The only reason why this apartment complex has a 3.6 star rating is because of the staff. Otherwise, dont live here. Its only been a couple of months since I moved in, but Sanctuary Lofts is disgusting. Due to the school purchasing the complex after I signed my lease, Ive had to deal with crazy issues. When I first moved in, the apartment was disgusting, the air conditioning was broken, the dishwasher was broken, the washing machine was dirty and moldy, dead bugs on every single surface in the unoccupied rooms, the walls were literally brown with GRIME, and dont even get me started on the bathrooms. there was old FOOD from previous residents literally everywhere. The couches literally fell apart when you sat down. It was very depressing, honestly. The hallways also smell and the carpet is ruined, the garage is horrible and despite me having a pass through my lease I still get parking tickets!!! Literally the windows are the only cool thing here. Just save your mental health and dont live here. :)

loved living so close to campus, so really great location. only 5 minutes away from a small HEB and less than a 10 minute walk to the square. as far for the apartment maintenance could be improved, apartment could be updated, but overall enjoyed living here. made great memories at sanctuary so i would recommend living here at least for a year because of its location, but i personally would have loved for a more modern home.

Everyone s talking about the urine smell. I think it s from the maintenance men, they literally pee on the floor. I had one come into my apartment to fix a leak (that left me without a washer, drier, or water for weeks) and I found urine all over my bathroom floor and bed. I thought it was water, but then I smelled it and saw the color while cleaning it. It was yellow pee. I m disgusted, and pretty sure this was very illegal. I will be talking to the Texas state university lawyers. Never live here.

My son and daughter moved in on August 28, 2023. On September 28, 2023 their washer/dryer broke. After numerous maintenance attempts, it is now December 13th and still nothing. They are very good, with their soft, soothing phone voices, at assuring it s being looked into and something will be done. NOTHING has been done! My kids have gone all but 5 weeks of the semester having to come home to do laundry. Customer Service sucks and they sure do pull that rent money on time! Don t live here!

Sanctuary Lofts has beautiful amenities and an amazing staff. For the location being right downtown and so close to the college it has an amazing pool and the fact it is built around an existing church is too cool. If your trying to stay near the campus I definitely recommend this place

Honestly the best thing about this apartment is the location. Gameroom is nice if they had balls and pool cues, and decent gym/ study rooms. Other than that, sanctuary is full of issues. My apartment has dealt with AC problems (1 month in summer), massive floodings, leaks, mold in walls, and maintenance comes and leave you a mess every time. They take very long to fix anything, even if its urgent. Staff can be rude and useless, telling you they cant do nothing about it, and the managers wont talk to you or answer emails. Also, the bikes get stolen in the garage and they wont refund you.

This has been my first apartment while living on my own and I love it here! There were various different floor plans to choose from that fit everyone s needs. It s a super close walk to all of my classes, in fact, I almost feel as if I live on campus! The little HEB is also a two minute walk from my apartment, which is very convenient. All of the staff members that I have come in contact with have been very nice and helpful. I highly recommend looking into living here if you re interested!

My daughter has lived here for over a year and everything was fine as long as weather outside was OK. But once 90% humidity with 90+ temp hit her AC stopped working. Multiple times it has gone down. This last time it has been 3 weeks; my daughter and her roommate have been suffering with temps 90+ and no one shows up to fix. They installed two portable AC units in each room, but those dont work very well (if you do research you will find window units are cheaper and do better job). She and her roommates have called multiple times, and I myself have called. Every time same answer, they called outside company and that have not showed up. We understand it takes time to fix, but this is ridiculous and not acceptable.

Hello all! This my honest review of this particular complex. <3 Pros: The front staff are super friendly and made the community comfortable. Very understanding and great people! The complex is cheaper compared to other apartments in terms of rent. Cons: We did not have AC for six month and did not receive any kind of compensation. The person in charge said that they tried their best. The portable unit was faulty and did not reach the bedrooms. It turns out that not having AC is illegal in this state, so make sure that you draft a letter and that they make a substantive effort on fixing the issue. Also, they marked the issue as resolved (I have evidence of the A.C. not working, btw). :) The pool was green half of the time :( Management was difficult to reach, so if you have a concern, they may not get back to you in a timely matter (or at all). Overall: I have moved away and I do not recommend this as a living space. My advice to you is to connect with a lawyer because tenant rights are not as extensive as those for landlords. There are so many resources out there, including information about how properties would need to supply stipends for not being able to replace materials, etc. If your a student, check out Attorney for Students for some assistance. Most importantly, make sure you read the lease all the way through. Much love, and good luck to you if you decide that the price is worth the low quality of resources. Also, I wish you the best, Sanctuary Lofts, especially to the lovely people in the front. Yall genuinely deserve a raise for dealing with disgruntled people and managers who are not demonstrating the appropriate skills needed to manage the complex (especially the lady with the purse that couldnt be bothered to deal with anyone). <3 :)

