I lived there from Aug 2023 to Jul 2024. They raised rent by $200-300 which caught me by surprise and now that Im moving out, they are sending me a bill for repairs and damages that are absolutely ridiculous and over charging for everything. Half of these damages are prior to when I moved in. This unit was lived in by a buddy of mine prior to myself moving in and they charged him a lot for cleaning and repairs yet nothing was actually cleaned when I moved in. A year later, Im being charged for stuff thats stained from 2 years ago along with stuff thats broken from 2 years ago. Overall a shitty student living complex that overcharges students for units that are always needing repairs and maintenance for leaks and broken appliances, along with the fact that is a dirty neighborhood that is always being robbed. DO NOT LIVE HERE. UPDATE: I have emailed and called the property and mangement countless times from the day i received the statement to now to dispute about my move out charges and they have yet to respond to me or reach out regarding the issue. YET they have the audacity to keep sending me collection notice letters without even hearing my claims and disputes. Pathetic ass company who hides from issues and confrontation.

The amenities are top-notch, and the environment is always clean and well-maintained. The property owner was unresponsive when we called about a family emergency cancellation AND when we did get more information the property owner accused us of lying. She berated us for five minutes and hung up on my sister with no further explanation of refund. Our ordeal was made exponentially worse with an insensitive property manager.

Just moved in here the other week, I think a lot of the people leaving the poor reviews have truly not lived in a considerably worse place. A college apartment complex is never going to be perfect. Previously I lived at Leah Ave Townhomes and I can tell you from living here for only 2 weeks that this is 100% higher quality. Starting with the move in day, staff was very helpful and considerate, for the small amount of things that were wrong the maintenance team was on it immediately despite knowing that they are understaffed currently. When moving out I will update this review and hope that it s still a 5 star by then.

They do not know how to communicate effectively, half the time they do not answer the phones even when people are in the office and when they do no one knows anything to the questions that they have. They have switched managers multiple times and management companies. Nothing ever gets better, the only manager that ever seemed to care about anything left. Half the time, the bus is late or broken down. No one seems to care about the residents ever, which is really disappointing. If you have issues that arent being resolved, I would sublet or move whenever it is possible for you.

They gave me an unclean, roach-infested apartment with unfinished floors and fecal matter in the toilets. The kitchen is a biohazard with stains in the oven, microwaves, and dead roaches in almost every appliance. Ive lived here for a week, and nothing has been done to help resolve any of the issues in the apartment. Aside from a poor kitchen cleaning job, thats all. Dont live at The Cottages. Its not worth your time or money.

I lived here for a year and it was 100% the worst apartment Ive ever lived in, and Ive lived in quite a few college apartments. Many of the 5-star reviews here are misleading because the management offers rewards for leaving them. First off, the management didnt charge us for utilities for the first six months. When we asked the front desk about it, they had no clue what was going on likely because theyre also college students who never seem to know much. Then, without warning, we were hit with six months worth of back charges for utilities. One month, I had to pay an extra $300, with no heads up at all. Trying to get in touch with the front office is a nightmare. While out of town, I had to call over 30 times just to get a response. It can literally take days of calling every hour to get through to someone. Safety is another issue. Many of my neighbors had their apartments broken into and were robbed. We had multiple items stolen off our property, including hammocks and coolers, and countless packages went missing from the front office. Everything in these units constantly breaks because theyre so poorly made. The final straw is the nearly $400 charge theyre trying to bill me for damages. I left the apartment much nicer than when I moved in, but after calling more than ten times this week to get some clarity on these charges, Ive gotten no response. I also cant access the resident portal to see the details. To sum it up, this place is a complete nightmare. Its run by college students who cant provide any real help, and its not worth your money or peace of mind. Look elsewhere!

The worst move in day ever. We unloaded at 8am as our daughter waited to checkin. They changed her cottage so we moved all her things to another cottage. Its 9:30 still no key. Maintenance just let us in. The place is filthy. Bed literally in pieces laying on the bedroom floor. Wow. Do we get our deposit back if we leave it the way we found it? More dog hair under the sofa cushions than on a full size dog.

