I have taken lease in June and very happy to share my experiences. First of all big Thank you to properly manager Zyada who is helping me to get the lease ASAP as the last property for which I signed lease could not complete renovations in time and I was forced to find something in quick time. Zyada on more than couple of occasions stayed beyond her office hours so that process can be completed and I can move in early. Now its been couple of months I am living here, I can say any service requests raised haven attended immediately with 24 hrs and I am very happy to live here. If at all I have raise any issues it is to maintain landscape and swimming pool which are been getting the attention as per the communication received.

I have no issues living here. Except the fact that it s already half past this summer and the pool is still yet to be open. We as residents pay for this as an amenity and the front office keeps saying it is going to be fixed but still is not. Are we going to go the whole summer without being able to use the pool we pay for?

This community took my money and did not even properly investigate/do their job in whcich the addditional admin fee is supposed to be for! They could not provide any additional information or proof of why they denied the application? Then stated they couldn t refund me either of my admin fee in which is supposed to be refundable! They have all these different apartments that are vacant and I m starting to believe this is why! They weren t helpful at all and took from a single mother! 0/10 stars if I could give it because these folks legit scammed me. UPDATE: They took my refundable deposit and never reached out to me this place is a SCAM! I got approved for another community with ZERO issues! This place needs to refund me my money IMMEDIATELY or I will be going to HUD because clearly this is a discrimination issue or some kind of personal issue!

We lived here for 2 years. Horrible maintenance, never could fix anything properly I always had to fix stuff after them. We had a major black mold issue, and there are more throughout the apartments according to the mold expert that came in. They did nothing to fix it. We finally found a hug amount of mold in an area and at that point we were done with the rediculous circles. We had were offered a better apartment, and then it was turned away and we were told we had to move into something on a higher floor. These apartments were old, and super loud and we have kids, so we knew that wasn t a good option. So we had 7 days to find a new apartment and get moved up and out of nowhere if we didn t want to pay rent twice. I refrained from writing a review and going to the city about the mold since they let us out of our lease. But then 4 MONTHS, after we move out the manager I thought was decent, Zayda just called us saying we owe $189 in water bills. Which is laughable. 4 months folks, 4 months. I literally kept an eye on the electrical and following month of bills on the app. We paid everything that was owed. $0 balance by beginning of June, we moved out at the end of March. I don t even have access to the app, and they try to hit us with that water bill. Keep in mind, this place doesn t have separated water bills, it s decided amongst the people within the building, not each individual apartment. Which is rediculous. I paid $160 -$180 a month for water and sewage. My new apartment I pay $30 average. That goes to show you. So now that they are trying to push a water bill on me that never showed up, until 4 months later, I will be reporting them to the city, on not taking care of the multiple black mold issues on their property, which is I still have the evidence, and disputing this phony water bill. HORRIBLE MANAGEMENT COMPANY.

RPM has been one of the worst companies because they add fees for everything. They dont worry about the residents. The concrete road have holes ,the grass areas have open electric holes. The pool has always been opened for memorial day .Since this company the pool has been closed . According to the management the pool will remain closed .We pay a fee for using the mailbox and many dont closed others dont have a door and are all dirty .The gate/doors to secure the apartment dont work or dont have a door. We pay for a amenity fee and were the kids are supposed to place their bikes is a pond of mud. The place has been abandoned and old .The fences are breaking

READ THIS IF YOU ARE YOUNG AND LIVING ALONE! The bad reviews you see on here are true. They have changed management 3 times since I ve lived here. ( it s almost been a year) the managers are rude ( maybe not the new ones but that is yet to be determined) , front desk doesn t call back or email you. Maintenance is alright. The only maintenance man I like is Rudy, and thats because hes never said anything weird to me. The gates have not worked for a year 1/2, they just recently fixed the gate but it still does not open/close. When I moved in I had no fridge, my counters werent done, and my tub was disgusting & filled with paint. It took them 2 weeks to get me a new fridge. At one point in the summer, I was without AC for 4 weeks after reporting it MULTIPLE times and making in person office visits where I was told there was nothing they could do because they are new a management taking over Rent increase: since new management began, we have been hit with extra fees. My rent started at $1,220, it is now $1,600 for a ONE bedroom, CLASSIC. ( NO UPGRADES!!) this is ridiculous, there are nicer apartments for CHEAPER. They were unwilling to work with me to find a cheaper rate. The ONLY good thing I will say about my stay here is that I have not had any issues with bugs or rodents. Please do not live here if you are single & living off one income, your expenses will total to be almost $2,500 a month. It s not worth it.