So I honestly don t usually review places. But this has to be one of the most terrible apartment complexes I ve ever lived at. Management is always too busy to talk to in person, my rent has been screwed up 2 months back to back because I decided to add a vehicle to my lease. It apparently was a system error . Maintenance request take a long time to address. In the video below you can see my bathroom has a leak from A/C condensation. I have a puppy that cannot be around this. Also washer and dryers go out every month (which maintenance takes there sweet time to address). Not only that, but I feel like Im talking to a brick wall anytime I go ask for help at the front desk. I asked Caleb at the front desk if my the pet fee was refundable and he told me in person yes it is but it s not. I swear sometimes I feel like they can barely walk and chew bubble gum at the same time. Listen I know this is a college apartment complex and I don t expect much or complain. But guys. Please be better. The bar is low and this apartment complex fails to meet standards. I advice anyone who is looking to move to San Marcos or close to campus, stay away from this place. Invest your money somewhere else.

My only complaint is my air condition unit goes out 2-3 times a month!!! I have a dog, and I find that very ridiculous my puppy has to suffer from no AC in the Texas heat !!!!! (He s a lab so he has a thick coat! Plus the door to the parking garage has been out for Atleast 4 months, you have to take the long way or hope someone is coming out the garage so you can enter the apartment You pay way too much for these issues to happen and not be resolved quickly !! One positive thing about this apartment is that they have a wonderful front office staff ! They are always very helpful!!

could not move in on move in day because apartment was being sprayed for a terrible flea problem (but me all over my legs). Apartment was also dirty upon move in (took my shoes off briefly and my feet were black after minutes of walking around). I was also given the wrong key to my front door and they said they couldn t replace it that day, so the next day I had to come in the evening due to having work. I called the office on my way and asked them to please unlock the door for me and they said they would do that. I got here and it was locked but by now they are closed. I have classes starting in 2 days and have to move in tonight and have a car full of things so I cannot turn around and go back home. I called and got the answering service and they said they would send someone to open my door and to wait by the door. I have been waiting in the hall for over an hour and nobody is coming but I can t leave to even sit in my car because I have to be here when they come. I tried calling a second time and they said someone would call me back right away with an ETA. That was 20 minutes ago and no call. P.S. carpets in all the hallways also smell like cat pee and look absolutely disgusting with drips and stains covering them. My only positive so far is that any staff I have spoken to have been nice and friendly, but move in experience (if you can call it that, because I still haven t been able to move in) has been pretty awful EDIT: I want to clarify that none of this is a reflection on the front desk staff who have been great. More of an issue with higher management

I just moved my niece into an apartment in building 1, second floor. The hallway on the entire second floor is riddle and saturated with urine stains. It smells worse than a zoo or an animal shelter of human/animal urine. It is absolutely a health hazard as the students are tracking all that bacteria into their individual apartments. The smell permeates our clothes and purses. Residents should be advised against placing grocery bags on the carpet. It needs to be replaced, not just cleaned immediately.

I ve lived here for the past few years and this year will definitely be my last. This location is perfect for me because I don t have a car and it s close to work and school. But I ve had to deal with so much while living here. I feel like I m a pretty understanding person so dealing with the staff here I can handle, I was willing to work with them. But there have been times where they were really difficult when it comes to getting my rent paid on time. I ve caught them a few times charging me lates fees when I ve paid rent on time. They told me every time that it depends on when the bookkeeper works and submits the money orders I ve given them. But I still some how have the late fees on my account and at first I didn t realize it until later and already paid for next months rent. And they still never gave me my money back on that. Also I recently moved into a 2x2 and I guess I should ve looked into dimensions because this new unit I ve moved into is depressingly small so I guess this is somewhat my fault cause I really should ve considered looking at the dimensions but paying over $900 for a shoe box room really makes me feel stupid and sad. And these things are just what have happened recently. There is much more that makes this complex not the best but these really hurt me the most

I lived here for 4 years and I can easily say that this is the worst apartment complex that I have ever lived at. The hallways smell like dog pee, the parking garage smells horrible, multiple appliances in my apartment were broken, my air conditioner never worked properly. Also one day I walked out of my bathroom naked and there was a worker in my room. They are supposed to give notice of entry but rarely do. There was another time that they gave less than 24 hours notice for everyone to move their cars from the parking garage for maintenance and threatened to tow them if we didn t. The elevators don t show the inspection dates and multiple times they let the inspections go overdue. They only only worked half of the time anyways. The fire alarms would also go off all the time for no reason. Please do yourself a favor and DO NOT MOVE HERE!!!