Front office and maintenance don t get much worse and especially now that I have moved out they can t even bother to respond to phone calls or emails. 8/2024 UPDATE: Being charged a collections notice after being back charged for furniture that I never had...As well as charging for cleaning a unit that is nicer than when I arrived. Not replying to emails when being asked questions about fraudulent charges then demanding payment is despicable. Awful apartment ownership and management. Paying for a furnished unit and havent heard a single update or gotten an email back regarding the status of the issue. Been charging me renters insurance for multiple months (even though I submitted documentation for multiple months that I have 3rd party insurance which they already approved through their online portal). Dodges calls often, pays for good reviews because theyre such an awful complex. Do not rent.

The houses look nice but they are riddled with issues. Be prepared to get screwed over with charges at every turn and they will try to take you for all you are worth. The office is ran by residents and the manager seems to almost never be around when you need them. Not to mention that when me and my roommates arrived at the house it was filthy and my toilet had not been flushed so that was a nice surprise. They are now trying to charge us 300+ dollars for the living room that is cleaner than when I arrived. The fridge hadn t even been cleaned up. UPDATE! As of 4:00 pm August 12th I have yet to see any email from the cottages. I also forgot to mention that the 300+ did not include the 300 they are already taking from our deposit so $600 from all 5 tenants in the house. Don t waste your time here. Unit was disgusting on move in day, from trash everywhere, to left over food in the fridge from previous renters. Management had this cleaned up in a few hours but this really affected our move in schedule becuase we had to wait for the unit to be cleaned. Also considering all of our cars are filled with stuff that needs to be taken inside. Not a big deal I get it lots of units to take care of before move-in -day all is good let s move on. The next month I noticed I was getting charged furniture rental despite me nor any of my roommates renting furniture and I brought this to the attention of some of the front desk employees who put me on a list of people to be reimbursed and/or taken off the furniture rental auto pay. Despite that list, these charges continued for months and I visited and called the office many times until entirely new management came in, and I was able to get SOME months refunded but not all the charges because when management changed they also switched to a different resident portal.. still don t fully understand because I have photos of the charges despite not being able to see it in the portal s ledger after the management transition. Now that the lease has ended I have just received many cleaning charges for damages that were already sustained before we first moved in, and was never fixed by the last minute clean up team. I have also just received SIMULTANEOUS furniture rental charges for multiple months. Again I ve NEVER rented furniture. This place is a mess and you d do better at any other place in San Marcos.

Do not live here unless you want to have constant issues with maintenance and management. This place is a scam! They take advantage of college adults and try to take as much money as they can from you. From the moment we received our keys we had issues with our unit, the door front and back door locks were broken for two weeks before anyone came out. Not to mention the awful state of the unit when we received it, there was trash everywhere in the unit, and broken amenities. We cleaned our unit before we left it was spotless and now they are trying to charge us for cleaning fees??? Do not waste your time and money here!!!

Not sure how this place has 4 stars....My daughter and her roommates have gone through a mental rollercoaster in the last two weeks, Ive driven 4.5 hours to help out, and after spending 4 hours sitting in the lobby waiting for a contract and 3 emails stating everything we STILL HAVE PROBLEMS. The girls put in emergency maintenance and have been without AC for 3 days. Also, the apartment they were told theyd move into is infested with fleas. Supposedly, they will be moving into another unit this week. Again, I ask, WHY are you moving them when you have 2 soccer players at Texas State that are already in season, 1 girl is STUDENT TEACHING rt. now, and another will start very soon after. Let them BE! Or take a VERY REDUCED RENT for these 4 that have been loyal to your residency. PLEASE CALL ME because no on is answering your phones at the Cottages or Corporate BHOM.

