I had a year lease at Aria, and this is my experience: It is a decent apartment complex but it is way over priced for what you get and there s nothing luxury about it . The valet trash service is terrible, you can only have one bag and there was multiple times my bag was not picked up (I lived on the third floor so they probably didn t feel like walking up), the pest control you pay for is a rip off, they never once in the year I was there came through a sprayed my apartment, I also had way to many bugs and I was barely in my apartment due to work. I had around four wasp nest in the stairways of my building that got quite large so I m not sure where the pest control money is going. The complex also get dirty with trash in the parking lots and stairways. People let their dogs sit on their balconies and bark all day, the walls are also very thin, in my kitchen I could hear my neighbor playing video games and in my bedroom I could hear my other neighbor watching tv. There is barely any parking, I lived in building 2 there is no parking around that building and you have to park far. The apartment complex is also close to the highway so it can be very noisy at times. When there was power washing on my building and water got in my apartment I put in a maintenance request for my weatherstrip on my door to be fixed and it never got fixed. I also got charged $500 on move out, that says vinyl replacement - scratches damages my last apartment that charged me only $200 called me and explained why I was being charged that much, Aria just put it on my statement with no explanation. There was no damage in my apartment because I barely was there due to traveling for work and when I was it was not the best living experience, I wish I lived somewhere else. The only reason it s two stars and not one is because the front office people are very nice and helpful.

I ve always wanted to live on my own but was super hesitant. As I went apartment hunting, none of them met my expectations until I toured the Aria apartments! The manager Tre sha, and leasing agent Lauren, was super helpful and answered all my questions and made me feel right at home! As I ve lived here for awhile now, anytime something is wrong, the maintenance team is always super responsive and helpful and gets the job done! I couldn t imagine living anywhere else. As I ve said before, I have always wanted a place to call home and The Aria apartments has done exactly that!

Aria was great at first. However, it seemed like the management went downhill. You can call the office and they never seem to answer, sometimes they close earlier than the posted hours, and lastly if you email the people in the office, they take forever to get back to you, if they even do. Terrible management

Unfortunately my stay at the Aria has to come to an end. But, I will say this .I was always treated like family. All of my concerns were addressed in a timely manner. The staff are AMAZING. Although I have to leave (I wish I didn t) I will always tell anyone looking for a home to visit the Aria.

When my husband and I first moved to Aria from out of state we were very pleased, it was clean, well kept and the staff was friendly and helpful. However, a few months before our lease was up, management changed and everything went down hill. We began finding cockroaches, ants, very large spiders and ants in our apartment, including spiders in our bed! The valet trash we were forced to pay for stoped taking our trash regularly, they no longer regularly mowed the grass, some of my neighbors were overcharged for their water bill, we were told we could not have our grill on our patio even though we d already been told we could. The new people in the office were rude and impossible to work with and we felt very unwelcome. We had fully intended on renewing our lease and staying at Aria but considering how horrible it has become in only a few months we decided to move. In conclusion, the first part of our stay with Aria was perfect and we loved it! Needless to say we are very disappointed in the direction Aria has gone and unfortunately we would not recommend Aria to our friends.

The apartment was unprepared to be moved in I mean this in terms of scratches on floors, small holes in walls and the shower water smelling like rotten eggs. The grass outside in the Aria community would look beautiful with a trim. Otherwise I love the pool, exercise room and social area they have here.

My wife and I love this apartment the fix stuff fast and if theres any thing you need Mrs CeCe takes great care of us they power Wash underneath the stairwells of all the apartments they re constantly painting the gates and fences make it in a nicer place for us to live got beautiful flowers replanted they got a new machine in the gym they have a peloton in the gym

I had to help my sister in law move here from Houston. It seems like a very nice place. But for people moving it differently is very difficult to move in. 3 floors and no elevators. Omg . But it looks like a nice place. Hopefully its a good place.

Made me take my flag down (that was hanging vertically not blocking the patio) on the anniversary of D-Day. Other people had flags and cardboard blocking the view of their patios. I got treated like trash, when I am the friendliest person. People also could hang rainbow flags. So UnAmerican, snowflakes.

