Living here has been a disappointing experience for multiple reasons. Management never disclosed the hidden fees, including a mandatory trash service that alone can cost you $65 or more! There are other surprise charges too. It s almost like each bill is a surprise. The amenities, like the pool, were unavailable all summer, making them useless. Elevators won t work during peak hours. Common areas, once offering basic services like printing, have been stripped down, and theres no security front doors and common spaces are open 24/7. These common areas are now flooded and constantly occupiedby the same people using them as their personal office, making it sound like a support center all the time. Their loud conversations can even be heard in the gym. Speaking of the gym, most machines are broken and poorly maintained. Its also concerning that some residents, workout in flip-flops while talking loudly on the phone, posing a serious safety hazard. The apartment itself is very old and poorly maintained, with appliances breaking down regularly and needing replacement. They also have noise problem as walls or not insulated so you will hear everything that your neighbor does! Unfortunately, management seems uninterested in addressing these issues, and I m sure they ll respond to this with their usual boilerplate message. I would strongly recommend looking elsewhere.

This is not the place it once was. There is always an elevator not working. The pool is not ready till July...some years later. Trash pickup is iffy and if you look at your bill there is multiple trash charges. Do Not live on the second floor, the plumbing on that floor is bad and you will get backup from the three floors above you.

I moved in about a week and a half ago. Except for the actual move, the experience was pleasant and painless. Barbara and Noah were helpful when I came in for a tour and got me all the details. Brandon has been fantastic getting me through the process made made sure everything went smoothly. The maintenance guys were on the spot with a couple issues that needed addressing once I got moved in and did a great job. Im back in the gym for the first time since before Covid taking advantage of the workout facilities. Ive also been by the pool a couple of times to catch some rays. The pool at my building (V) isnt as big as the one by the leasing office, but Im not training for the Olympics. Just looking to cool off. The shops and restaurants here in Watters Creek are all top notch and within walking distance. Lion & Crown my be the best Irish food in the Dallas area. Plus, they have Guinness on tap! Heres to hoping the next 12 months go as well.

Great apt complex in a fabulous area walking distance to Kendra Scott ,Victoria secret, Sephora , restaurants ,a park ,and a walking trail . The staff was warm but the most impressive was Taylor Abbruzese who was so sweet, informative and inviting that when my lease is up , I ll probably go there. Def look into living there If you want to live in the Allen area close to 75 .

The pool has not been functional again this year. It is after the 4th of July and the staff at The lofts of Watters Creek cant seem to coordinate getting the pool taking care of... Heres a recent photo of the p building pool. If you like laying by the pool or swimming in the pool you have no option but a kiddie pool by The V building. My grandsons aged 13 and 15 do not even want to go to the V building pool. You cant even lay by the P building pool, because its not been okayed by the city which makes me wonder how many times theyve slipped under the rail. Im sure there are much better options which Im going to pursue then lofts at the watters Creek.

I got the run around, got rescheduled to a time without even being asked if it worked and when I tried to contact them repeatedly to change the tour, I never even heard back. Very disappointing. I just had to submit a maintenance request for both bathrooms. Being that it is Good Friday afternoon and a holiday weekend, I didnt expect any follow up until the weekend was over. To my pleasant surprise, James Ray showed up at my door. He had to leave to get another part, but even with that and an added item not on the original request, he knocked it all out in less than 20 minutes! He did a great job and didnt leave a mess behind. He was very professional and courteous. James Ray is a great addition to the Lofts at Watters Creek staff!

The new club house is a great spot to have a quiet place to work and bring our family down to hang out. Same 5 star shout out to the office team here. Guillermo, Brittany, and Mariah continue to work hard to support residents needs, hold very fun and interactive events for us all while making sure everything in the buildings are being maintained. The Lofts is one of the best places I have lived! I absolutely love the shopping convenience and location. Its also close to the Allen Outlet Mall, which is a plus for me. As well as the shopping below. The hardwood floors are wonderful with my dog. It makes cleaning so much easier and I love that they are pet friendly. I wouldnt have it any other way! The office staff is always very friendly and helpful. Which is incredibly refreshing after some of my previous experiences at other apartments. The manager Taylor is lovely and goes above and beyond! I cant wait for summer to enjoy the pool again and the fitness center is also great if you like to exercise like I do. No need to go to the gym when its right downstairs! However, the thing that really hits the nail on the head for me is the service team here. I rarely have any issues but when I do, James the service manager is phenomenal! He is quick to act and always gets things taken care of in a timely, professional manner! Deshaune & Jair are also wonderful. They take great care of the property & I could not ask for a better service manager & team here. I highly recommend The Lofts to anyone looking for an upgraded living experience!