To start, all of the positive reviews are for giveaways. I have lived here for going on 2 years now and its just terrible. Here s all that has happened (edited August 2024): We had no microwave for a week because it broke Our washing machine has broke twice and leaked through our roof Our AC went out for a weekend Our door literally fell off the hinges 2 times(one time was at night so we had a broken door at night) Our back door key never worked. We kept losing water for DAYS at least once a month We moved in missing over half of our furniture (i was missing 80% of my room for 6 weeks) and we STILL had to pay full price We are still missing the main portion of our couch My mirror literally fell off the wall while I was in the restroom One of my roommates closet shelf had broke Some of the staff can be rude. And now we haven t had wifi for 5 days, which is extremely inconvenient bc its mainly students living here. Charged us rent for august despite my lease ending july 31 Constantly overcharged for utilities I would put 0 stars if I could; let this place be your last option!

AUG 1, 2024 UPDATE.....NOTHING FROM MY PREVIOUS POST HAS CHANGED. MY COLLEGE STUDENT MOVED OUT YESTERDAY. I RECEIVED AN EMAIL I NEED TO PAY UTILITIES HOWEVER THAT BILL INCLUDED PAID RENT & THOSE CONTINUED CHARGES THAT WERE NOT ON THE LEASE AGREEMENT. YOU CANNOT EDIT THE AMOUNT TO PAY. IT WOULD BE NICE IF SOMEONE WOULD ANSWER THE PHONES/EMAILS BUT THE PHONES RING THEN HANG UP. I TRIPLE DOG DARE THEM TO RESOLVE MY PROBLEM WITHIN A REASONABLE AMOUNT OF TIME. JAN, 2024....DO NOT LET YOUR COLLEGE CHILD MOVE HERE....If I could put a negative star I would. The company that took over this place is the worst. I have spent way more time than needed to get some unauthorized fees taken off only for them to show up again. Dont try to call the office either as it just hangs up on you and emails are just as bad. Also all of these tenants are about to get hit with high utility bill as they have not billed them since taking over in October. Thats another battle. And sadly today Ill have to pay that fee so that rent is not late and fight for the refund.

so excited to move out of here. i just got charged rent even though my lease is out and no one is answering the phones, which is a common theme for them. my apartment went without AC for over a month, wifi for almost 2?? also our apartment flooded four different times and that was brutal too. they will delete comments or ask people to do 5 star ratings for a prize. i just really dislike living here.

The property is constantly trashed by frat boys. If you love the cops showing up at least twice a week, people drunk driving into the walls and men cat calling your friends when they walk to your house then you ll love it here!

Absolutely terrible place to live at!!!! Not only do they never answer the phone, they just flat out do not care for their residents and reoccurring issues. When we moved in, our unit looked like someone had just left that same day. Trash everywhere, food in oven and the sink and not to mention the floors were DISGUSTING. They said that they did walk through/cleaning of the units prior to move in but that was clearly a lie. We had multiple wasps nest on our porch, front door, and even in our living room?!?? They will not charge you utilities for months, and then decide to randomly start charging you all at once, which is a huge bill along with rent. So many break ins have happened or even ASSAULTS and they will not do anything about it or up the safety precautions!!!! Managers and staff are so incredibly rude and will not help you solve an issue no matter what. I would have rather lived in someone s garage than live here. I would rate a 0 if i could.

you know its bad when I have already written a bad review for this complex and have to come back to write another one. This is quite possibly the worst complex to live in in San Marcos, and its just gotten worse the two years I have lived here. In my last review, which was five months ago mind you, our washer was broken. It was just now (yes, five months later) replaced despite 12+ maintenance requests put in to fix it. We were told by the two people left that work at this places front desk that after 6 requests it has to be replaced but yeah....that obviously wasnt true. Before spring break my clothes were sitting in a puddle of water in the washer and it smelt so bad I finally put them in a trash bag in front of the house for a few hours while our new washer was being put in. THE TRASH VALET THREW MY CLOTHES AWAY. Mind you the rules are that the valet throw away SEALED bags, the bag was fully open with sopping wet clothes in it. The manager was horribly rude to my roommates and I and said there is nothing they can do. This place will do nothing for residents that pay $800+ dollars a month to live at this run down apartment complex.

