Ive lived here for two years, and Im sad to leave. The apartments are old and have their fair share of maintenance issues, but the maintenance team has always been on top of it. Theyre always ready to help and usually respond to maintenance requests the same day. All of our issues have always been resolved. The staff at the main office are always so kind and helpful. They do events that actually benefit their residents, like giving away free groceries. The pool has a great view. Theres a grill. The neighbors are nice. I love that its kind of secluded from the busy downtown area, but its still walking distance from the TXST campus. Im leaving because Im done with school and moving away, but Id choose the Timbers if I ever came back to San Marcos again.

This apartment is simply too expensive for students and for what it s worth. I didn t have more that 5 min of hot water a day the entire time I live there. They suck all your money from you with unnecessary fees. I would recommend finding somewhere that better caters to students and has working hot water heaters.

I am simply tired of back and forth. The ladies in the office are nice but not very helpful. I understand there is only so much they can do. I keep getting charges for paid parking, even though I cancelled it months ago. They are just now telling me they need it in writing, even though I never had it in writing for the paid parking spot in the first place. They need to figure out a better system of communicating with each other, because clearly they are not keeping each other up to date with business. On top of that, I have had issues with my water heater. The maintenance team is nice and tried to fix it, but it still has issues. After a couple of maintenance requests I gave up because I didnt want to be bothersome, because cold showers isnt a super serious issue. I regret not speaking out about this earlier now. I will finish out my lease that I have for the upcoming year, but I will not be renewing after that. The only benefit of this apartment is the walking distance to campus, but at this point I would rather live somewhere else and pay for a parking pass.

Visited my friend in San Marcos. Super cute units, nice hardwood floors and stainless steel appliances. The patios/balcony s are spacious too and there s plenty of natural lighting. Would definitely consider moving here!! The ceilings are tall as well.

Rent keeps rising year over year ever since Orion Real Estate (based in Los Angeles, CA) bought out the apartment complex to renovate outdated utilities so they could jack up prices. You really get the sense that they don t care about their residents (just profit), and put in bare minimum effort. Not to mention, gym is never clean and there s bad cell service because of all the trees. See Patrick Gorman s review below for more, it is 100% true. Just know what you are getting into before signing.

Easily the worst apartment complex in town. If Samantha and Genova still work there don t move in. Other places are more expensive but trust me it s worth it. If you don t believe me just look at the other reviews. The only reason there are positive reviews is because they do giveaways where if you leave a good review they give you swag. Samantha also just has her friends give five stars after a tour . You can t make this stuff up.

While there are some problems with the property, the staff is very diligent in responding to concerns! Sofia has been extremely helpful with working through concerns we have about our apartment, and when something needs to get done, maintenance is here the next day to fix it or give us an update. For sure the best customer service for apartments in the San Marcos area. UPDATE: If you would like to live in an apartment that needs constant maintenance this place is for you. I had left a very positive review my first year of living in these apartments, but I would like to revise my experience. The staff WAS great when we moved in two years ago, but the only people who still work at this complex could care less about what conditions you are living in. Not only do they make you feel like a burden for bringing up concerns and issues, but they are almost always rude or passive aggressive! The maintenance staff does what they can, but that does not outweigh the issues with this complex. The things that have broken since I have lived here include the a/c, the dishwasher, the washer and drier, the door to the shared bathroom, the front door and lock, etc. Our air conditioning unit has been broken since March 16th. It is now April 14th and it s STILL BROKEN. They have done patch jobs claiming that they are attempting to fix it when the obvious answer is the unit is old and broken, but for some reason they do not want to give us access to a working unit. While I have an understanding that there are not a lot of staff at this complex, it does not excuse how long of a process it is to get anything repaired. It doesn t matter if you put in 100 requests to get things fixed, you have to call, call again, and then call a couple more times until someone comes out to even look at what is going on. While I cannot attest to the newly renovated apartments, the ones they have not renovated are in extremely poor shape and are arguably unlivable. While the price of rent is great in comparison to other complexes in the area, I would highly suggest looking elsewhere before coming here.