The office staff are very capable and a quiet community. Unable to give higher rating due to the pool remains closed, the gate remains broken, the sprinklers in the units with fenced in yards do not work and there are other items that should be looked at. Overall a safe area and relatively quiet.

Love this apartment complex. Great management, with our manager Zelda who is always ready to help with a concern of any kind, always appreciates positive comments. Rafael is new here and is a positive addition to our home. Always polite and willing to help with any and everything. like Zelda, a great addition to our staff! Our maintenance team, Stefano and Rudy are absolutely the best we have had during the two years I have lived here. Always busy, and there seems to be no end to what these two gentlemen can do! And do it right proper! We have a great team that does anything to make us content and happy while we Live the Adriane! As a Happy Camper, I thank you!

I find out that this property is under new management company and Zayda the community manager and Rafael as the assistant are fairly new. TERRIBLE MAINTENANCE AND MANAGEMENT!!! As it can be seen in the pics. And include: -Maintenance is only done on things they decide and using the cheapest options. -Putting containers in the free parking spaces so you pay for the cover ones. -Garbage collection is not good -Ants almost everywhere -Coakroaches -Common area lights not working -Some managers are rude and not friendly. -Mail gets stolen -Gates are broken. Never saw then working.

The new property manager Zayda Rodriguez has been phenomenal.. very responsive to any requests. Very professional and excellent customer service. Great attitude even when she is overwhelmed with work.. Efficient, respectful, calm , charming and always available even when she is not in office! I don t do reviews very often but Zayda met my standards and I have a very high expectation being in the customer success field myself . . Please avoid this place at all cost. This by far has been the worst experience for me and my husband and we have been here since March. I will be breaking my lease very soon b/c we have had issues with our sink leaking, a/c issues, foul smells, and SO much more since we moved in. We have attempted to get some things fixed but I warn you do NOT trust the maintenance people!!! We luckily have cameras and we caught one of them picking up a personal item of mine (underwear) like a creep. As I proceeded to go about it professionally with sending videos the managers they had the audacity to say he didn t pick anything up!! However, in the video you can obviously see. So before you have anyone enter you need a camera. Who knows what else might ve been done to someone else without them knowing. I m still trying to get this resolved but don t see it happening unfortunately. I am 7 months pregnant and I shouldn t have to be dealing with a disgusting place like this and with a inconsiderate management team and neither should you especially with no accommodations as far as paying terminations fees b/c I will be breaking my lease next month.

ATTENTION FUTURE RESIDENTS!! if you want to pay $145 for water bills, never have working appliances, and horrible maintenance and management, this is the place for you!! My apartment smells of straight weed because of people in my building, and each tenant gets charged $100 on top of their water usage for sewer and water base fees. My cooking range is completely broken and has been since I moved in, my toilet doesn t work, and the place was absolutely filthy upon move in. There is mold in the windows and grout of tubs, and the tubs are stained dirty.I moved in September of 2022 and have had nothing but horrible experiences. If I could give this zero stars, I would.

I went to visit this property on 08/25/2023 and the visit was not friendly. I arrived to find a sign on the door that advised closed until 1:00pm and I arrived at 1:08pm. The maintenance man was at the door and when I went to pull the door open it was locked. He looked at me and then went back to what he was doing. I walked back to my car and that is when he opened the door and stated she said you can come in. I enter the office and was greeted with an aggressive tone from the lady at the desk to your right. I advised I was looking for a 2 bedroom on the first floor with an October move in date. She picks up her cellphone and starts banging it and advising she hates her phone. She then states still aggressively you can have a seat. Never introduced herself or asked my name or took my information. She starts giving out prices and she mentions an apartment that catches my attention as it has a private yard. She then states there is a zero deposit with approved credit and stops to give me a side eyed look. She goes back to talking and advised that the unit was not upgraded. So I asked what was the difference between the upgrade and non upgrade. She completely bypasses my question. I was not offered a tour of the property or a unit at all. As I was preparing to leave she then hands me a card with her information and that is how I learned her name was Ashley, keep in my still never ask for my information or name. I drove myself through the property and spoke with one resident who advised it was quiet but the management was not good and neither was maintenance. I then emailed the property on 08/28/2023 because I figured maybe she was having a bad day or something. I was just needing to know once again what the difference was in the units as I preparing to apply for the apartment that caught my attention. Still to date I have not heard back from anyone. I will take this as a sign and just keep looking at different properties.

