was lumped up and did not fully cover each step to the walls. The steps squeaked on the stairs and there were squeaky spots in the upstairs area. Appliances were damaged. Meritage covers it up thinking you will be fooled by the cosmetics, technology, spray foam sales pitch. Whats worst is Frankie lives in the community the largest lot on the street but everyone else has crappy yards with mud and and sinking spots without grass in back. I heard him yelling to the assistant about a resident who was complaining about some poor workmanship and pipes leaking in her new home. He was blaming everything on the lady and her husband. You could clearly see the woman was in distress. You would think he would do better being he lived in the community. While we were planning to process the home that day to get the lending process started we walked out. I can see this was going to be the biggest mistake of our life. And according to the other reviews I can see we were right.

DO NOT LIVE HERE! I have 3 kids and 2 dogs my whole backyard is covered in moss and water they came and dug it up but now I have no grass just mud all summer long I have maggots and flys and mosquitoes all around in all the moss which is a health hazard especially when I had a brand new baby, who has health issues and just had open heart surgery and I take her outside just to be in swamp water. My dogs cannot go outside without having to go straight into A kennel after because my whole yard is straight, moss and mud my 3 children have never been able to play in our yard My driveway has the same issue The communication with warranty is not there and they re trying to brush it under the rug and close my case they do not solve any issues at all they send workers out that do not know what they re doing or why they re even there and the warranty people tell you they didn t even know workers got sent out I asked for a higher up number and he told me he don t know it. He needs to research and get back to me, but I never got a call or text back with a higher up number. EDIT: they came yet again dug my yard up and left it a straight mud slide. I paid $400,000 for my house & this is what they do to my yard

We went to look at the homes because we were considering this Meritage community, but the community park is a joke. It is in a summit, and there are no stairs or wheelchair access. How do you get in? You have to walk up and down the dirt/grass hills? The representatives said this will be the only park. It really was the worst community park we ve seen out of all the planned communities we ve looked at. That was a deal breaker for us. What were they thinking??

We have lived here for over a year now and there has been constant issues with the drainage and irrigation. I have tried contacting the warranty department and they send me to the hoa. I ve tried bringing it to the hoa and have been sent to warranty. There is water constantly sitting in our front yard/street. People s trash floats downstream and it is a breeding ground for maggots and flies. The water has been sitting so long algae has even began growing. It never dries up or properly drains and It s a health hazard to my two small children to have such a breeding ground in front of our home. My neighbors and I have all tried raising the issue and the developer has yet to fix it.

The one-star rating applies to everything before closing. After the paperwork was signed, Meritage became the most unresponsive and difficult builder Ive ever worked with. Warranty claims are either ignored, come with an absurd reason, or you are given the runaround. For example, I had a problem with my driveway holding water after a rain (and by holding, I mean standing water for several days). I filed a claim, and they came to take a look. I could see on my security cameras that they spent less than 30 seconds assessing the problem and didnt even think to knock on the door to see if I was home to discuss it. Towards the end of the day I received an email that said The driveway is sloped the correct way and should not hold any water, the issue is that the downspout from the gutters go underground, but you have installed a plastic edging which is blocking the water, saturating the soil in the area and rising to the top and soaking up the driveway. I was able to give documentation that this was an issue before I moved into my house before the flower bed edge was installed. The plastic edging in question is above ground, and water easily flows beneath it; how does this affect the downspout for the gutters that runs UNDERGROUND? When I inquired for further clarification, I received an email stating that someone will call you this week, and guess what? Nobody called. When I followed up, they sent me a phone number to call myself, which led me back to the warranty claim line. I even went by the sales office, and the sales counselor instructed me to write them an email and they will follow up for me, but as you can see from the theme, NO ONE FOLLOWED UP. I appreciate that everyone has a job to perform, and I believe Ive been more patient and understanding than most individuals who have made such large purchases, but I get the impression that Meritage doesnt care once theyve been paid. Some warranty work, the vendor will come out and say, Oh, someone else needs to do this work, and they will alert the customer service representative, but no one follows up. To make matters worse, theyve even instructed me to look for fixes on YouTube. Why? Im still under warranty, so why should I have to fix something youre contractually obligated to solve!? At this moment, I cannot recommend purchasing from Meritage. As one of the countrys top builders, they should be doing a lot better.

Horrible customer service. First impression is EVERYTHING and unfortunately the sales team missed the mark. Though the homes are beautiful, the sales team made me feel so unwelcome that it took away from the beauty of the home. I will tell anyone who will ask me about this neighborhood to never go by or purchase a home here all because of the sales team that is currently working there. They lost out on a buyer.

Called the main office number in Houston and someone named Brooke answered on Tuesday, June 26th at 9:56am. You need to review her. She was extremely rude and terrible customer service. Made us completely not even want to go view the model homes because of how rude she was. We are ready to buy and this terrible place will NOT be on our list of options anymore. Terrible customer service. 0 stars. Brooke should be fired immediately. You definitely just lost a sale

First off, I love this neighborhood and am very glad I went with them for my first home. Anthony went above and beyond answering questions I had and updating me on my home AT LEAST once a week along with a weekly phone call! This man needs a raise!! Also, Ms. Benita helped answer questions of mine even though she was not my sales person! She is a sweetheart! Kaleb, one of the construction managers, did a fantastic job overseeing my house! In my opinion, Kaleb did 100% more than what I was hearing average construction managers do for their customers. You can tell he takes pride in his work of overseeing the houses being built accordingly. Lastly, Ms. Shelby the Loan Officer did a fantastic job keeping me updated and getting things done on her part as quickly as possible! Number one lesson in life. Take any review with a grain of salt and go see for yourself. These guys should be a 5/5.

The neighborhood looks great, however the water issues have been blamed on sprinklers, landscaping, the city, everything but proper engineering of the slab and lot lay outs. Each home has water oozing everywhere with the promise of fixing it. Alas the neighborhood is now seeing slabs reinforced and driveways and sidewalks replaced. The utilities are falling down in each yard. Such a lovely site. They continue to build more additions before fixing issues currently at hand. My son purchased a beautiful floor plan. Just waiting for a child to fall head first into the sink holes

The customer service was horrible from the sales team on the property. I was there for a tour and to get information. However, the salesman was with another family and passed me on to a female sales representative. She never greeted me, nor introduced herself. Instead she looked at me while I sat there. They both made me feel as though I was intruding on the property. I am pretty sure this can not be the way Meritage Homes does business.