I like living here! Its super close to campus and I think the units themselves are homey and cute. I live in an updated unit and you can tell its updated! The only thing is that since they are older units, sometimes the heating and air conditioning isnt the best since they probably arent insulated the best, but I do live on the second floor so Im sure that doesnt help either. Keyword: FLEAS EVEN IF YOU HAVE NO PETS. I lived here for 2 years and left in 2020. That whole time I had a flea infestation. I did not have a dog or cat. I used to cry and feel hopeless because the fleas came back after I did treatments and I went to a lawyer to get apartment management to change the carpet and treat it. Prior to that, they did not want to pay for my flea treatments! It s possible staff and management has changed since then, by the way. But the fleas are probably not going away. Even after that whole carpet change and professional treatments the fleas came back. I tried all kinds of things like diatomaceous earth, moping with extra clorox, garlic, flea bombs/poisons, essential oils, keeping the apartment extremely cold or hot, flea traps, desperation, and prayers. I HIGHLY doubt the fleas are dead. Rip if you live in or near my old unit. My neighbours had the same no pets=fleas issue. When I was moving out, I was still getting bit. Ever since Timbers, I do not and cannot live anywhere with carpet. I m just writing this because my partner had prompted me too. I ve lived in a lot of not great situations but But this flea thing is the worst problem I ve ever encountered.

Sophia has been nothing but helpful and kind throughout my experience here at the Timbers. After having a couple of issues with leasing and questions on our apartment, she answered everything in a timely fashion and made sure everything was resolved before moving in. I am really glad to have her here and even through shes got a busy schedule shes been doing an excellent job giving out a helping hand to her tenants! Edit: Wanted to update my review as I never had the chance to. After some front office staff and the main maintenance guy quit, everything went downhill. Sam and Genova were never helpful and always had an attitude when you called the office. After putting in so many maintenance requests no one would come by even with the new staff. There was a time I wanted to use the bbq pit at the pool with my family visiting and I asked Genova 3 times if the pool will be open on the weekend and she said yes, and they locked the gate. The pool was under maintenance but I asked her if the area would still be open and she said yes, they were just going to work on the pool so they werent going to close it. Really disappointed in communication with the office staff and their professionalism.

Current resident. I have a prior review under the same name. Please read that one first if you are planning to sign a lease here. First, please dont let the updates fool you. The property is old as hell and needs MAJOR renovations to foundations flooring/ceilings/etc. Residents are still having issues with management and maintenance. See list below: My units AC is very old and cannot keep up. It is 76 in my unit while my AC is set to 70. I had a portable window AC installed last year and maintenance recently entered my apartment to remove the window unit because another tenant needed it according to Samantha. I told Samantha that I use my window unit often because my AC is old and cannot keep up; however, they entered my unit anyway without my permission after maintenance literally saw me leave, which is a lease violation from the Timbers. Despite my verbal disagreement indicating they did not have permission to enter my unit to remove the portable AC, they entered my unit without permission and failed to leave to an entry note, which is a lease violation on The Timbers behalf. Management should have bought another portable window unit instead of removing mine without my permission to enter! But they probably do not have room in their budget to afford a $50 portable AC because they must fix so many other issues around this complex. Flooring next to my dishwasher is growing mold. Maintenance does not fix anything despite several requests. They said theyd have to call a vendor to fix the flooring and nothing has happened. Ive tried to enjoy the outdoor lounge area (hammocks) and was shocked by electricity when I turned the fan on. Lawsuit. Ive placed several requests for the gym equipment to be replaced. Nothing. Most of the equipment does not work or is not plugged in despite recent renovations. Lastly, the cost of rent here may be cheaper than other properties but residents must pay for all utilities on their own, including water and electricity. Your utilities on avg will cost $150-$250/month because the units have little to no insulation. Although the rent is cheap your utility bills will make up whatever costs you think youll save here. With the poor management and maintenance team, prospective residents are better off spending their hard-earned money on a better property that takes care of their residents concerns and maintenance. Trust me, the positive reviews must have an incentive attached lol. Also, please dont read management response to this review and think they are providing resident service. They perform very low customer service overall. I can prove it - try calling their office right now and see if they answer the phone. Dont sign here unless you wont be home often and do not have a car to commute in San Marcos and get to TXST. Otherwise, run.