We moved our daughter into the Cottages at San Marcos the summer before her sophomore year and we could not have picked out a better place for her to finish her time at Texas State. The few occasions we have needed to contact the office, we worked with an employee named Addie both times and she was an absolute delight to work with! The floor plans are roomy and her cottage feel like a home. Highly recommend!

She is always there to pick up the phone to relieve me of my worries. Maddie ensures I receive accurate information about the property, while Aidans warm welcome with a smile adds to the positive experience. Broken locks/ washier/ dryers that the maintenance team made up of 18 year old boys refuse to come out & fix. There s a strange man been seen peering into peoples cottages at night (this still didn t alarm maintenance to come make sure we could lock our door). They will move you into a filthy cottage with clutter from residents no longer even living there. If you sign here be prepared for random fees on your rent & don t dare call the office about it because they either don t know the answers to your questions or don t answer the phone to begin with. Wifi was allowed to be down for over a week which is unacceptable considering this is STUDENT LIVING. They also don t make sure it s only students living here. I had to live with a 30 year old bitter woman basically going through an early mid life crisis. The rather large girl working the office by the name melonie is rude, ignorant to her responsibilities and downright unhelpful. I went up there and asked for a manager as my constant maintenance requests were marked as done when no one ever came out & Melonie smirked and said I couldn t speak to the manager. Update: Received an email from Lucas, the property owner/manager apologizing and that all was fixed. WELL, last night received an email that my cashiers check for Oct bounced, a cashiers check! He only responded due to the google review but NONE of mine nor my daughters emails through email and through the website have been replied to. She went to the front office and they said they cannot do anything, its the financial department that does this. I cannot express how disappointing this is, my daughters whole experience at San Marcos and Texas State is amazing but her living situation at the Cottages has become a nightmare.

The Cottages raised my rent by way more than inflation (nearly a $200 increase). Ridiculous fees, like a Green Fee or they charged 2 or 3 months or utilities in advance at the end of the contract. They refuse to fix their gym, regardless of the work order or notifying them or the broken equipment. Shuttle is unreliable and more late than not. Move in time is actually a nightmare, with trash overflowing into the parking lots, them not having enough furniture for some of the units, and being unresponsive to current residents work orders or phone calls (to include not providing mailed packages at the front desk). Payments were often wrong with extra charges and Id have to reach out to them to correct (in person since they wont answer their phones). Internet would go down for weeks. I truly hope their management was fired. A college student could have done a better job. Also, one of the residents showed me the messages between management where they refused to let them resign their lease for another year unless the resident agreed to change their review to something positive.

My daughter received an eviction letter and then when she went to the office they said not to worry they found her rent from Oct it just hadn t been processed. Then emailed owner a week ago about the situation, still not response and rent still shows as not paid. Still no response, especially from Lucas Rogers who signed the eviction. Poor management of the property!

The physical construction of my apartment is fine- after everything got fixed and we, as the residents, spent a minimum of two weeks cleaning it (after being assured before move in that it would be clean and ready upon arrival). It took weeks to get everything up to date, but now the space itself is fine. We have had no working washing machine for four weeks now, and the machine broke two times before that. We contact the office and maintenance about fixing this issue consistently, yet the lease agreement remains broken on the end of the complex through providing no working washer. The outside of the complex is often disgusting, I understand that residents with pets need to be cleaning up after their pets, however since that is not happening, the complex needs to be cleaning this up to uphold health standards. The first month that I lived here the gym was not maintained, the ac was broken, bathrooms unfilled with supplies, fans broken, no cleaning happening or offered as self-service. The pool is genuinely never open or clean. The sinks drip constantly, and we have yet to be charged for utilities and there is no communication over when that will be occurring. I am constantly receiving apology or warning emails about some new problem (no wifi, water being shut off, having to pay in new and inconsistent ways, websites and portals being down, etc). Overall, it is incredibly disappointing that a place with such great potential has become such a burden to live in. Will not be resigning or ever recommending to another individual.