Although I like the complex as a whole, there are some issues. First being that pet owners just let their dogs bark all day long in the adjoining apartment. Second. People do not respect the pool closure time and it causes the staff to close it as punishment. I rarely use the pool but when I have, I am forced to listen to everyone else music a high volume. Being that I live near the pool, it never stops! You get little to no notifications on your monthly bill. Just a notification left on you door that you owe money. The lights in the apartment keep blowing out. The light in the refrigerator has never worked and the the light in the shower flickers so much it feels like your in a disco! Maintenance was told about it, but I never seen him again.

This is as honest as it gets! Every review here that is bad is the truth, and every review here that is good is also true. My experience at Aria is 2.5 to 3 star review, I lived there for 2 years as I was here there in Texas working a long term project. for the most part its quiet, at least in my apartment building. The only insect issue I had in the 2 years there were those tiny sugar ants, I took care of that myself with ant spray and never saw them again, youll need to stay on top of maintenance they are somewhat incompetent, I had to change my own AC filter no big deal, found it at home depot across the street, these are things I feel I can do myself which is faster because If you want maintenance to do it youll need to go on the apartment website and make an appointment. All rent is paid online they do not take checks or money orders, that could be a good thing and a bad thing for some. They supposedly have trash valet, you leave your trash in a bin provided at your front door and they pick it up on certain nights its a non negotiable $25 dollar cost, once again I take my own trash out myself. Upon moving in if you dont have renters insurance they will hit you with a $50 charge on top of your rent each month. I use lemonade.com for about $32 bucks a month. The main office staff is non existent, its hit or miss trying to get in touch with someone, you can email them through the apartment app and cross your fingers they get back in touch wit you but youll notice the doors to the office is normally closed on days theyre supposed to be open, and there were times the office phone just didnt work it rang twice and hung up, just strange. it could be a great place to stay if the staff get their act together, 4 hour lunch breaks is unacceptable.

I can t believe how irresponsible they can be, I told them I am coming from Houston to check an apartment. I made an appointment for 2pm. I arrived early in Victoria and showed up at 12:30 to see if they can accommodate. They were closed for lunch, fine! I came back at 2 still closed people hanging around waiting .2:30 still closed.....drove around other apartments...and came back just to see if they came back at 4pm still closed!! I can only imagine what they will do to you once you actually start living there! Very irresponsible and unprofessional.

Never have I had such a consistently bad experience with an establishment that I ve felt the need to leave a review. In the past nine years I ve lived in nine different apartment complexes in four different states while going to college and working in an engineering rotational program. Never once have I had nearly as bad of an experience as I have had with Aria Victoria. To start, the leasing agent I dealt with was beyond incompetent. Even simple requests, such as wanting to review a sample lease, were met with contention (to be fair, I believe this leasing agent has since been replaced with someone new) even though their agreement, which you must sign prior to paying the application fee and deposit, states very clearly that you have the right to review the lease agreement. We were also promised a move-in special of two months free rent. This promotion was being advertised on their website at the time. The leasing agent did say that was supposed to be removed from their website, but upon inquiry she asked her manager if they could honor that promotion and the verbal agreement was yes. Late the next day, after paying the application fee and security deposit, I received a call while waiting for my plane to fly out of Houston back to where I was relocating from (1000+ miles away). The manager was notifying me that they were not in fact going to honor the two months free promotion and I was free to withdraw my application and surrender my application fee. Unfortunately, I was in a tight spot to find housing before a work-related move, so I had to relent on this promotion and made the mistake of continuing to move forward with leasing at Aria Victoria. Over the course of the next week or so, dealing with the apartment complex was a nightmare. There were at least four different back and fourths on the lease because it was simply not filled out correctly by their staff. I feel like I should be an honorary lawyer after the number of times I had to read through the entire 30+ page agreement and point out mistakes to the incompetent leasing agent and manager. Once I finally moved in, the issues didn t stop. I was given a single key to my apartment (despite the lease dictating I would receive two) and no keys to my mailbox. The key I was given didn t even open my apartment door. I was also not given a remote to the gate to the complex because that system was broken, and the gate was just left open. It took more than 3 weeks of me going into the office weekly to resolve this situation. I won t get into the state of my apartment and garage when I moved in, but it suffices to say that much was left to be desired. Im going to hit the review character limit, so I will leave with a few of the additional issues/incidences that have occurred in the past three months that have continued to make me abhor the management at this apartment complex and driven me to the point of leaving a review. I doubt this qualifies me for their offer of an HEB gift card for leaving a review if I love the place. Pools (and grills) are frequently closed, without notice. General state of the pool is poor. Grills must be used with caution they will catch on fire. It doesn t appear there are properly installed drip trays, and they are not generally cleaned/maintained. I get cleaning them, to a large extent, should fall on the users, but you can t offer an amenity such as this without maintaining it. Gym equipment is in poor condition/non-functional. There are signs stating equipment is out of service and renovations will be made. I will believe it when I see it. There are also no cleaning supplies, it seems you must bring them yourself. I have witnessed several people use the equipment, including items such as yoga mats, and leave without cleaning them. Valet trash is often not picked up despite paying $25 a month for it and strictly abiding by the rules and times. Good luck with maintenance requests.