I do not recommend The Timbers to individuals seeking housing for themselves or their college students. I am a graduate student with prior tenant experience. There is always an excuse when expressing your concerns as a resident. I truly believe the managers at this complex take advantage of tenants since most are young students unaware of their rights/privileges and the duties of their landlord. The managers at this complex fail to maintain organization but quickly charge residents for damage. STORYTIME -- 1. Resident application issues. My first issue with The Timbers arose when I submitted my income during application. Management incorrectly defined me as an individual who required a cosigner. That was false. I am a graduate student who can afford housing without a cosigner. Unfortunately, I had to direct management to their mistake because they overlooked several details. (Note: Parents, please review all of your leasing information with this complex because they are likely to make simple mistakes. I had to re-sign my lease several times because management failed to insert the correct information on my leasing documents, such as the correct unit number). Then management informed me that my income was too high to live in the original unit I was supposed to reside in so they d place me in a different unit at a low-income rate. Sketch. I was unsure what the new unit was like since I was unfamiliar with its current resident. 2. Filthy new unit. When I moved in, everything in my unit was dirty. I was forced to clean everything, including carpeting, dust/dirt around windows, moldy outdoor patio, dusty A/C vents, walls, oven, bathtub, and toilet. Despite the current COVID-19 national emergency, management does not want to clean units if someone is already living there. They will make new residents sign an As-Is waiver, which is unacceptable since we are still dealing with the COVID-19 national emergency. They failed to clean/inspect this unit for a new resident despite safety precautions. Thats gross. 3. Former roommate left trash during move-out. My former roommate moved out on July 31, leaving her couch, food, and other misc items. I contacted management to handle the situation in early August. I was informed they would come remove the couch, however, they never showed up. I followed-up with them one week later. They responded, Our move in day is in just a few weeks and we are prepping all of our units for move in. With a very limited staff, we have not been able to get pulled way from our make ready list aside from emergent work orders. We apologize for the inconvenience your prior roommate caused and we will get to the couch as soon as we are able. Its been a few days since move-in ended and I havent heard anything from management. It has been nearly 3 weeks. A new roommate has since moved in and management hasnt done anything to throw away trash left by a former tenant despite the COVID-19 national emergency. 4. Current maintenance issues. I ve put in several other maintenance requests for kitchen appliances and electrical issues. No response. Currently, our units AC is out. I submitted a request. Maintenance entered my unit to check the AC, but they did not resolve the other requests about our kitchen appliances and electrical issues although these requests were submitted BEFORE the AC went out. As a temporary resolution to the AC unit, he inserted a plug-in AC that fails to circulate cool air throughout the unit. It is still extremely hot in our unit and we must wait until the issue will be resolved - if at all. My roommate and I cannot acquire proper sleep at night since our unit is so hot. I expect The Timbers to resolve our concerns to OUR satisfaction in a timely manner through professional cleaning service at The Timbers expense and a fixed AC unit ASAP. The pictures below indicate the conditions my former roommate left the unit in. It is not full representation of the units filth in entirety. Also, there are bugs everywhere around stairways. No such thing as exterminators here either!

I like the location of this apartment complex, it s really close to campus and all the trees around it are nice. The maintenance team is definitely overworked but I appreciate the effort they put it in fixing all the issues I had with my apartment when I moved in. The amount of problems we had when we moved in is what really put me off, I understand they were still doing renovations for upgraded units but it seemed a little unreasonable. I ve also experienced a lot better office staff/managers who seem to care more. Besides that it s a decent apartment complex, I m sure with no maintenance issues it s a lot more enjoyable/less stressful :)

A scorpion literally attacked me in my bathroom with 3 large roach encounters. Light fixture for the fan fell on my girlfriends head and they still haven t replaced it or offered any compensation. The ceiling fans are about to fall off. If you are looking to live anywhere do not live here place is old and beat up. Fridge is dented in and all knobs are loose and I thought I was upgrading apartments for the $1400 rent but this place should be $900 at max.

If you want to live somewhere with hot water and AC, DONT MOVE HERE! Current resident here. Within the first few days of moving in, my water heater leaked all over the carpet. Water leaks from the ceiling heavily about twice a day, which run into bed room yet again soaking my carpet. AC does not work at all. Maintenance has not fixed any of these issues. Still living without hot water and AC. The front of office refuses accept any responsibility and insinuates I caused these things to happen within my two days of moving in. I m pretty sure this is not just my apartment as I have heard from my neighbors they are having the same issues. Wish I could get out this lease ASAP!

Move-in day. A/C didn t work. Window unit that management provided got it down to 89 the first night. Black mold under kitchen sink. Bathroom faucet didn t work. Painted over water damage by the bathtub. Washer and dryer not hooked up. Sticky stuff in the dryer. But management has the gall to charge for an upgraded unit because it has new paint and hardware. Not liveable but pretty. Ridiculous. Now there s water leaking heavily under kitchen sink. Owners and management are slumlords taking advantage of college kids.