I would give zero stars or a negative review if I could. If you live here, just know that the staff and management does not care about you or your concerns. The living conditions have become so bad that some have reached out to lawyers about what we are able to do. 1) I have been trying to reach a property manger since JUNE. I have had an occupancy issue that resulted in getting fines $300 that I am not responsible for. Not a single person has responded to my countless emails I have sent. When I call the front office or show up asking to talk to someone, they tell me that theres not a property manager on site or that theyre too busy. There have been 3 property managers in the past few months. It should not be impossible to reach management when a resident has a genuine issue. 2) The staff is rude and treats their residents like an inconvenience. There is a resident group me chat, and while they have states that the chat is not affiliated with the cottages, everyone knows who the staff is, they know their names, and their faces, yet the staff still has the audacity to be rude to residents for venting or for even stating any issue they have with the cottages. The staff will publicly be rude to residents when everyone knows they are employed by the cottages. 3) The internet connection has been out for 5 days now. Residents received an email on the first day stating that the Wi-Fi would be fixed the next day, after that residents did not receive ANY updates or form of communication from the cottages for the next 4 days. Currently, there is still no Wi-Fi property wide and this creates an extreme inconvenience for students that dont have cars or forms of transportation to campus or to a place that has wifi connection. 4) The Cottages at San Marcos recently just updated their bus schedule to come LESS frequently. This means that if you miss the bus, you are out of luck for the next 30 minutes. The shuttle coming less means that there are more students on each bus, which results in several students not being able to get on the bus because there is absolutely no space for them. When residents reached out to express their concerns with the bus schedule, one of the staff members told residents to get over it, in the residents group chat. 5) The majority of these positive reviews are simply for the purpose of receiving a gift card or being entered in a giveaway. The Cottages at San Marcos has created a hostile and stressful living environment for the residents and employs a staff that could not care less about the concerns that their residents may have.

Do not live here. Our washer has been broken for 2-3 months now and maintenance has not fixed it yet despite all four of my roommates and I calling them, putting in maintenance requests, etc etc. We have had to go to the laundromat anytime we want to wash our clothes. Was roaches when we moved in all over the complex and took months for an exterminator to come. Even right now, we have a cricket infestation in our house and despite calling them to put our apartment on the exterminator list four times in the past 3 weeks, nobody has came by. I have had to threaten to break my lease multiple times just to get through to management who do nothing about inconveniences that are their own fault. Will charge you for trash violations because trash isn t in a bag when we have seen maintenance men that literally work here themselves put loose trash into our trash cans. Gym has been closed for renovation for the past two weeks and even when it was open half of the appliances don t even work. Not worth the amount you pay to live here. Go elsewhere.

The good reviews are to win prizes! This new lease has been one inconvenience after another. The bus schedule was changed and now there are people that can t fit onto the bus. There are enough people for some of the time slots for them to be running 2 busses at once. It s not cool to advertise a private shuttle and not be able to fit your residents. The power goes out super easily in storms so we haven t had service for 4 days and it isn t supposed to be fixed until tomorrow. We were told it would be fixed the next day and we never got an update after that until today. It s unfortunate because they have some really kind workers and maintenance, but they aren t given the resources they need to make changes. Won t be resigning sadly.

Put in multiple maintenance requests for my dryer that doesnt work and they have only once came to my house. Said the fixed it but still doesnt work at all & since then put in multiple more. Wifi has been out for almost a week and they dont know when it will be back on as well as havent sent anything out about it. Gave me 1/2 keys for my house & trash never gets picked up. Came here to get away from bad management from The Retreat didnt realize I was moving to much worse management.

They have people post fake reviews for chances of money and gift cards and groceries. Amenities constantly broken, Gym, pool, coffee machine, printer. On top of that they will charge over $300 in move out fees for cleaning and painting. I have requested to talk with the manager about move out fees and they still refuse to speak with me. During my time here there were parties of up to 300 people in one house, a car driving through a crowd of people, and gunshots. The staff will always say they cant do anything or get you any information on almost anything. The only good part about it was the maintenance staff.

