Ms Cindy is the first manager the owner of this apartment property who really do put in work orders for the tenants of this property when a tenant notify her of a problem going on with their apartment they live in on the property, and thank the owner of the property for finding a good replacement from the ones who did not care about the tenants work order problem they have with their apartment!!!! Good Morning, just recently moved into the place. I will say had a really challenging start which I know now was due to the property being in between onsite management. Since there is now a manager onsite (Cindy) this has definitely made a difference, I do agree with a previous post regarding unit not being ready for leasing. Initially there was water leaks under sink, awful mold in vents, and refrigerator not cleaned, however since making my concern know everything has been taken care of. The staff are new so I want to applaud them on their efforts thus far of getting things in decent and proper living conditions. I know these things take time but I am very satisfied thus far with the response time, service, and customer/tenant interactions. I ll keep sharing updates and MY personal experiences.

I was supposed to move in March 1st but the office was closed with an red letter on the door and I was not notified at all but the maintenance man showed up surprisingly just in time before I was about to leave to give me my keys. I officially moved in on March 3rd, 2024. There is no A/C (They gave me a window unit once I called the maintenance emergency line). Also, the apartment wasnt cleaned out because there is feces underneath the kitchen sink. Which is disgusting. The A/C should have been checked before yall even leased the apartment to someone. Now, I feel stuck. They fixed the A/C but now it s just blowing cool air not cold to where my I m hot when I sleep and still need the window unit they gave me to even be cold .

How would you take care of this situation knowing that a tenant is living with a bbq pit inside her apartment that has carbon monoxid by using the bbq pit not to mention rats,she cant run her a/c because its connected to her restroom sink now its to the point where if she does run her air it fills her sink with water and has water bugs flying around bit her and her kids also she has mole inside her apartment Do you feel she should pay her rent

DO NOT COME LIVE HERE ITS A TRAP GO ANYWHERE ELSE they prey on poor people and those who dont have alot of money. new hires every couple months in the office, mold under layers of paint, the building isnt up to code and is a safety hazard, the ceilings are caving in, the water runs brown if you dont run it for a 2 days, roaches everywhere, maintenance will leave papers on your door and never show, tickets dont get responses, the washing machines do not work. the mail box is not maintained i havent gotten mail in 2 years. people fight and scream throughout the night outside, if you wanna leave, even if you put in the proper paperwork they will still attempt to charge you up to 3-4.5k in fees and wont give your deposit back. I hired an inspector to come check this place out mold painted over and safety amenities are out of date and painted over. there are so many illegal things going on here. this is a soulless complex owned by a asset company that doesnt care.

There s a surprise $250 cleaning fee at move out that is not discussed at move in. We were told that we would only have to clean the apartment when leaving. You either pay the fee or hire a cleaning company to do it, non negotiable. Which if I have to clean the apartment anyways before leaving what is the $250 being use for really? Sounds pretty suspicious but whatever. People outside constantly screaming. Some play music loudly outside, waking up people inside. The washing machines have constantly had to have repairs done to them and have taken my money multiple times without being able to use it. Roaches are constant problem because of the ceilings. Have had the places fogged out and sprayed multiple times and they still come in from outside and other apartments. Management is nice though so I guess that s the only good thing about the place. Based on that, I gave a generous 2 stars.

I came to this place when I was homeless. This lady named Angel open the doors to me and said we have a place for you and family. Its clean not to spacey but just enough. All bills paid. Staff is nice as well . I just signed another year here.

Its time to definitely move ! My work uniforms were delivered and signed for by the manager on the 23rd of January and today is Feb 5th and the manager held my work uniforms causing me to miss work ..Thats a federal offense

I really wish I could give them no stars at all!! I paid a security deposit of $400 and they rented the apartment out to apartment to someone else and refused to return my security deposit. After she told me that I was approved to move in and if I did not move in I was able to receive my deposit back. I will be contacting the BBB and channel 11 on these apartment complex first thing in the morning!! Whatever the next step is I need to take for my money to be returned I will!! I need that money to put on another place for me and my children.

Poor & unprofessional management They are very rude! & so hard to get them to answer the phone in the office during their office hours. The woman that so called runs the office is NEVER there, she s so lazy and only comes when she feels like it.... This property is small and located within a bad part of the city. I have a strong belief and am willing to bet that the property manager is taking advantage of the Section 8 tenants and regular tenants. I have a relative who reluctantly lives there and is disabled, unaware of their tenant rights and are being bullied and bothered quite often for fees, payments for utilities, etc. I happen to know that while they do not get any special treatment and must reside peacefully and happily within the stipulations of the lease agreement, they are being mistreated and practically scared if not forced into making payments that should not even be an issue from the gate. The property manager is applying fees and charges within the ledger that will accommodate her not being reprimanded for the arrears its left in at the end or beginning of a count period. If someone has a late payment due, it is usually standard that a property manager NOT accept any of the payment until the FULL amount due is paid in its entirety whether the tenant is subjected to increasing late fees or not. Once they accept the rent due, you cannot threated to evict them for late fees that are accruing even after youve already accepted not only the bulk of the rent which is what Section 8 pays (HAP) but youve also taken the tenants portion. Why would this be fair to subject the tenant who receives Social Security income each month as their only income to a continued accruing fees that will only light fuel to a new issue for the month to come? Ive lived in apartment complexes alost 99% percent larger than Coral Manor and my apartment manager never allowed the late fees to accrue if they decided ......note I said decided to accept the rental payment. This is strictly why they do not accept a penny until it all is paid in full, rent due AND late fees. Not only is this an issue but this tenant lives uncomfortably near an alley with a dumpster next to her unit, a horrible carpet in her super small living room and third room which should have not been a room but maybe added to the small living room. Its so gross we do not even walk on it barefooted. Mind you the tenant already has breathing issues....a huge breathing tank and small mobile tanks in her home, a walker, hospital bed, scooter to and other medical apparatuses needed for her condition in this small unit. Management is very confrontational, verbally abrasive and threatens the tenants to come into their units to confiscate property that is not stipulated in the lease for a form of payment of monies owed. Hence, bully mechanisms for individuals who are not well educated about their rights as tenants and the functions of leases, ledgers and property housing quality standards. I am leaving this feedback with hopes that at the least the new property owners would come forwards and speak with me because I have called HUD to open an investigation for possible fraud and inhabitable unit quality standarss, amongst a plethora of other complaints. I am in the process of getting written issues to launch an even bigger investigation on this property. Tenants deserve to live comfortably within the confides of their home and should not be repeatedly and negatively bullied for inconsistencies that are often occurring. Last time it was eviction for a light bill when the unit is claimed to be all bills paid. They threaten with eviction notices and dare not to have yet gone to a judge because they know if they pay the courts fees to have a date scheduled the payment would either be rectified or resolved before them so they never care to waste their time or money with that but they use it as a muscle to scare the tenants who do not know any better. I will pursue my efforts in reaching out to the property owners to get to the bottom of these issues and also escalate it to assure current and perspective tenants are not continously treated this way. Hassling the disabled. So sad!