Reposting this because my review was hidden from the public. My wife and I have had a terrible experience living here since the beginning of 2023. Our sink disposal constantly leaks if you pour any liquids down the drain too fast ; causing a stench to permeate from below the sink. Has been a problem since we moved in. I also have heard that multiple other tenants have had the same issue. 2.) The AC is atrocious. Constantly remains at an uncomfortable temp of 75 degrees during the heat of the day and has caused our electricity bill to skyrocket due to the AC constantly blowing to achieve an optimal temperature. After multiple attempts to contact management / building maintenance , we were finally able to have somebody come in to diagnose the issue. Unfortunately the individual who entered our living space was incompetent and determined the AC was fine after he stuck his fan directly in front of the vent to say it s blowing cold so I don t see the issue . The problem still persists and honestly just makes the living space uncomfortable. Oh and just a little kicker to this , he did this work while we were gone at our respective jobs. Little did he know we had a camera in our living space and caught him checking out my wife s underwear. PICKING IT UP and inspecting it like a creep. Guys , I can t emphasize this enough especially since they renovated the apartments and are charging $400 extra a month from what we are paying before the renovations , making the minimum payments 1500 a month. It s not worth it. You will find struggles with communication with the management to get things fixed just like we have. And itll be a never ending story. I ve personally seen their renovations for the 1bed 1 bath and it s a total rip off. Just imagine paying 1500 for that and the constant headache of being neglected. Imagine paying $200 every month just for electricity on a 756 sq ft apartment mainly because you can t get your AC fixed properly. Just some food for thought y all. Also , if my review is hidden from the public again , maybe that should tell y all something about what they re trying to hide. Despicable this place.

I viewed this apartment twice in one day and had an excellent experience. When we decided we wanted to apply and take advantage of the waived app and administrative fee if we apply same day, we tried to apply online that night and the website wouldnt allow us to select the apartment we wanted. We were told to just come in the next day and apply in person. I was not able to make it due to a class and my partner got off work too late unexpectedly, so I called to try to make sure we wouldnt miss out on the special and tried to make arrangements. They did not answer so I left a message during business hours. I have since left 2 more voicemails during business hours, requesting a call back, and no one has called me. I do see where theyve replied to someone elses Google review 5 hours ago, so I think Ill be taking my business elsewhere. Its a shame, I really liked this apartment.

So impressed by the professionalism and courteous service through the storm! Compared to other local apartment complexes, our management, Alex handled everything possible within his ability and in a timely manner. We were lucky enough to do without for very little time compared to others in the city. We were constantly notified via email regarding water shut offs, power down etc. Again, so many others were greatly impacted more than us. Thanks for your hard work to our maintenance men who were here to help as well! So glad to call this my home!!

I am STILL trying to get a package that was delivered in NOVEMBER. The package lock box onsite doesnt even work because the code I was given doesnt work. Management is never around because every time I ever checked the office it was closed. We never even got the documents for our walk through when we first moved in and management never responds to emails. Our dishwasher doesnt drain and when we put in a maintenance request they came by, turned it on, said it works, then left, and we still cant use it. The power goes out constantly too so I hope you have everything plugged into a battery backup.

They changed owners and sent last bill after moving out to a collection agency before billing me. We paid the bill directly to them and the collection agency put a ding on my credit and keeps billing me. They lost the paperwork when moved in and this bill was part of the deposit. It was the clean up fee. So we paid this bill twice. They do not keep good employees. This has been going on for three years now. Second collection agency. This is harassment.