From the moment I moved in, it became abundantly clear that the management had no interest in maintaining the property and ensuring the safety and satisfaction of its residents. Lets start with the gym, or should I say the decrepit excuse for a fitness facility. Its evident that they allocate their budget more towards landscaping to lure in unsuspecting new tenants than towards maintaining essential amenities. The gym was falling apart, with broken equipment and a general air of neglect. Its not just an inconvenience; its a safety hazard waiting to happen. And dont get me started on their blatant money-grabbing tactics. They limit the use of the coffee machine, as if saving a few cents on coffee is more important than providing residents with basic conveniences. But thats not the worst part. When you finally decide to move out, they hit you with exorbitant cleaning fees and charges for repainting, regardless of the fact that youve left your room in the same condition they gave it to you. Its a downright scam. Oh, but it gets better. The bus they supposedly provide for transportation to campus is the epitome of unreliability. Countless times, I found myself standing at the bus stop, only to be left waiting for an eternity or finding out that the bus had been canceled without any notice. Its almost like they have no respect for the schedules and commitments of their tenants. And lets not forget about the pool. What should be a place of relaxation and enjoyment is more often than not overrun by people who dont even live in the complex. They trash the area, leaving it in a state thats embarrassing to even step foot in. The managements response? Close the pool for days on end and then have the audacity to blame the residents for its sorry state. To top it all off, the property manager seems to have no clue about the most basic information related to the complex. When asked about the bus schedule, they fumbled through vague answers, leaving me to wonder if anyone in the management team even knows whats happening within their own property. And lets not even discuss their roommate matchmaking service, which is an absolute joke. Its clear they dont care about compatibility or the living experience of their tenants. They just want to fill rooms and collect rent. In conclusion, The Cottages at San Marcos is a prime example of a management team that prioritizes profit over resident well-being. The lack of maintenance, disregard for safety, unreliable amenities, and overall incompetence make this complex a nightmare to live in. Do yourself a favor and steer clear of this place you deserve better.

After our move out the Cottages assessed a bill of $322 for all 5 roommates. I know the room my son left was cleaner than when we moved in but they charged for cleaning and paint. The real problem was the 5 new barstools. My son and 2 of his roommates went by to find out why they were being charged for all this and the office just talked in circles. We have pictures of the room after it was cleaned and they did not bother to look and stood by their bogus claims. DO NOT rent from this place if you can rent anywhere else. This company should seriously be ashamed of their business practices. My son did get an email asking him to post good reviews. So beware of the good reviews. RENTER BEWARE...they use a company called Simple Bills for utilities. This company is fraudulent. Charges you automatically 3 months in advance when you are not renewing your lease. Customer service is a joke. Just received a final bill for our 1/5 for the last 3 months $450. When you call CS they just give you apologies with no answers. Simple Bills just expect payment without questions. Im pretty sure we were over charged the whole year. Posting this here so more renters arent scammed.

If you move here just know the space is not cleaned between tenants. On move in day our fridge and pantry still had molded food. Dirty floors, trash, etc. Recently had issues with maintenance. Asked to have our sink fixed bc water wasnt coming out. Maintenance came by, didnt fix the sink, marked the work order as complete while the sink was still broken. On top of that maintenance left their COFFEE POT in our sink. Maintenance workers throw loose trash in your trash can which you will be charged for. Most recently problem is the bugs. Ants, fruit flies, ROACHES, and other miscellaneous bugs. Asked to have the house sprayed, they only sprayed outside with no warning. The bugs remain, despite constant complaint and effort to have the exterminator come to our unit. The bugs may be the final straw.

If one thing isnt broken, then its another. While the rent is reasonable, the amenities are constantly broken. The pool is constantly closed because they dont put chlorine in it, then they blame it on the residents for pouring beers into it. The gym? Every other machine has something majorly wrong. The sauna? Broken for 1.5 years, worked for a month, broken again. Pool cues are all broken, ping pong table isnt even flat. The staff is friendly and maintenance does their job reasonably well. But there is next to no upkeep of amenities at all. Also Ill mention that they threatened a resident who gave them a bad review.