I have a previous review on my first email account from a year ago before new management came into the picture. I ve lived here going on 5 years, through 4 office and maintenance staff changes, and Peak Campus buying the property, and I consider myself a model tenant. As a university student and as a graduate/adult. Ive lived in two separate units. Nothing ever works. Took them 7 months to fix work orders. Around 8:30pm my roommate and I noticed our home wasnt the same as we left it - then realized the work orders had been completed. I emailed the property manager Samantha about entry into my apartment without notice - as we did not receive a notice of anything through the online portal, text notification from the portal, or by telephone, and she said I was getting on her nerves because I wanted advance notice of entry and purposefully did not reply to my email (a staff member told me this). This was never an issue, FOR THE PAST 5 YEARS they notified us... until now? If I had not noticed the fixes or found out it was The Timbers who entered the apartment and left the front door unlocked, I would have called the police for a break in. I will not be renewing my lease. I reviewed my lease agreement and she (property manager) broke the lease. Attached are photos of the lease. They have turned the AC off in my apartment while fixing it, and neglected to put fans in the apartment or contact me letting me know the AC was off - while my cat was at home suffering in the heat. Mold grows in the AC unit and still has not been fixed. Black mold is under the floors - they replaced them earlier this year and I saw how disgusting it was under the fake floor planks. Property manager does not call you back or answer the phone when requested. Always has an attitude. Refuses to help residents. Roommates plants were stolen and she said she would not email the apartment residents asking for them to be returned. Please dont sign a lease here. The price cant be beat, but thats for a reason.

Ive lived at The Timbers for 2 years and I will not be renewing my lease. While I did have some positive experiences while living here, theyre all vastly overshadowed by the poor upkeep of the units themselves. The apartment was filthy when I moved in and the overall appearance of the unit was as if they slapped a coat of paint on top on fifty other layers of paint. My countertops are literally rotting and the cabinets are warped. Theres mold growing in the ceiling by the laundry closet that maintenance completely disregarded. Theres paint splatter all over the floors, and when we moved in, the floors were dirty enough to leave the bottom of your socks entirely black. I will say, the maintenance team now is much better than it was before and James was able to help me get a new AC unit installed when mine wouldnt bring the temp down below 85 last summer. This property is just old and needs to have a major, deep renovation be worth the amount that youre paying monthly. Because the way it is now, the only benefit is the location to campus and Sewell park.

My son has lived here for over 3 years and customer service has never been this bad. Staff is dismissive and don t really care. My sons AC was out for over a week and the window unit provided did not work- it was 85 degrees in his apartment- they couldn t cook or use any appliances as it would increase the temperature in the apartment. This complex has great potential but staff either needs to be trained or replaced. Horrible.

I love this place! When I moved to San Marcos, my first apartment was awful . They hardly ever did any renovations, appliances were ancient, and the exterior was hideous. The Timbers are the complete opposite. They constantly maintain upkeep on the property, and have cool community activities going on all the time. Campus is walking distance as well. Definitely would recommend checking this place out if you plan on moving to San Marcos.

Overpriced for a roach infested mediocre apartment. Maintenance would never respond to our requests, and when they would respond they sometimes wouldnt even fix it. Mold in the bathroom and AC unit. After leaving they charged me $60 in cleaning and damage fees that were present before I ever moved into it and refuse to believe me after they lost my paperwork. Its close to the school, but I cant recommend staying away enough. Truly a horrible experience.

They left us in 90-100 degree heat for more than a month with a broken plug in ac that would over heat and had tape all over it. The maintenance wouldn t put a word in to get a new one so that was that. Also had mold in the apt and it kept coming back, also saw a fb post a girl got sick from black mold. Just don t go here they don t care ab you at all here.

I ve been living here for almost a year and am very happy with the apartment. Maintenance is actually fast considering how slow I ve heard other apartment complexes are about that. I have used maintenance about 2 times and both were easily resolved within less than a week. The location is great for me considering how close it is to the school and how easy it is to walk to and from. Overall, I would recommend living here if you are wanting an affordable accommodation that is walking distance from the TXST campus.

***EDIT*** A year after writing the review below, I did move into The Timbers. I absolutely love the location and the staff members are extremely kind and responsive. I am glad I made the decision to move to The Timbers, it was definitely worth it. I would suggest The Timbers to anyone searching for an apartment in the San Marcos location, especially if attending Texas State. (See below for previous review.) I don t live here, but I have some friends who do and it s a very nice place! I ve attended some pool parties and the office staff if very welcoming. It s very close to campus and my friends like that a lot. If I didn t already live somewhere else, I would definitely be signing a lease here.