I enjoy the location of this apartment and considering where it is located the rent isnt too expensive. And that is where my compliments end. I have 3 roommates and somehow my utility bill is always around 150 dollars. When the office has been pressed about this issue they say they will fix it, but never have. There is consistent miscommunication between front office staff and maintenance, things will not get fixed as quickly as the front office claims. they are consistently doing maintenance on the common areas (but refuse to fix the huge mold problem or the numerous cracks in the walls), so if you love getting woken up at 7am to jackhammers right outside your window, this is the place for you. all of the doors are seemingly locked on the outside to ensure better security but in reality about half of them dont even work. having the whole complex being fully inside also ensures that when the frat boys come home drunk at 3AM everyone gets woken up as they yell through the hallways and bang on the walls. please note that almost all of the 5 star reviews are from people who have only toured the place, friends of the front office people who mention how great of a worker their friend is (probably so the worker can get a bonus or something), or just straight up a person who is probably a bot.

Worst place to live, the only convent thing is location and the pool is nice. I have cracks in my walls from the top to the bottom, mold in our vents. You feel like you re living in the homeless shelter. The front desk staff will say one thing and then that is false and they do not honor what their staff has said. Better off somewhere else!!

My friend and I have been searching for a good, welcoming apartment complex to potentially lease with in the fall. We were nervous about our tour at first but our guide Lilli was amazing! Not only did she answer all of our questions but she was able to give us so much additional information about the complex and what it has to offer. Please know that anyone that knows me will tell you I am a genuinely nice person, but the Sanctuary Lofts and its management are where the line has been drawn. Sanctuary Lofts is by far the worst complex not only in San Marcos, but in the state of Texas and ALL of it comes down to the management. We are going in 7 months into our lease and we still do not have working air conditioner. When we moved in, our A/C filter had so much dust caked on it that it was crumbling its own weight. When we have reached out to management throughout the lease period the email always backfires, or there is no response. It also took 6 months to get our thermostat to work properly. Apart from individual lease problems, which I have still hardly touched on, the upper floors of the building have multiple leaks in the hall ways and well as parts where carpet is fully coming up from the ground exposing massive holes in the floor underneath it. We have talked with other communities within ACC that are in San Marcos, and they all said that these situations would be treated as emergencies and would have been dealt with accordingly and compensation would be provided if the problem took this long to resolve. AN important note is that it is not the fault of management as they are making an active effort, but the management that will not supply what is needed to fix the issues within a timely manner. Furthermore, based on the items the managers own (like MULTIPLE Louis Vuitton and Telfar Limited Edition bags), and the way they treat residents when confronted about issues, it is clear that they care more about lining their own pockets than taking responsibility and/or accountability for the state of the complex and making sure residents have a safe and nice place to live.

The management at this place is a joke. American Campus Community s entire business model is to rip off college students as much as they possibly can. These are probably the absolute worst apartments to live in San Marcos please do not move here I m begging you. Maintenance is horrible, billing is ridiculous and nobody knows how to run the place. But hey good parking, your choice I guess.

Everything is broken and they take forever to fix anything. When I arrived here after paying my full months rent and only being allowed to stay for half that month, I found: - that half my dresser was unusable because of two broken drawers - the dryer doesnt work - the ac is broken - the toilet doesnt refill unless you open the tank and mess with the chain - the stopper in my tub was broken Whoever they send to do repairs - when they have sent anyone at all - is incapable of their job. We did have two dudes install a temporary ac unit about a month ago and they needed my tools! A guy did come to fix our dryer and now it preforms even worse. Dont live here. Its not worth the headache of living in a noisy apartment in terrible disrepair.

I cant explain how aggravating it is with this apartment. - It took over a month for the manager to just sign my lease. - I called about the roomsync app because I couldnt match with someone I found. We both tried to, but the funny thing is they already matched us with other people we didnt agree to. They had no profiles and we never even talked to them. Unless we didnt care who we roomed with, we wouldnt even have called to begin with. I also emailed the manager TWICE and no reply. Called the office i dont know how many times and she still doesnt get back to you. I called today and the manager answered the phone. I assumed she got me messages about the issue w/ roomsync and she mentioned that Im assigned with the SAME girl I did NOT agree to. It shouldnt take WEEKS just to make a small change request. I have no way in contacting the person I actually want to room with. I can see as to why people left reviews about management. The staff is more helpful, but they dont have much power. Im tired of having to wait what is supposed to be done and they want me to pay rent beforehand??? Uh uh. Im holding onto my rent then. ----------------------------------------------------------------------------------------------- [update] was told by a friend about early move-in. The managers havent made a decision since theyre delayed on reviewing the requests. ARE YOU KIDDING ME?! Next week is move-in week & they havent done anything. They finally fixed my roommate situation a few days ago, which shouldve been fixed ages ago. Nothing is being done and every time you try to get a hold of the manager, theyre always in a meeting. I even spoke to the manager the day I left this review, NEVER called me back. I had to call customer service. The management seriously needs to leave. Give a clear answer instead of beating around the bush. I dont pay rent here for nothing. We students have things to do too. Beyond flabbergasted.