We have lived here for 1 year and after almost half a year I was wanting to move out. When we first moved in the dryer was not working and it took them 3 months to fix ONE part. We called every week asking what was taking so long and the answer was we handle emergencies first . We have a few fixer uppers that we called about months ago that they still have not came to fix. On another note, we always pay rent on the first of the month. Management/team members are so horrible that they will send you a eviction notice for them forgetting to add something. Most places honor the rent you ve been paying when you renew but this place said they can t give any deals and are going up 150$ anyways. Keep in mind Im already in the most expensive unit, would not work with us. This place is horrible, if you can avoid this place it would be in your best Interest! August 11, 2021

I love how neat and organized this complex is. The tenants are so friendly too. The pool and barbecue area is so nice and neat. You would want to spend most of your evenings there. The cyber cafe and gym is well equipped too.

Took weeks for maintenance to do any work. Even when they did fix it it wasn t done correctly. If you need someone from the leasing office they are never around. I complained about multiple things and no one would help me. Even tried corporate and they never reached out. You pay for pest control monthly but they only spray every 6 months. The pool isn t even worth it as they close it whenever and it wasn t open sundays. No one knows what is going on there and they lose EVERYTHING all the time. I haven t seen this poor of management in a long time. I would just complain to them but they don t listen or fix it anyways.

My wife and I are downsizing from a very large house to an apartment (tired of the upkeep!! We want a year or two of freedom !!). I personally visited several luxury apartment complexes in Victoria and it came down to two apartments. My decision to choose the Aria was made easier because of the 3 ladies that work in the front office. They were very courteous and helpful. After hearing about our reasonings for moving into an apartment they were very understanding and went out of their way to meet any and all requests my wife and I made. The apartment itself is very nice and was cleaned and fixed up to our high standards. Lastly, I priced all the different apartments I visited and this one was on par with all the others as far as price. There were a couple apartments that were a bit cheaper but the Aria s fitness center and pool area (two spots we will definitely frequent with our grandkids) were much, much better than any of the other complexes. Thank you ladies for a very easy transition and for all the help in getting us moved in. I would definitely recommend the Aria Victoria to anyone looking for a luxury apartment here in Victoria.

Luxury? It all depends on ones past experiences. I would definitely not say it is luxury but I tried not to be fussy, considering the town that it was in. They charged for pest control but didnt spray. I had many pests but nothing was done. Things were broken and never fixed. My stove, dishwasher and fridge were rusty. Although I was reassured on numerous occasions that the apartment would be thoroughly cleaned (prior to my arrival in Texas), it was well below my standard and extremely disappointing. They enter without permission and no notification whatsoever. Is this even legal? In addition, they dont remove their footwear upon entrance into the unit. Its been a horrible experience thus far. Take your money elsewhere.