It s pretty cool living here. Aside from a few hating neighbors I like the community. I really enjoy how it s tucked away in the hilltops and trees. Makes me think of my homeland Liberia. I loved living at the Timbers while I attended Texas State. The friendly staff and 12 month leasing option made it very simple and easy to renew my housing while enduring the chaos of enrolling in a new school year. It was nice to have the piece of mind that the staff at Timbers were there to help me and make the process painless. Every service request I put in for my apartment was tended to very quickly, usually same day, and the staff was always so helpful and kind. I would highly recommend Timber s to any student at Texas State or anyone looking for an affordable housing option in the San Marcos area!

The Apartments were built in 1984 and they do not maintain them. When we filled out our moved in agreement we had a two page list of problems and photos which were never repaired during the time we lived there nor before we left. They then sent us a bill for all of the problems that were there before we moved in. When we asked them for our copy of the move in check list to show them, they said they lost it. When we asked them, they refused to produce the invoice for paid bills, for such repairs. They also claimed that we had a pet, which we did not. They then claimed that we took the A/C drip pan which would have required us to lift a 1000 lb unit that was on it, which we also did not do. We were also charged for toilet seats, light bulbs, painting, and carpet cleaning. All of which were like that went we moved in. The apartment manager that was running the place at that time was subsequently fired for her dishonest practices. I pay all of my bills. I have excellent credit. I will not be extorted by a slum lord who is holding my good credit for ransom. Four years later there is a derogatory mark on my credit report from their false and fraudulent claims!

I found the Timbers by chance when I had moved back to Texas to finish school at TXST. Overall, it s not a bad community as it s quiet compared to other student living oriented properties in San Marcos. An awesome location as it s a short walk to campus and the river. Amenities are modest as well. My 3 star reasoning is just because of my initial move in experience with my unit having a lot of work orders needing to be placed, damage from previous residents, and just it seeming as if the apartment wasn t even cleaned after renovations (which in some spots looked as a half-effort was given). Though, I will credit the fantastic staff who manage the property in working with me to solve every issue I ve had for the most part and be professional above all else. If you re looking for something modest, relatively fair priced and right off campus; this is the place to be.

Beware! Ive had so many floods and leaks in this place from the faulty appliances and pipes. Recently my apartment became very humid and smells of mold. I ended up sick from the exposure and the apartment refuses to acknowledge any issue. They hired someone to come out and tell me there was no excess water while IT WAS ACTIVELY LEAKING. Then argued with me about the problem. Absolutely unprofessional. They would rather save a few bucks at the expense of their tenants. It also has a flea problem! So many residents have been unhappy here. They had to give out free prizes so that residents would write something positive about them online. Heres the honest review... rent at your own risk. Edit for reply: it was like pulling teeth to get anything done with yall. I had to personally request a dehumidifier. If it wasnt for Brooklyn finding the leak after the professional came out and declared everything normal, things would probably be worse than they are. Thankful to be leaving the property! Good luck to future renters.

The Timbers Apartments have both pros and cons for me personally. I think the apartments themselves couldve have been a little more kept up when I first moved here. Our bathrooms were messy and the paint on our doors and door frames had begun to peel by the time we first walked in. The dishwasher was broken and had sitting water inside, and our ceiling fans had broken chains. The front office was a little confusing, communication wise with everything regarding the lease agreement and its requirements, but what apartment complexs front office isnt a bit confusing. *KEEP IN MIND THESE APARTMENTS HAVE BEEN HERE SINCE THE 80S* However, with a little TLC (tender loving care) and a great maintenance staff some of these issues were resolved pretty quickly. I cannot thank our maintenance dudes (Jamie) enough for coming out in very short notices. Since the move in, everything with the front office has been pretty clear and easy as well. The walking distance from here to campus is probably THE BEST around. You could get to the quad in no more than 15 minutes tops. Plus, the complex isnt apart of the campus so even with this COVID-19 pandemic, we werent forced out of our places. Yay! Overall, with a little more towards renovation I can say I have had a decent experience here at The Timbers.

Sewage floods, roaches, no A/C! If you like having your apartment flooded multiple times in a one year period, and you like your neighbors sewage bubbling up through your commode, the Timbers is the place for you. Air conditioning problems can take two weeks to fix. Every apartment comes with a free roach infestation! Management had a lot of turnover, but the main problem is the owners dont spend any money properly fixing things. Dont let the location fool you. Dont even think about leasing an apartment here.

