Honestly on paper this is a great neighborhood and when you drive through it, looks even better. However after living here for over 3 years, a lot of things were put into perspective. Community wise it is a awesome place to be and get involved with your neighbors. A lot of activities and get togethers. Friendly people and most try their best to make this a great community. Sadly though what drives down this neighborhood is the HOA management company and the developers. The management from them has been sickening and lacking on all levels and I believe if it was not for some of the residents getting organized and involved in a separate HOA, this place would have failed. There is no real management in place here and everything seems to be done as cheap as possible. Very little amenities to off set the huge HOA fees we have. One year we went 6 months with no landscaping being done. The common areas were infested with 4 foot tall weeds and ended up having to be re soded because it was so bad, all the while residentswere getting weed notices from the HOA. Trucks constantly trench out common areas and they stay like that for months. Took 2 years to get the pool taken care of properly. Considering that this neighborhood has had people living in it since early 2017, no residents are allowed on the board till the earliest 2022. No idea how that makes sense. And complete control till 5 or more years after. I personally believe the amount of fees we are paying is to off set other developments that are being worked on by the builders. We pay more than Waterview or even Veridian and they have a yacht club. If I would have known the management issues, I never would have moved here. Recently the developer tried to amend the next phase and the entire city console roasted him on how poorly things look and how changing the street plans and home distribution to more smaller houses was not in the community or cities best interests. Only giving 3 stars because its the neighbors that make a community and we have some great neighbors.