All the reviews are true, most of the AC units dont work, even in the gym, there has been no hot water. And for having a custodian, the general vincinities of sanctuary are still dirty and muggy, the custodian is miserable and half a$$e$ the job. They need to hire decent custodians who know what they are getting into and not spreading their misery onto their work ethic and other people. Then hopefully it wouldnt be so smelly and muggy around Sanctuary. The front desk staff are ok, some are really nice. Not as miserable as the custodian. Management has changed two years ago and it hasnt been the same.

Terrible apartment complex. Simple as that I don t get mad easily or get frustrated with things if ever. However this apartment complex has irked me to the core. Do not live here. They try to make the prices seem nice but they charge you a fat amount in utilities. With the price you pay here you might as well live at aspire. After living in this complex for years in two different rooms, and on the gleeful cusp of moving out, I want to provide a more succinct review of this place to guide prospective lessors. The tour they give you is curated to only show the nice parts of the complex, a model room no one has lived in, pool area, gym, study room. Ask to walk around the parking garage and see/smell where residents place their trash, step over the garbage juices pooling together from said trash piles, the piles of bat guano from the resident Mexican free-tail bats; see the tagging/graffiti which has accumulated in the past few years in the stairwells and atop the parking garage; ask to walk down the fourth floor hallway of building one which hasn t had any functional air-conditioning all year (the vents blow hot air 24/7, and mgmt know about it). Try and talk with actual residents and see actual rooms as they will be far from the model. I am afraid that sanctuary lofts has become just a place to settle for when the newer and better nearby apartment complexes are full. It is really beginning to show its age. The doors and windows do not seal tightly and therefore do not provide proper noise or temperature insulation. The appliances are original to the building, going on 15 years. Pests including ants, roaches, spiders are not uncommon. All said, this complex still has desirable features, cable, internet, electricity is all bundled together already for you which is convent, close proximity to campus and downtown, covered parking, strong wi-fi, furnished. At the end of the day it is run by american campus communities, a mega corp who doesn t care about individuals quality of housing, but are a for profit and only caring about the bottom line. This community is not on the top of their list and it is very evident. If this place is all you can lock down, its okay, it could be way worse, but, there is serious room for improvement. I urge you to think twice and to explore the entire property.

If you are looking for an apartments in San Marcos, DO NOT COME TO SANCTUARY LOFTS! It is quite literally the worst apartments in all of San Marcos. If you see advertisements of it being all nice and clean, it s smoke and mirrors. This place is trashy, disgusting, and the most unsafe environment to live in. Not to mention, management is terrible. They don t care for struggling students, just care about your money and that s it. Maintenance is terrible too. They take FOREVER to do the one simplest task you ask them. I m saying from the bottom of my heart. Do not come to Sanctuary Lofts if you are looking for an apartment. There are plenty of others. And to Sanctuary Lofts, thank you for making the worst experience of my life happen. If had to give negative stars or no stars at all, I would.

save yourself time and money do not live here this is an edit: yeah save yourself time and money and do not live here, the staff is so lazy. there has been multiple times where they are just on there phone or computer not even acknowledging my presence while i m standing there right in front of them for almost 3 minutes, and multiple times where i go to get pick up one of my packages 10-15 minutes before they close because I work and the office is closed. If you re going to close early at least change the time on your website and google so I don t waste my time.

I do NOT recommend living at Sanctuary Lofts. Do yourself a favor and check out the other American Campus properties instead. I took a gamble during the summer of 2021 and decided to move into the lofts in an act of good faith telling myself that it can t be that bad after reading the reviews. I was sadly mistaken and the reviews left by prior residents are very very true. Here s what I experienced during my stay at Sanctuary: - The first problem came on day 1 when I moved into their 4x4 unit. My unit was dirty and filled with old clothes from the previous resident and boot marks all over the floors. My roommates and I moved in on August 20, 2021 when the Texas heat was at it s all time HIGH, and we did not have a working A/C. We put in multiple work orders for months and our A/C didn t get fixed until January 2022. All the while still having to pay utilities. - The furniture they provided me and my roommates were also unstable and broke within the first couple weeks. My bed leg broke at the beginning of September and maintenance simply duck-taped thinking that it would hold. I didn t get a new bed until December. -The month of December is when things went from bad to WORSE. During the break there was a major water leak that caused the ceiling in building one to collapse in the hallways. We as residents were held responsible for paying for their infrastructure issues even if it didn t affect your unit. Since December our utilities went from $70 a month to nearly $200 dollars. When I and many of the other residents asked about the high fee s they simply provide you a lack luster response and expect you to pay. At the end of the day here are some thing I took away that I m going to pass on to anyone who is interested in living at Sanctuary. The management is rude, distasteful, and incompetent. The staff provides little to no guidance when problems arise and maintenance hardly ever does anything. Most of the time they re laying on the floor in the hallways playing games on their phone. Lastly, the utilities are RIDICULOUS high and it is NOT worth paying $100+ a month. All in all, the only benefit I can say that came from living at the Sanctuary was that I was close to campus but even then TXST offers an amazing shuttle service. It is NOT worth the risk