2020 has been an interesting year, that s one thing we can all agree on! I ve never moved somewhere without looking at the home and getting to know the community, however this year my husband and I did due to COVID... I love how quaint and respectful River Oaks has been. My husband and I moved here in June, and just adore this place. Besides the green hot tub ... lol. One request for dog lovers. Why not put up a fenced in dog run for the furry friends? Just an idea. Terrible management. Judith and Lucy dont follow rules and harrassed us. My one year old became frightened of them. Not the safest place. Cops were called often. Multiple car break ins. Maintenance is helpful but very slow. They also walk in unannounced even when you specify to only come in when someone answers/is home.

They asked for a review every time I came in so now that I m done with this place I ll write that review. I lived there for 2 yrs and that was Hell. Judith is a sorry excuse for a person. She is the worst manager doesn t know how to be a manager. They have gates that are never closed and there was car break ins all the time and Judith said she knew who did it but still let them live there? I would get a call or a text from her almost every day. They Harassed me on a daily basis I have all the emails and text message to prove it! With all this said don t waste your money my rent was $1364.00 but come time to pay it was almost 1600.00 for 2 bedroom. So Judith and Lucy here is the review you asked me to do all the time. I hope it warns others not to live here. Oh yea and when I lived there they changed owners 4 times not a good thing either.

I recently made a small scratch on my entry door. No big deal, but I asked for them to touch it up at their convenience and offered to pay for it. Again, no big deal, Luis (supervisor of maintenance) took care of it within a few days and I didnt hear another word about it. Very happy. I vowed I would not spend my hard earned money in one of those places especially since this would be and was my first apartment that I shared with my older brother as I had viewed several before this one. Two years later I am thankful to my older brother for having found this one. A smaller then most quiet as it is quiant, apartment complex with a very kind, efficient and overall just awesome staff Judith(Manager) especially who has known me since the very first day I came in to do a showing. Which leads me to say that I am rather unexpectedly sad I am now leaving if it wasnt for the fact that my family requires more living space I definitely would have stayed for at least a few more years. (TLDR--->) If youre looking for a suprisingly quiet (especially at night) apartment complex with a good community excellent customer service (and I do not say that lightly!!) oh, and did I mention Super pet friendly! They are also on point for making sure the grounds are clean so no needs to worry about the rather small down side of our furry four legged family members. I will miss living at River Oaks. Judith the Manager and all the staff at River Oaks have treated me like family since the day I moved in over two years ago. I am going to miss this quiet pearl nestled in wylie. River Oaks isnt just another apartment its a home. I rarely had any mantience requests and when I did they were completed very professionally and promptly. All the staff know you by name and by apartment its just a wonderful place to live and I would recommend them to anyone if I didnt need A bigger place I would have stayed here for a much longer time. I just moved to River Oaks two weeks ago, and thus far I could not be happier. I had a day to get into a new apartment since my previous house was being sold and was closing the next day. I met Lucy and she worked her tail off to get me a new home before the end of the day. The maintenance staff got right to work prepping and final cleaning my unit. Lucy had me the keys by 4:30 that afternoon. Since moving in I have had a few very minor issues and Judith, Lucy and the maintenance staff were very quick to take care of them. It is rare to find an apartment complex that cares the way these folks do. Thanks again River Oaks!!

Best apartment complex I have ever lived in. Maintenance issues are solved same day if not the next and the maintenance staff are incredible, extremely hard working, and they treat your home as if it was their own. They are very pet friendly and so are majority of the tenants living here. The office management is awesome and not only do they do a great job of taking the time to resolve any issues you have but they follow up with you. You cant find properties ran like this anymore! We fell into hard times after my wife lost her job and the chronic health issues I have flared up and I incurred a lot of Doctor bills and extra expenditures due to all of the medications I have to get every month. We worked with Judith and she helped us get moved in based on the budget we had to work with at the time. A few months after we moved in my wife had complications from the two surgeries she had on her knee which prevented her from returning to work. We have been living paycheck to paycheck and have had to juggle which bills we could pay . We told the office folks what was going on and they have been very understanding and have worked with us. My wife is finally back to work and we are starting to get caught up on our monthly bills but we still pay rent late. The office folks have worked with us as long as we communicate with them and let them know what to expect. I would recommend River Oaks to all of my friends.

Read every single detail in your contract before you sign. These apartments will screw you out of money. The deposits you put down in the beginning apparently dont cover what comes at the end of your lease... and they WILL NOT work with you. ALL THE GOOD REVIEWS from around Thanksgiving and Christmas is because they do a raffle so if you put a good review you get half of your rent, carpet clean, or paint ECT. Dont fall for it.