I have had the best results with our maintenance team at Watters Creek. I put in a work order and they are here the next day and always do a greaat job. James and Bill are awesome!!!! I have had a very good experience. Have missed the gatherings. I think it is more expensive to live here then most places. But the staff is great and I like my place. Anyone else move out and get trumped up fees so they do not get deposit back? If so DM me. I want to take to small claims court. I was paying for apartment cleaning. Then they added on carpet cleaning said required at move out. Then charge to fill holes in wall I had filled. I asked for paint to do myself. They said no we will do that and not charge. They do not give you paint so they can see where you had holes so they can charge you. If you get paint it will be clean and they can t see where you had anything hanging. It s a scam to keep the deposit. Water leaks in the apartment that I ve had to clean up that caused damages to my rug because the fifth floor and fourth floor all drain down into my shower and out onto my floor my when the shower was off, the water just started coming up out of stall. Pictures of how they paint the walls before I even moved in where it s not matched so now they want to charge me to make it look decent for the next person and it didn t look decent for me to begin with. Other residents have complained that they didn t get their deposits back either. They use false information and just charge and keep your deposit because it s hard to fight against an apartment complex.

Whatever you do, for your SANITY, do not move here. The tenants that have moved in over the past year are the absolute lowest form of scum -- loud, uncouth, banging, dragging, slamming things day and night, leaving their animals on the balcony to bark incessantly with no recourse from a front office staff who does not give one iota about the residents. Like me, if you make the mistake of moving here, you will soon grow very tired of living in an apartment where there are NO RESPONSES from a completely lackluster group of front office support staff who the residents NEVER EVEN SEE. For context: about 3 months ago, the property management thought it was a good idea to start some ridiculous office renovation that NOBODY asked for. Because of this, the front office is indefinitely closed, and the front office staff doesnt even come in anymore. There are no representatives to even speak to in-person about the literal circus freaks who have moved in recently and wreaked havoc among the many other long-standing, peaceful residents. If you try to call or email, there is no response. I cannot be more clear: T H E Y. D O. N O T. C A R E. A B O U T. Y O U. H E R E. Save your money. Save your sanity. And look quite literally ANYWHERE else.

This place went down hill fast. I lived there for 5 years and the constant turnover of ownership ran it into the ground. The pipes leaked and burst more times than I can count with little clean up, leaving apartment homes moldy and stinky. The facility was dirty and never cleaned on a regular basis. Hallways that should be air conditioned, aren t. Maintenance requests have no sense of urgency and often leaves a mess after they ve been in your apartment. The elevators are often broken down and the entrance doors aren t secured due to damage allowing anyone to come in. At one point, it took months for them to fix the door(s), only to be damaged again for another month or two. Not only did I feel unsafe, but was embarrassed to invite friends over. I had a guest in a wheelchair but couldn t leave because of the elevators being out of commission. It took over 8 hours to get back up and running. The accommodations in the surrounding area aren t great either. The gate to the residence parking is always broken which allows anybody to park there, leavening no room for the residents that can ONLY park there. The swimming pool is often closed as well. The top of the garage is constantly occupied with teens racing load vehicles. This often could wake me up at night. With all the restaurants around using the trash bins makes it unbearable to walk near without the smells of rotting food.

I had to put in a maintenance request for my A/C. DeShawn came to my apartment and he was so kind, personable, and professional. He communicated what he was going to do and he did that. Very nice, respectful guy. Unfortunately, the next day it still wasn t cooling properly and he came back after hours and got it fixed. When it s 100+ outside, A/C is important. I m glad we have DeShawn on our maintenance team.

First and foremost, I wanted to give a special shout out to Deshaune Kidd on the maintenance team. Through the myriad of work orders ive put in, hes been insanely helpful and knocked those out in a jiffy. He is the reason Ive decided to bump up my initial 4 star rating to a 4.5/5. Not only is he pleasant to talk to, he is very respectful and shows a level of professionalism that is a breath of fresh air. Thank you Deshawn! Truly, i appreciate you and the work youve put in for my demanding self. To elaborate on the inital rating, honestly speaking, I was a little off put by the initial condition of my own apartment and the work that was needed in order for it to feel like home. Things i expected to be done like general caulking of the baseboards and general cleanliness was not to my personal standards (which is very subjective i understand). HOWEVER, the team has been nothing but helpful and accomodating (especially patient) which has allowed me to look forward to living here moving forwards.