It was fine 2 years ago. New management came in and its HORRID. The utilities went from 70/month for me to OVER 180. Plus maintenance literally ignores requests and marks as complete without actually coming. When we inquire about pricing they say oh we will look into it, and never do. This is because this is a problem with THEIR INFRASTRUCTURE, and theyre making RESIDENTS PAY. Do NOT come here. Go literally anywhere else.

BIGGEST HEADACHE OF AN APARTMENT. we were charged $130 EACH (4 people) for utilities with no explanation. they put up the parking garage gate and HALF OF THE BUILDING CAN T PARK IN THE GARAGE. everything in the kitchen breaks (disposal, fridge, dishwasher, dryer) and apartments are incredibly loud. management is AWFUL DO NOT SIGN HERE. we are being heavily overcharged with no utility cap in our tiny apartment.

I have lived here for 4 years and was happy until recently, I had problem with their system of processing residents packages. I ordered a book and was waiting forever for it to be shipped but when I checked the tracking number it said the package got delivered to the office and got returned for no reason. After I checked with the seller, I found out that package had the RIGHT ADDRESS with my apartment UNIT NUMBER but my name was misspelled by the seller so it got returned by the people who were in charge of informing the residents when they have a package. I do not totally blame the office because they could not find that name on the package through their system. But, they should have checked with the residents at that unit number to verify if that package with a misspelled name belonged to any of the residents. It was within their ability to do so but they refused to. If they needed proof to prove that it was mine, I could have showed them my order receipt without any problem. THEY SHOULD COME UP WITH A BETTER SYSTEM for this problem because they are responsible for all shipments before the residents can receive their orders, and I am sure other people have had this problem before.

Not a bad place to live but the management is very poor. Theyve lost letters I got in the mail and many of my packages. When I was frustrated that they were sending my packages back without speaking with me, they were very unreceptive and rude. The apartments are nice but if you have an issue you will be ignored. There is also never consistent hot water, maintenance has broken my shower drain when they came to fix it, and my washing machine bleached half of my clothes. I have not enjoyed living here and would not recommend to anyone in the future, being close to campus is nice but the overall experience is very bad. Im working to get my lease for the next year nulled because of the treatment by the manager.

They claim to look into the problem but I m half way done with my lease and everyone in the complex still says none of us get hot water. Every single one of my neighbors has complained about no hot water for months and nothing has been done about it. Front desk staff are nice though.

As I moved into these apartments I expected a great living lifestyle. Ever since move in date we have been having a lot of different issues with the apartment itself. We have had to put in a tremendous amount of work orders. Some of them were the ac, washer, dish washer, things that are broken throughout the apartment, ice maker, thermostat, mold, and the most important, THE WATER. We are almost at the end of the first semester and we still havent gotten much hot water. Every now and then we will get warm or above room temperature water, but it is usually freezing!!!!! We have talked to the staff multiple times about this issue and it still hasnt been fixed. One personal issue is my bed leg. It has been crooked and loose since I have moved in and they stated in the work order that it was fixed. IT HAS NOT. I am afraid one night I will be sleeping and have my bed collapse. We have also talked to multiple people that live here and they are having the exact problems we are. Some of the staff are super nice and then there are some that are no help once so ever.

Living at sanctuary lofts was the most disappointing experience. They are super nice when you tour so I was expecting much more than how it turned out. When I moved in my room was filthy. Be warned they do not start billing for water, storm and sewer until around the 3rd month. Therefore, at the end of the year when you move out expect a giant utilities bill. Before the winter storm in February the fire alarms would go off here and there. After the storm it went off multiple times a day for almost 2 weeks and continued to periodically go off for months after that. My ears permanently rang for months. In late July/ early August a worker hit a sprinkler head on the fourth floor of building 3 which in its self is not an issue. However, the firemen took 10 or so minutes to get here and the building flooded. I m sure the firemen weren t expecting an actual issue considering how often they come. The hallways were 90+ degrees for a week and the unit itself was reaching 80 because the ACs couldn t keep up with the loud fans. Sanctuary lofts provided no alternative accommodations or deductions off rent for this. The students who run the front desk are extremely nice and do there best. Unfortunately it seems that management is just bad.