One time I walked in a minute after they closed after a hard day at work and while being packed up, she still helped me print something which completely made my day! Any 5-star reviews are purchased before kids move in which says a lot about the organization. After several months of trying to talk to someone about a move out fee from August 2022, I finally got a resolution but not through this company. We never knew about this fee 1) they sent the letter to the original apartment address which we dont live there anymore, 2) the second address was incorrect (not even sure where the address came from). We only found out through an old roommate who also got a letter and was trying to refute it. I spoke to several people since November 2022; Quinn who said Victoria N was in charge but after several emails, turns out she no longer works there. Called and spoke to Tara who said to talk to Camille. I finally spoke to Camille, late November, who confirmed where to send the check. Since December 3, 2022, I never got a single email or call confirming receipt after several emails and phone messages through December, January and February 2023. All I was trying to do is make sure they got my money. Not hard. This issue is outside the state of the apartments, the grime, the crime level, I do not recommend them.

Average college living, I liked the house style gives it a homey feeling. Maintenance is pretty good about coming within a day or two for us. They ll try to skip over your addendums though I had to call for two months to get my furniture fee waived and was credited. Do NOT rent from this establishment. First, they do not pick up the phone for anything. If you call the 4155 number, you are sent to a VM if you need to speak to someone. Every time I was able to get through I was told to email a different person, who again, do not return calls or emails. Second the place is a wreck. There was a stabbing and shooting behind my kids apartment. The carpets were stained and smelled of urine when they moved in. The walls had stains and the entrance was a horrible mess of mold and debris. Nightmare. FYI.. these 5-star reviews are bought after you get a tour.

I ve lived at the cottages for a year now and I love it! The amenities are great, huge pool, pretty good sized gym, and a study area. I live in a duplex townhouse with 3 other girls and I love it, the rooms are perfect size and I always feel like theres enough space. A lot of the rooms and houses also come with private bathrooms and pretty big walk in closets which is great for storage especially if your a college student. The people in the office are always super nice and do they re best to be helpful if there s an issue. It has been half way through my lease and I am still missing furniture in the kitchen and my room from the promo I signed and I was told I would get money deducted from my rent because it hasn t arrived but neither issue has been resolved. The manager won t respond to emails in a timely manner, like I said this issue should ve been resolved and it s been 7 months. They have continued to charge me for something that I shouldn t be paying and everytime I go and ask them to fix it it s a new reason as to why they can t and continue to charge me for it. The first week of classes the bus arrived 30 minutes late to the school and when a girl who had been waiting at the stop expressed her concern the bus driver got angry and told her to walk home. I lived here for 2 years (2014-2016) in a 6x6 while an undergrad right when this place opened. The units were overall decent, though very cheaply built (if you looked at the walls the paint would get messed up - hint, you can get the colors they use at Sherwin Williams in town for touch ups). The roommate matching was 50/50 for me. Some of the people I was placed with I am still friends with today, and a couple were a nightmare due to their behavior as individuals. Overall, this place really facilitates undergrads who like to party and hang out with their friends - why else is the kitchen island the exact dimensions for beer pong? It was really good for having parties EXCEPT that guest parking is extremely limited and a far walk. This was always a problem even just having one person over. The bus service while I lived there was an absolute unpredictable joke, hopefully this has improved. The pool and clubhouse area definitely got heavy party usage, enough so that I wouldnt really recommend them for casual attendance. At nights and on weekends people party A LOT, so it will often be loud and rowdy and the walls are thin. But, if youre living somewhere like this, youre probably into that kind of thing. Move-out was a bit frustrating because it was during finals week which was difficult to manage. We ended up being charged for dirty stair carpeting despite having it steam cleaned, which sucks but I think it also kind of the result of putting carpeted stairs in a student housing unit. If you are an undergrad student and are social and like to party, this is a pretty decent place to do it. Its a bit pricey for what you actually get, but there are worse places. Office was staffed by students which often led to dead ends or ran you in circles because they didnt really know what to do, but everyone was fairly nice. Maintenance was mostly taken care of in a timely manner. New construction led to some interesting issues like the thin paint or my bedroom/bathroom vents being switched so that the air sucked from my bedroom and blew into my bathroom, but nothing that was too wild. We did have some issues setting up subleases toward the end (ie management would tell someone they had someone on a list and then later insist that the person needed to go find someone and pay a fee. It got worked out, but there was a lot of back and forth over it). Having a furnished option was nice as a student, and the furniture was fine while I was there. Overall, this place served its function for me when I was a young undergrad and wanted to party and wasnt particularly picky, and that is the exact demographic I would recommend this place to: it was fine. I think they have changed management since I left so I cant comment on continued conditions since I moved out.