I dont normally give ratings, but looking at all the 1, 2, 3 stars and just had to give my input. This place has been under new management since I believe March 2019 and since getting the new Manager in here this place has really been doing great. The Manager and her staff are very placenta to talk to and really care about your issues. Yeah the apartments are old, but the staff has been doing a great job fixing and updating the apartments with the budget that they have to work with. The new maintenance guys that they have, have been doing an awesome job getting fixed right the first time. Thanks guys. The location is great, it is near the school, shopping, and some cool bars. Anyway thats my 2 cents.

If you are a pet owner do not live here! I have not received my pet deposit 4 months after moving out. I called and was told a check was sent which I did not receive. Great location and even better staff! The complex has been undergoing renovations for the fall and the property is looking quite nice with the new touch ups. The neighbors are all young and friendly and the environment itself is calm and mostly quiet. Maintenance is pretty swift as well as effective. For those looking for a cool, calm, and convenient location with campus being so close, The Timbers is a no brainer. Plus, the new property manager is so friendly and helpful.

Overall, I like the community here, and they gave me a crazy good price on the apartment, I cant stress that enough, but some of the stuff here has fallen behind a bit. The dog park is just mulch, flower beds are falling apart, and some of the older apartments have some older, sometimes leaky faucets. However, and I cant stress this enough, the leaders here are really working to change that. They are always there to answer a question and send maintenance to complete work orders quicker than at other apartments which Ive stayed. I like the neighbors, the location, and the amenities are really pleasant. Theres even a little trail that I like to take my dog through here. Overall, there is some work to be done, but I am happy to have this place as my home.

Legit worst place i ve ever lived in. Moved in with broken AC and it didn t get fixed for almost a month. (Keep in mind my roommates and I are all in the marching band and coming home to a 90+ degree apartment after being outside for hours isn t something we want), management is horrible, but new maintenance guys are great. I gave them my rent check and this girl lost it and they tried to act like it was all ok and have me cancel my check and write them a new one. Lost $30 for cancelling my check and that girl didn t get a talk or anything about how it s important to i dont know not lose your residents checks. We moved out and they charged us for carpet cleaning, which is an excuse to get more money out of us because we deep cleaned the carpet before we left, and they charged us for blinds that were already broken when we moved in. Many more issues but just don t live there. I would never recommend this place to anyone, not even my worst enemy.

Update 5/26/19: after 4 months of getting by my A/C went out again today. It s summertime and it s gone out twice this week. On call emergency maintenance is non existent. Coming back to an 83 degree apartment after working to pay for the rent would be funny if I wasn t living it. Update 10/7/18 : My apartment s A/C broke and I ve gone nearly a full week without it working. I call the office everyday and someone says oh we ll send someone over! , but maintenance never shows up. Still can t use my shower If I could cancel my lease and move back to Iconic Village, I would. At least at Iconic, the management was kind enough and up front about how long it would take to make repairs. Upon move in management hadn t even cut me a key to my apartment, and they scrambled for over an hour to get their maintenance guy to bring his copy. When I got into my apartment my bedroom door didn t have a handle (still doesn t lol), my shower was completely dismantled, and the pipe behind the handle had a leak. It took over a week for them to send someone to fix it but all he did was put the shower handle back together and sloppily seal it up. He couldn t fix the leak just yet, citing that the city would shut the water off on Monday. When the city says they re going to shut off the water on a certain day, they do it. Fast forward a week later and the water has not been shut off and my shower has not been completely fixed. I will not use it because I m not going to risk a higher utility bill for something that SHOULD HAVE BEEN FIXED BEFORE MOVE-INS. Apart from the shower there are numerous things that are missing/broken in my apartment that I won t even bother trying to get them to fix because of how inept they are with the most basic of things. The employees are all kind and courteous but there is 0 communication between them all, so when you call them you re back to square one. Additionally there s 0 follow up after calling (unless of course it involves their money), I ve called their office 4 separate times in order to get my mail key and they still can t seem to get it.