Living here was below average. For $645 a month (not including utilities which are an extra $80-100 PER PERSON IN A 4/4), I expected better. The hallways smell funky and the trash in the garage STINKSSSS. It s embarrassing when you bring friends over and they pass by the disgusting dumpsters. Don t get me started on those fire alarms!!! My roommates restroom s roof was leaking nasty yellow water that stained her tub every day. No matter how many people she talked to (property managers, front desk, maintenance) no one did anything. The only good thing about this place was the front desk staff and maintenance. They were always sweet.

if i could rate it 0 stars i would! worst experience ever and don t let anyone tell you otherwise. issues with the actual apartment maintenance and management. after the freeze happened it was hard for me to even fall asleep since i knew i would be woken up by a fire alarm every night ranging from 3am to the afternoon. i never felt safe being a 19 year old girl living with three other girls as maintenance would come in unannounced sometimes or the lack of security in this place. my roommate literally walked past someone stabbing the lock outside of someone s door on our floor and management called her back 2 hours later saying there was nothing for her the could do. please take my advice (and the advice of many others) and save your money and find anywhere else to live that isn t apart of the american campus company! living close to campus was something i was looking for in an apartment but after living here i will say i rather walk a mile everyday to class than live here another year.

Resident from 2016 til 2022 here Plz bear with my list as future residents deserve to read this bf they sign. When I first signed Sanctuary was arguably better than of many other apartments near campus. Complains and concerns larger than basic things fall on deaf ears and you will only hear promises and get no action. My apartment a mess upon move in and I was basically told too bad. Garage is often left open so non-residents take up spots, and only a couple cameras in the garage - SEVERAL neighbors had cars broken into and were told their was no surveillance footage and even conveniently accused one of lying. On a couple levels there are TWO sets of lines for parking spaces, wasting valuable space. Ant, roach, crickets and fly infestations are not uncommon. Garbage areas smell foul, rarely cleaned and often emptied at 7 or 8 in the morning. I use the gym weekly for the past five years and has mostly everything you d want, the gym has been serviced by techs probably 3 times that I ve noticed since I ve been a resident. High use gyms generally should get maintenance every 3-6 months, but haven t been serviced since about six months before the pandemic started which means janky conditions: Loose/wobbly benches and smith-press (a health violation), squeaky machines, half the medicine balls are straight up broken/ripped, many dumbbells are bent, ect. I go to the office about every few months to request the gym be maintenance because of the poor conditions, but get the SAME response I ll make a note for management , or even better when I talked to a manager directly they explained they lost info on who usually does maintenance for the gym, so instead of finding someone in the meantime they decided to do nothing at all; another manager said it was serviced in December, but as a frequent user I don t believe it, or nothing was actually done. Pool is okay, although after it rains will turn into a green haze, and sometimes not cleaned for days at a time (even in June). The water fountain at the pool has not worked for three years and any mention to staff usually is responded by they fixed already (it has not), or they ll look into it . Floor renovations were supposed to give a 48hr notice to move out, but I was given 6hrs the morning of! Staff was and is always friendly, it seems as if the management gets worse every year (with the exception of Josh), with less upkeep. During the winter freeze in February a pipe burst (understandable, outside their control), but it caused the fire alarm to go off EVERY DAY FOR OVER TWO MONTHS after the fact!! Sometimes just for a few seconds, sometimes over 10-15 times a day (not exaggerating), sometimes for over 20-30 minutes at a time just what college students need, of course it was conveniently explained in an email that residents will hear the fire alarm test, and basically tell us oh well . Our internet/ cable is installed by Pavlov Media (1 star on yelp) and is more or less garbage. Cable channels usually start to freeze after about 30 minutes of watching, internet is fast but usually goes out once or twice a day and in the early morning too (although brief). The maintenance staff WAS fantastic, sometimes work orders filled out the same day, very cohesive workers, but they all left or were laid-off about two months ago and were the last things keeping this place together. Now they officially have no maintenance worker and the place is filthy and in unacceptable living condition (Especially for $1200 a month + utilities) Was already a resident for over 3yrs, they changed their online payment, so I missed payment for 3 days and I was served an eviction notice! The positives: more secure with the extra locked doors (although usually theyre broken and propped open defeating the purpose), nice looking building (but could desperately use a power wash), and friendly staff (although very lazy mgmt). TLDR: Used to say as far as college apartments next to campus went, sanctuary was the least-worse, but not anymore. Milking helpless college students at premium prices. LOOK ELSEWHERE!!!