Do not rent here! I just recently moved out of these apartments after living there for almost a year. After moving out I asked when I would receive my security deposit back. I had not damaged anything inside my property and never missed a payment. My rental history is rock solid and I have never been evicted. In April, I was on a month to month lease. I called and notified the Aria staff that I would be moving out. They stated to give a 60 day notice before I did so. On May 1st, 2019 I called and spoke to a woman. After I told her I would like to put my 60 day notice in, I specifically asked her if there was anything else I had to do. She said no. So I moved on with my life, got setup in my new place and life was good. At the end of the 60 days, I returned my keys. This is when they told me that I broke the lease by not filling out a written 60 day notice. They told me that I was contacted back and made aware that I would have to make a written notice. This was a lie. I pulled my phone records and there was no call made to me, after my outgoing call to put my 60 day notice in verbally. Overall, this company is trying to bully me out of the money and take advantage of me. Along with blatantly lying to me saying they placed a call they never did just to cover up their tracks.

Not to mention the front staff is very shady and put on a fake smile and attitude when you walk in. Neighbors are terrible and play loud piano music from their garage when they workout. Dear Readers, And to all those looking for a very nice apartment no kidding! I believe in being honest although I will hold back a couple of things out of respect for Patricia and Elaine, whom I absolutely adore. Those ladies are professional, excellent workers, approachable, show care and concern and patience toward their tenants even toward those who are difficult expecting perfection in APARTMENTS. No apartment is perfect, there are ALWAYS issues. When I first moved in there were issues, the carpet was cleaned but someone walked on the carpet with dirty boots. Also, a permanent dark ring around the tub appears as if I dont clean the tub at all so I find myself explaining to my friends about the tub before they use the restroom. Another issue I wished the complex provided a better washer and dryer unit omg this thing is super loud we can hear each other washing clothes . I make sure to not wash on days of my favorite T.V. shows. Ive been living at Aria for over a year and I can honestly say this is the best place out of all the apartments Ive ever lived in Victoria and should I mention no ROACHES, very quiet, friendly neighbors, beautiful swimming pool area nice and convenient location, lawn maintenance kept well, really like the new garbage standards area looks so much cleaner, appreciate the new traffic light in front of the apartments, breathtaking sunrise moonrise and sunset view. Despite the move in issues, love living here. Thanks to Patricia and Elaine for helping me feel comfortable as possible and making me feel right at home. The only reason I would leave this place is if the rent becomes unreasonably too high other than that I believe I would actually cry if I have to move! Such a great place! Helpful from the very beginning. When I first moved to Victoria, I didnt have a chance to visit the apartments as I lived 5 hours away. But, Elaine was a rockstar and did a walkthrough via FaceTime. She made me feel comfortable enough that I singed a year lease without ever seeing the apartment. I always had a great relationship with Elaine and felt that anything I needed for my apartment was addressed promptly. She always had a great smile and warmth when I came into her office. Patricia was also helpful. In the end, I would recommend this apartment complex for anyone. Especially, single women who want to feel safe. Thank yall.

Worst apartment complex I have ever lived in. First of all the management team is not in my opinion qualified to run the complex. Secondly, Ive submitted complaints and issues Ive had and nothing. Ive had the same air filter for 14 months now. Ive tried to buy my own but no one has the size, and when I called and asked they said they didnt have any and they were on order. The pool wrist bands are a joke. People throw parties and half the people and their kids do not live here. My car has been damaged not once, not twice but three times. Ive filed police reports as well because of it. Their security lights have been out since the hurricane almost a year ago. There is a tenant in my building who reported and never heard back. Not to mention the cops have been here more than I dont know what. Weve even had the SWAT team in the complex. Also their trash service SUCKS!! They say put it out by 8pm Sunday through Thursday which I do, sometimes the people dont collect till close to midnight. Most people just throw the bag out now in my building. Then we get a note on the doors stating to put trash out in the provided trash can. Why?? So it can sit out till morning which it does most days. What am I paying $25 a month for. Ive walked my trash to the dumpster more then theyve collected it. They should be paying me $25. Overall the experience living here has been the worst, and would NEVER recommend them to anyone. Once again my opinion. Luxury living my a$$!! I agree with the other 1 star review on here about ignoring the complaints.