The good thing is this complex is conveniently walking distance to campus, and it s isolated so the environment is calm. However, buildings are OLD, so things occasionally break. Maintenance are definitely not professional. Patio outlet has not worked since day 1 for two years. Since new management came in, I asked them to fix it. Maintenance told me in exact words yeah none of them work here. We don t know how to fix it, so yeah . That s not exactly something you want to hear. Paying rent, I expect everything to work or to be fixed. He also left my Clorox on the floor after fixing a leak, where my dog can easily get to it. Staff also did a unit inspection, didn t even leave a note that they entered my unit. I kept my dog locked behind hallway gate with doors CLOSED because he likes to be destructive, and they left my bedroom door wide open. This led to my dog damaging the carpet, breaking my tv and other expensive items. I sent an email in regards to this a week ago and they still haven t responded, and this isn t the first time emails haven t been replied to. They re super friendly and outgoing, but friendliness can only get you so far. Friendliness doesn t fix broken items or replace my damaged items. I understand leaving a door open is a simple mistake, but that one small mistake put a massive unnecessary dent in my wallet. As for maintenance? I understand if you can t fix certain electrical issues at the moment, but word it better. Patio outlets seem to not be important at all to them since none of them work . Maybe because nobody complains about it, so they choose not to worry about it. Which it s not a big deal, but I m the type where if I m paying all this money, everything better work.

Ive lived here for a couple of years and while there have been several management changes and some maintenance issues, the new mgmt staff really seems to have their act together. New maintenance team is great and responsive. New staff is friendly and helpful as well. The Timbers is a great, quiet place to live that is walkable to campus and at a reasonable price. Sure you can pay a whole lot more for swanky digs, but theyve got everything I need here and I dont have to wait in line to take a bus to campus. The units are nice/clean, there is ample parking, and the location is A+.

This has nothing to do with maintenance. The new maintenance guys are great. They just do what they are told... the rest is up to the staff members in the office who seem to have trouble communicating with each other and remembering things. I honestly wish I could do more than just write a review. The apartments are nice. The atmosphere is nice outside of the apartments and it s a beautiful place to live. However, communication is really bad between the staff members. REALLY bad to the point where I cannot wait to just leave. I have had problems since the day I started living here with the older property manager, Kacey. I could go on and explain in great detail about everything that has happened but it all boils down to communication. Because despite the fact that there is a new property manager, the communication is still bad. I don t want anyone replying back with this with fake concern saying that they are Sorry for my experience, and would like to speak with me. No. Just fix the problem. It s been 9 months and y all still haven t gotten it right. I ve left voicemails stating that communication needs to be fixed several times. Particularly today where the staff members were supposed to communicate with maintenance so that they could soak up water that they accidentally water pressured into my apartment while cleaning the pathways. I just had surgery and am using a hands free knee crutch. The knee crutch doesn t do well with wet floors. Again, maintenance has nothing to do with it because they did not know that the water would go into my apartment. They came after hours after I left a message to the after hours emergency phone number and helped me out. The problem that exists is with the office staff. I called at 4:40 pm. I explained how urgent it was and my situation. They did not communicate with maintenance. I arrived back home at 7:00pm and the water was still there. Maintenance told me that they were not told about the water. Have a meeting with your team. Fix the communication. Make sure the job gets done. Double check your work. Provide incentives for your employees... do SOMETHING to improve the communication. Please.

Months ago my husband and I left our unit at The Timbers with extreme urgency due to the horrific and dangerous state it had been allowed to fall into. In our three years living here we experienced countless maintenance atrocities that were either NEVER resolved, not resolved CORRECTLY, or that we had to fix OURSELVES. Repetitive flooding (ranging from 1. an improperly caulked and leaking sliding glass door, to 2. the extreme and constant flooding of our AC unit that apparently never had a drip pan, to 3. our washing machines output valve simply NOT being connected back into the machine after a repair and flooding the entire back end of the unit - in addition to 4. a toilet from the upstairs unit leaking through an electrical outlet in our ceiling) was NEVER addressed in an acceptable or sanitary way. [Side note: when we mentioned that the water had come through an electrical outlet- an electrician was never called. Maintenance merely tested the light to see if it still worked, and moved on.] MOLD and MILDEW became so abundant from these issues that the maintenance team (who I may add was overworked and under-compensated by the failing management hierarchy and not to be blamed for what is clearly an issue above their pay grades) advised that we bleach and KILLZ the multiple spots of mold ourselves to avoid falling ill, because they could not get to it in a timely manner due to all the maintenance calls thrown in their direction, daily. Because of all of this, we attempted to terminate our most recently signed lease contract, and to our dismay, we were told our only way out was to pay a lease break fee and then sublet the unit to another individual, which we had to locate ourselves. Knowing this wasn t a viable option due to the disrepair and mold, [which we voiced to the office- and their response was that the unit had to be sublet as-is regardless], we PAID the lease break fee of nearly $800 and simply vacated the premesis. We did our due dillegence in letting the front office know our intentions in doing so. In OCTOBER of 2018 we corresponded via email and paper mail [which we hand delivered to the front office with the unit keys inside] and gave all contact information of ours (new address/email/phone numbers) to them to handle the remaining amount owed of our contract in a timely manner. WE. HEARD. NOTHING. No calls, no paper mail, no contact in the slightest. In JANUARY of 2019, three months later, we got a call concerning this account from a COLLECTIONS AGENCY concerning our remaining amount. NOT ONLY WILL OUR CREDIT NOT BE HELD RESPONSIBLE, BUT WE WILL NOT BE HELD RESPONSIBLE FOR NOT PUTTING ANOTHER PERSON INTO AN UNSANITARY AND DELAPIDATED UNIT FOR YOU.