Don t live here if you re expecting people to know what they re doing. Particularly maintenance has a track record of damage and the residents suffer as a result. The most recent event was them hitting a fire sprinkler and flooding building three. Now the residents are forced stay in 80° apartments with hallways over 100°. No accommodations. No apologies. If you re fortunate maybe you ll at least get a stained glass window.

Thank you, sanctuary lofts, for the exercise in character building. I suffer from tinnitus now from the shrill fire alarms that falsely go off about once a week. Or at least 3 times a day during a freeze (yes, you will be forced to stand outside and wait for the fire department no matter the weather because they have no upper management or courtesy officers that live on the property). I also paid approximately $150 in utilities and fees each month despite traveling often and living alone, so make sure you have deep pockets if you live here. Additionally, I d bought a brand new car prior to moving in. Two years later and there is a scratch or dent on every door. I wish I could say I m just a poor driver, but the reality is that the only parking option is in a garage that you pay to park in, and there are few cameras, so other residents can damage your property with no consequences. The gate to the garage is left open often and non-paying students will frequently take up all the parking. Because it is hotel-style and understaffed, this complex does not offer valet trash or package delivery, so you will find yourself dragging your garbage to the receptacles in the parking garage and strategically planning to pick up your packages during their office hours (10am-7pm) which I found challenging as I worked full time. Anyways, it s okay if you re a low maintenance 19 year old who doesn t know any different. But as a graduate student, I was very disappointed with my experience.

Do not live here! Whenever I toured it I was told I d be paying about $50 in utilities monthly and since the rent was so cheap I chose to live here for my first apartment. I was charged around $100 every month ($266 when I moved out because they were behind on the billing ) for utilities that I barely used. I was almost never in my apartment. How could utilities be this much? It s a rip off. Not to mention things are constantly breaking. The AC is awful, and living conditions are subpar. You could live somewhere a lot nicer for cheaper.

The CA Grant gave my friends and I a great tour of the property and was fun to talk to. His presence really lit up the room. He had such dreamy eyes and beautiful lips... I could really use some alone time with him...

This was before they changed their management or 2018 or 2019. Now you re lucky if maintenance fulfills your request within a week. P.S. Pay no mind to the 5-star reviews, they sometimes do $10 gift card giveaways if you show them proof that you wrote a 5 star review

I ve been to San Marcos to visit on several occasions and this is by far the best apartment complex I ve been to. The staff is super friendly and they ve always helped my buddies who live there out. Definitely a place that cares a lot about the residents and guests.

Sanctuary Lofts was where I chose to live for my first year at TXST as an incoming transfer student. As my lease comes to an end, I wanted to share my honest opinions about living here. First, I lived in the 2B/2B B, which sat on a corner. We had decent sized bedrooms, an oversized kitchen island, double sinks, and a walk in closet. Not all floor plans are like this! PROS: - The Community Assistants in the office are AMAZING. They are always kind when you pick up packages, ask questions about your balance, etc. - The location is great! While my friends had to catch the bus or fight for parking spots, I just walked to class. Let me just say, as a student with a 7:30am A&P course, the location was perfect. You can get on campus within 5 minutes. - I rarely had noise complaints. Sanctuary Lofts was overall a relatively quiet apartment complex, which I appreciated when studying. - The study rooms were wonderful. I mainly used my own personal printer but there were a few times I ran out of ink suddenly and I just ran down to use the community printer. - Maintenance was AMAZING. Maintenance always visited the apartment within 12 hours of submitting a work order. If they ever had to order a part, they let us know and gave us a time frame. We never had issues with maintenance and were always so nice! - I never had an issue with safety. The garage is gated and you have to have a clicker to open it. All doors to enter the property require a key and the doors close quickly and are heavy. - I would touch on the pool and gym but I honestly only used it once or twice. The amenities are nice nonetheless. - I was matched to my roommate and the office did a great job! They match residents by hand vs using a system. We got along great, had a similar personality, were both dedicated to our studies, and she was a great first roommate. - ELEVATORS to floors. Elevators made bringing groceries, moving in/out, and just walking to/from our apartment so incredibly convenient. - When we came back from winter break, we found ants in our apartment.... Apparently someone didnt clean out their fridge / trash before they left. We called it into maintenance/the office and it was fixed within 48 hours. CONS: - While the parking deck is wonderful, it can also be an annoyance. I lived on the second floor, and there were several times I had to park on the 4th floor to find parking. This is when the elevator really came in handy! - Utilities are not sub-metered by apartment, instead theyre done by building... Consequently, even though my roommate and I were modest with our electricity & water, our bills ranged from $100 - $60 / each. - There is a $20 convenience fee for paying online if you make 1 time payments. If you sign up for recurring payments of X it only adds $1.00. The issue with this idea, is you still have to add in the cost of utilities, and youre unable to change the amount... So you still have to make a separate payment to include utilities and pay the extra $20 or pay by check. (The convenience fee was removed temporarily due to COVID) OVERALL: Sanctuary Lofts was a great place to call home for a year. I would highly recommend living here to someone looking to live close to campus who wants a quiet place to live. There are some issues (parking, convenience fee, utilities) but overall it was well worth it.