When we moved in they couldnt even give us new carpet they cleaned the carpet the day we moved in and within a day we have 101 stains everywhere though out the apt. The apt manager is the worst person we have EVER dealt with. I have never came across a manager that didnt care about the tenents or talked them the way she does. The management prior to the previous was very kind, perhaps too kind for the owners. The previous manager was not nice from the very first. I came home and got my mail, this new manager came out asking why I was taking pictures (someone saw a person take pictures from a silver car, which I had). I looked at her like she was crazy then she said never mind and walked away. The latest management is very business like but very thorough.

The staff at River Oaks works really hard to maintain a healthy apartment environment. Questions are answered honestly, and problems are handled sufficiently. I moved in this past June 2016. So far I have liked this apartment complex much more than my last one. They have new management that took over shortly before I moved in and they seem like they are trying to make the appropriate repairs that the last manager apparently didnt. They are making sure that the people who are parking under covered parking are paying for those spaces as they are supposed to. I have enjoyed so far and hope to continue this great experience through the rest of my lease!

I do not recommend these apartments. Management is awful. I have been requesting a covered parking space since March (there are plenty available) it is now July. I have called about 6 times always told someone will call me back and they never do. Reported a snake (a huge one) that went ignores. Had questions regarding extra charges to my rent. Never responded. Neighbors in the complex are not friendly. Cant wait until my lease is up. Price of rent is too high for what you get. This is only half of it.

Everyone will be glad to know Donna has resigned. I came to my apartment door and saw a paper stuck in it. Thinking it was another inspection she implemented that morning with no warning, I angrily yanked it out, read the first sentence, and immediately started cackling with joy (it is now framed next to my door). Were still leaving when our lease is up, such a shame one awful person deterred so much business, my husband and I loved this place before she flew in on her broom.

Since I had to give a star rating to comment I chose 1 if there was something below 1 that would be more accurate. I lived there for over 2 years, the management staff was great and friendly, until.......the new manager Donna arrived. She is the rudest person I have ever met. She implements her own rules, example, residents have until the 3rd day of the month to pay rent and not receive late charges, per the lease. Which in my opinion, I should be able to pay online on the 3rd at 11:59PM without any charges. I paid the first month she was there around 7pm, she tacked on late charges because I didnt pay before close of business. I immediately got my lease and asked her to show me where that stipulation was.....she couldnt. I contacted her boss (with whom I believe she has a relationship and it took the corporate office 3 days to get back to me. Unacceptable. Once I finally received a call, I expressed my complete displeasure with what was going on. They did remove the charges but since then I can bare to see her. Lastly I am very close with a Fire Inspector, he saw that all the trees covered the fire lane and the fire lanes have faded, all violations of code, my Fire Inspector acquaintance reported them, she also sent a note saying bicycles cannot be stored under the first floor stairs due to fire code, she then rounded up all the bikes and threw them out. Side note to this.......it is NOT against the code to store bikes there, the goal is to not obstruct the stairs for emergency evacuation. So she technically stole them. Anyhow I had to move out due to her complete and total lack of respect towards me......the customer, but before I did, I made sure she knew that all the fire code violations being reported was from me. I had to vent against this b!+cH. DO NOT GET AN APARTMENT THERE. Trust me you will be miserable.

I was looking to rent an apartment there and donna took me and my boyfriends application and the fee of 190. 2 days later they called back and said theyre apartments are all taken .. that was basically a scam and taking money. She is very rude. They said well we have ONE left and I said okay due to desperate need for an apt right now. They said 1100 a month 3rd floor. Most people have lived in an apartment at one time or another in their lives, however, this comes at a new time for my wife and I. We found the River Oaks Apartments as a temporary living space while were waiting for a home to be built. The sense of community at the river oaks apartment complex is incredible. The apartments are clean, the pool is great, and the grounds are in excellent shape. We feel absolutely safe in this particular environment. The apartments are in an excellent location, and close to shopping and work environments. However, the one thing that has been an incredible help, is the apartment manager, Donna. She takes a special interest in those who live in the apartments, and makes us smile each and every day. Her professionalism, and commitment to excellence, are absolutely evident in all she does.