I forgot how much I hate this apartment complex, I wish I didn t go on vacation and spent the money breaking my lease instead. Maintenance is poorly managed, I have put in the same requests since move in and nothing has been fixed. My bathroom does not even have grout. The walls are not sealed. Staff is nice but nothing ever gets done. Extremely disappointing and disgusting experience living here.

I ve loved living here at the Timbers! Everyone who works here is super friendly and helpful! I especially love the new renovations that they have done (I m obsessed w/ the new pool furniture, which I hit up at least once a week)! Also, its only a 15 minutes to my classes in McCoy. Definitely recommend!

I really enjoy living here! The water bill was messed up for several months due to a leak in the building, however it was fixed and the utility bill is fine now. The rent is affordable compared to other apartments in town and is within walking distance to the quad. It is also a quiet place if you re looking to get away from the party scene. Would recommend!

The staff is very friendly, they know are their residents by name. They are very helpful and assist you when you need anything. The property has great views of the campus and is a short walk from campus and the river. You can even walk to the square from here in about 20 minutes. I love working out, so the new fitness center is awesome for the days when I dont feel like dealing with the crowd at the rec center. There is always plenty of parking for both visitors and guests. I am going to stay here until I graduate.

Great place to live close to campus. I moved in 2 years ago and the place has never looked better. They are upgrading everything including the awesome new gym. New pool furniture and plants around the pool are also nice. Pros Close to class. Quiet for the most part. Manager is always willing to help. She once helped jump my car when my battery died. Cons Surrounded by lots of trees which sometimes attracts a lot of bugs. Pest Control will come out as often as you need them though. Sometimes parking is a hassle. The hill is sometimes hard to drive up during heavy rain.

I lived at the timbers for a school year and really enjoyed my time there. 2 minute walk from campus and Sewell can not be beat. Very few people seem to know about this place making it the hidden jewel of San Marcos I lived at 4 different apartment complexes throughout my stay and I have to say I only dream I could have started my college career at a location like the timbers. The staff is phenomenal and were always offering us popcorn sweets and goodies which I personally am a fan of. This truly is a exceptional place to stay and if you are considering enrolling at Texas state or transferring here this is an absolute necessity for the ultimate bobcat experience.

Been a resident for two years and the staff this year is incredible. Super easy to come to about any issues, quick repairs, and just generally friendly. Would 100% recommend living here to anyone, especially if you need to walk to TXST campus.

These roach infested apartments are not maintain. When we filled out our move in agreement we had a two page list of problems and photos which were never repaired during the time we lived there nor before we left. They then sent us a bill for all of the problems that were there before we moved in. When we asked them for our copy of the move in check list to show them, they said they lost it. When we asked them, they refused to produce the invoice for paid bills, for such repairs. They also made us pay the roommate for his deposit when he moved out and charged us for a pet they claimed he had, which he did not have. They then claimed that we took the A/C drip pan which would have required us to lift a 500 lb unit that was on it, which we also did not do. It was not there when we moved in. We were charged for disgusting toilet seats that were there when we moved in, light bulbs, painting, and carpet cleaning. All of which were addressed in the move in check list that were never repaired. They kept our deposit, then four years later they filed a derogatory collection charge off on our credit report without ever contacting us. The apartment manager that was running the place at that time was subsequently fired for her dishonest practices. I pay all of my bills. I have excellent credit. I will not be extorted by a slum lord who is holding my excellent credit for ransom.

Great living experience, friendly staff, decent price. Right next to campus and Sewell park. Beautiful woods behind them to go for walks in, great for dogs. On top of a hill so less worry during flooding. Just about 5 minutes by car can take you to anywhere on campus, or to the square.