They literally kicked us out last semester to replace our flooring with very minimal notice (and the maintenance staff that moved our stuff in the process broke my dresser drawer and I have been unable to fix it), there is an ant problem throughout all of building one, and I have seen signs of termites. I placed a work-order request that was marked as complete, but maintenance never entered the unit to inspect the area and there was no written notice of entry so I know management did not resolve the issue. Please, SIGN ANYWHERE ELSE. Not worth the price or location.

I love this apartment complex! When I came to take a tour staff was so helpful, experienced and kind. Location cant be beat. Walking distance to the square, campus and HEB. Staff is always kind and ready to help.

The front desk people are actually wonderful but the upper management is useless. Gym is nice but not worth the hassle of living here. Construction projects seem to start at the worst possible times. Like roofing being done the whole week everyone is preparing for finals. Without any warning ahead of time. Save yourself the trouble. Better off living anywhere else.

My internet was out for more than a month!? Maintenance stole my Apple AirPods, and they are not prompt or even very responsive with requests. The elevator is unreliable. My car was towed - I am a paying resident in the building, and I was not refunded?? They also ruined a pricey package of mine by refrigerating it- there was absolutely no directions to do so. I enjoy the apartment itself and it s location, but obviously it s been disappointing.

DO NOT SIGN A LEASE HERE. I dont live here but I visit a lot and it is always dirty, the hallways and elevators smell weird and the people at the front desk have absolutely no idea how to do their job. Internet is shaky every night past 10pm, dead crickets all in the halls, constant maintenance work with no visible progress.

WiFi never works here, not even in the study room at times. There s a good chance the door to get into the building won t work either so you will have to go around the building and look for a working door (Residents have started to just leave a rock between these doors so a key is pointless at that point). Front office people (Taylor, Jonathan) are very nice and helpful but there are a few other workers who could extremely unhelpful and unfriendly. Sanctuary has been doing new floors also, did not give us a proper heads up. Maintenance left water bottles everywhere and left all of our possessions all cramped and so dusty. They tried to leave my roommates laptop on the bottom and put heavy possessions on top of it and dented her LV bag.... My neighbor has also mentioned how a maintenance worker was laying on her couch on top of her sheets and pillows and such when she got home as she was caught off guard with the new floor construction as well. (Can I also add that with the new floors, you will be able to hear every single sound as the walls are already thin as it is!) everything about this apartment is pretty much inconvenient!!! (I also heard Sanctuary will make ridiculous charges for move out so I will probably be back to update on that, good or bad ((: )

We paid our daughters rent online and they processed the payment twice! Now trying to get the extra payment back is proving extremely difficult. Our daughter says things like this have happened before as well. Apartment staff is nice but the finance company is not great.

Place is wayyyy to expensive for the size of the rooms. They maintaince people and front desk people are nice, but never get anything done. EX: day I moved in we had no side chair, do me and my roommates each called 5 times throughout both semesters, and said they would take care of it. Moved out last sunday and still no side chair. Another example was my toilet was leaking and We had maintenance come up. The lady said she knew where it was coming from but didnt tighten any screws so I had to do it myself. Moral of the story is, avoid sanctuary. There are places just as close for a cheaper price (vistas). Even if you move farther from campus, theres always bus loops. Also they are very cheap and try to take your money in every way possible.

This apartment complex is one of the worst places to live in San Marcos. Not only is the property poorly kept, but it is also extremely expensive. The exterior of the apartment complex and the garage are always filthy. You cannot walk ten feet from your car without encountering canine fecal matter or an overfilled dumpster, and despite numerous complaints from tenants management has still not taken action to clean up the property. Also, while on the subject of the garage, my car was broken into while in the garage and my parking pass was stolen. Then my car was towed from the lot that I was paying to use. When I went to the front desk to resolve the issue they blamed me and said that I must have left my car unlocked. They told me that there was no way to prove that I had a parking pass even though they where CHARGING ME monthly for one. I had to pay 250 dollars to get my car from the towing company. And if the outside of the complex is not enough for you just wait until I describe the inside of the building. The inside of the building is always filthy, there was always some sort of unidentified smell or muck in the hallways. Also, out of the 12 months that I payed rent there it was only in the last two months that the WiFi was functioning. Another kicker was that when I tried to sublease my apartment it did not sell, despite claims of management that it was easy to sublease. However, despite all of the bad, the front desk staff were always kind and professional.