I lived here for 1 year. The convenience of the location is literally the best part! Food, shopping, live music on weekends, etc. When I first moved here, the leasing agent, who I believe was named Lisa tried to process my app and Amin fees, but i must ve been a digit off on my bank info, because the payment came back to the office as NSF. Instead of them calling to notify me, they attempted to run it again, and had the same result. Lisa called to let me know this happened, and said i would owe $75 per NFS. I was ok with paying one of them because it was my mistake, but not both. So basically, another $150 owed. I questioned why they would not contact me after the first NSF instead of running it twice , to charge me twice. I had to fight tooth and nail to get them to take off one of the charges . When i leased the apartment in April of 2022, i was told they would not be doing in person tours due to covid, but i could look at the virtual tour online as well as look at the amenities ONLY in person. Didn t really make sense, but i rolled with it. The online tour did not match the apartment i signed for. So on move in day, i was completely shocked to know that my bedroom closest was literally the size of a small pantry or coat closet. I ve never seen a closest soooo tiny in a master bedroom smh. I had no room to put my clothes so i had to keep it all in bins and utilize the laundry area to store clothes. If you plan on moving here, PLEASE look in person! The leasing staff is hardly ever in the office. I went down to speak with them about some concerns , and one of the agents looked at me and walked into her office as if i wasn t there. Lastly, moving out has been a PAIN. All the charges seem like they are money hungry. Great community, but the moral isn t great At all.

Primarily, I never signed a lease, but this company stole hundreds of dollars from me when I thought I was only paying a modest application fee. This is because they wrap move-in and security deposit amounts into the agreement, which kick-in before an applicant even sees the agreement. So, you either agree to complete an application before being provided details of the unit, or move on to the next complex. Further, when you do see the lease agreement -- after hundreds of dollars have been removed from your bank account -- it includes numerous *additional* fees not fully disclosed when initially presented the schedule of costs. Youll be on the hook for a utility transfer fee and having to get carpets professionally cleaned before moving out. Ive never had to do that before as normal wear and tear of the carpets (which, I dont even like in a rental) is a normal inclusion in the fee structure. Most other places rip out and replace the carpet once a tenant leaves. Finally, even with all that, I initially felt like a nuisance to these folks. I made an appointment to tour the place the night before and wasnt really greeted when I showed up. Then, the welcome letter I received didnt even have my name on it. (Way to make applicants feel like less than a number, Weidner!) I cant say much about living at the complex since I only saw a couple units for a few minutes each. Though, the lease agreement does have Weidner try to distance itself from any sort of potential liability, with such gems as: You agree that odors, smoke and smells including those related to cooking and everyday noises or sounds are all a normal part of a multifamily living environment and that it is impractical for us to prevent them from penetrating your apartment. Well, its impractical to your profit margin to provide a quality living environment, Weidner. Bottom line: If youre interested in this place, be aware that they will try to take any money they can from you given the chance, so youll have to rigorously track each bill and go through the pains of disputing errata with a group of people that communicate worse than a barnyard donkey.

Resident since January 2022. I can attest to all the safety and lack of management attention to resident concerns. The front and rear entry doors in building V do not latch and I have brought this to the attention of management since May 2022. Most recently, I specifically spoke with Taylor (from management) about the ongoing concern and her response was I just checked the door(s) and everything was working. I literally went downstairs and took a video on my phone and now have both written documents in the form of an e-mail and video corroborating the doors still do not properly latch on most of the time. Wasteful spending is also a concern. There is a valet trash service which residents have to pay for (no option to opt-out) at $35 a month to have someone pick up trash from their front door. The trash room is literally down the hall and I, along with many residents I have spoken with have let management know this is a waste of our dollars and we much rather management eliminate the service and use the savings to offset an increase in rent or use the funds to hire on-site security. If safety is a priority, then The Lofts at Watters Creek is not a viable option. To pay $1,650 a month (plus additional for utilities, etc.) for a 1-bedroom, less than 800 sq. ft. apartment in a suburb of Dallas, Texas is absurd, especially given all the safety issues. There are several new construction apartments in the area which are more feasible options. It is unfortunate that management does not comprehend that there is a fiduciary responsibility as landlord to tenant. Update (12-03-22): My neighbor in 417 noticed a random person loitering in our lobby (building V). When she asked this individual do you live in the building and how did he get into the building, the individual responded he does not live in the building and entered through the rear door which was not locked; the same door I brought to the attention of management back in May 2022.

As of today, it has been down for about two weeks. I reached out to the complex and was told that it was beyond their control and they were taking no responsibility for the outage. The elevator is important to me. If it is important to you dont move here. It is unreliable and they take no responsibility for it when it does not work. I understand that things happen. It is how they handle the troubles that is important. They have failed at this one badly. ================ Love living here. This is the 2nd time in recent memory that the ONE elevator in the building has been out of order for more than a week. What about my neighbor who can t climb the stairs? If I could give Vivian 6 I would, she was really kind and patient with showing me the property. She u destroyed that I had urt my knee and wasnt walking at my best. She took me on the more bad knee friendly route Thank you I really appreciate the effort and kindness .....and love the community

Management is fantastic!!! They are very prompt and attentive to residents needs. Have never had a problem and would not live anywhere else in Allen or the DFW metroplex!!!