There have been multiple times where Ive woken up to maintenance or workers in my place, sometimes even my room, because they can just walk in. Even when we answer the door, they walk right past us and get straight to checking the house like can you give me a minute to let you in? Maintenance is fast and helpful, the bedrooms are a reasonable size, appliances all work, no pests, and the amenities in the main building are open at all hours which is super helpful. Office staff are nice and there are tons of community events if youre into that.

Absolutely love the amenities here! You can grab coffee from the Starbucks coffee machine before heading to the private study rooms. Then afterwards hit the gym, sauna, steam room or pool. They ve got almost everything here. The staff has been very helpful and friendly.

Its not the Ritz Carlton by any means but for a college apartment the cottages are well maintained, clean and spacious. The living and kitchen spaces are big enough to entertain friends. Every floor has a washer and dryer unit so if you live with more than three people its not a hassle to do laundry. The apartment complex also looks good which is very valuable when you live there because you dont hate the place you live at.

I ve lived here for 3 years and love it here. I m planning on living another year here. The staff and maintenance are always very helpful. Yesterday my purse got stolen along with cash and all my keys. I lost my front door, back door, and bedroom key and instead of charging me the fees as it states in the lease, the girl at the front desk was very understanding and gave me all new keys for free. She was very sweet and helpful :)

They started this year with new management and they are amazing! Problems are inevitable with any apartment however, the way the management/maintenance handles the situation is what makes or breaks the complex for me. Let me tell you this apt has the best management and team in all of SM!! They are the reason I am renewing my lease for the first time ever in 3 apartments! I am happy to call the Cottages my Home!!!

Leah has been super helpful, pleasant to deal with and has been extremely patient with my son and myself while we try to figure out the best place for him within the cottages. We have checked out many different apartment complexes and this one, The cottages at San Marcos is by far our favorite. Thanks to Leah, one of the leasing agents at the front desk has been perfect for us. I m glad my son already has someone to go to for questions and recommendations. We found her extremely friendly and easy to talk to.

This place never fails to disappoint me. The idea of a private shuttle sounds nice but it is super unreliable. I have had two 7:30am classes and the 1st bus is supposed to come at 7:05am but typically comes at 7:20 (making me late for my most important class) The apartments are disgusting and poorly maintained. The property looks cute from the outside but if you look closer it is also poorly maintained. Whenever it rains the gravel and dirt go everywhere (sidewalks, parking spots) making the biggest mess. The cottages are really good at never following through with what they say. Also didn t even bother going to the pool because they constantly closed it.

I ve lived in at the cottages for two years and I honestly never had a big complaint. Maintenance always came on time and fixed any problems we had and were responsive to my emails. The only thing I would say would be that sometimes the key that allowed me to go to the gym sometimes worked and sometimes didn t.

They ve got great apartments especially because of the room size and condo style. The gym has a lot of equipment besides just a treadmill and dumbbells. The pool area is huge and has grills, hammocks, and a volleyball court. The pool gets packed with parties when it s a weekend over 90° which is nice if that s your style.

Eleanor in the front office is very friendly and professional. Everyone involved made the move in for my daughter very smooth and easy. She renewed and loves her little cottage. She feels safe and enjoys her neighbors. I would tell other parents to add the Cottages on their list of places to tour.