Updated Review: We have been here over a year now and are pretty happy. We are moving to Corpus and it turns out, this place has spoiled us! It looks nice on the outside, they keep the ground clean, they are attentive to maintenance requests, and the inside is a great size. All the countertops are granite and everything is well-built. Honestly, I wish they had these apartments in Corpus. It is really expensive, I will say that. Last year, we signed a 6 month lease for a 1bed/1bath and it started at $799, then we renewed for 6 more months and it went to $849 (which was fine), then we went month to month and its over $1,300 with parking. I think thats insane, because this is Victoria, TX, not Houston. They will get you if you are 1 day late on the rent, but they stay pretty friendly about it and will work with you. Last year, there was a flea problem, but I think they started including a flea pesticide in the pest control this year because we havent had a problem. Mostly everyone in the office is great. Kelsey is my favorite. Shes really nice and is always helpful. Overall, this place is great and Im glad we chose to live here for our time in Victoria. . . . . . . 2017: The apartments themselves are nice, staff is friendly, they are quick to respond to maintenance but the FLEAS ARE RIDICULOUS!!! I have found them on me, my boyfriend, and our dog after walks. Our dog is on medication and has never ever had a issue with fleas until we moved here. We always catch them before it turns into an infestation, but its always shortly after walking our dog (or outside in general). This has occurred at least half a dozen times in the past couple months. Its a nuisance and its unsanitary.

Was told a 3% discount would be applied to rent due to relationship complex has with an area company. After moving in, I was told a decision was recently made to discontinue said discount. I inquired and was told that maybe I will have better luck contacting upper management about this issue. Management is disorganized and does not have adequate relationship with ownership for decision to be made. This is not about the money, but about the principle.

Aria Victoria is absolutely wonderful. The staff is helpful, friendly and very efficient in all that they do. The grounds and apts here are gorgeous. Everything is always kept in tip top shape and the amenities are fantastic. Not mention all of our wonderful events month to month. I would recommend Aria Victoria to anyone.

Fantastic property, quiet, clean and residents are surprisingly friendly. Staff and office personnel are always helpful and go above and beyond what you need. I was also amazed at how fast they came back online after Harvey. The maintenance worked incredibly hard to get my unit and everyone s back to move in quality; however, they always respond to maintenance issue super fast

I loved living here! I had two whole problems in the year that I lived here: (1) the AC went out about a month in; it was fixed within 24-hours, and I didnt have another incident since; (2) the battery to my gate opener died twice (and they replaced it free of charge both times). Yup. Thats it! Not once did I have an issue with unruly, loud neighbors or inadequate parking. Its pet friendly, but pet owners were responsible and maintenance did a good job of keep the grounds clean. The apartments themselves are gorgeous, and the ladies in the front office were always really friendly. The amenities were great too; the rec/gym has everything you need for a full workout. Its just a really beautiful, safe place to live. I was so sad to leave! (I moved out of Victoria for a job in another city). Id recommend this place in a heartbeat!

Ive been a resident at Aria Victoria since they opened in 2015. I always receive white glove service from management and maintenance. The property is definitely all around the best property in town. Searching for a new home in a city that you know nothing about can be difficult and kind of scary. However, we could not have picked a better place to live! The staff at Aria Victoria are super nice, and are always willing to go above and beyond to help with any issues that we may come across. Maintenance issues are always taken care of in a timely manner, and the grounds and lawn are always well kept. Pest control even comes weekly to treat the grounds which is a major plus! There are lots of other children for our children to play with and it is zoned to some of the best schools in VISD. I think our favorite place at Aria Victoria is the pool! It is amazing and always well kept as well. We are so glad that we chose Aria Victoria as our new home almost a year and a half ago!

Weve lived at The Aria for just over a year now and highly recommend this place to everyone! Very rarely do you come across people who are willing to go above and beyond to make you happy, but we found that here. Staff is amazingly nice and attentive! The grounds are always kept up and the pool Yall, its fantastic! My kiddos have so many other children to play with here, such a great place for families with children. We are proud to call the Aria home.

This place is great. Great location, great grounds, and a great price. More importantly the staff is great. From the apartment manager to the maintenance guys, you couldnt ask for better. They have accommodated me on everything I have needed. So far all the residents I have met are classy nice folks that are respectful of others. I signed a 6 month lease and if this continue at this rate, I will definitely stay longer. Thanks to Patricia for making me a believer.
