Do not buy a house from DR Horton. This builder is not willing to honor warranty repair for your house. I bought a house from DR Horton in 2019 and right now the foundation has problem. Under the sales terms and conditions, DR Horton is supposed to offer 10 years warranty repair for my house foundation but DR Horton denied my warranty claim. DR Horton s claim is the foundation issue is not severe enough to honor the warranty repair. My house foundation does have defect and will cost thousands to repair. Not only that, the foundation condition is getting terrible day after day. In addition, there are already many new homeowners suing DR Horton for its construction defect throughout the country. This builder is not reliable. They claim they are number 1 builder in the country which is not true. They are only number 1 in building the house fast using the poor craftsmanship and sold the house fast. This is how they end up more sales and closing than any other builders in the country.

What a terrible company we bought a house in Anna TX and close in February. We were told explicitly that the neighborhood would be all homeowners, and now it is an entire rental community and we are one of three homeowners. They also listed Section 8 housing within the community. Stay far away, and don t trust a word that comes out their mouths.

I am actually very disappointed. Buying a home is supposed to be exciting but all I been concerned about is what is next ?! I moved in two weeks into February and been a home owner less than 3 months and it s ridiculous the amount of calls I had to make. In less than 2 months of living there I discovered my faucets still leaking , My AC needed to be replaced with a whole new unit and random items just popping out?? I recommend everyone get a home inspection even if its a newly build and no one has lived in before. The subcontractors listed also do not do their job! You have to chase them down and call them everyday just for them to show up and say nothing is wrong .

Absolutely disappointed. We closed on our house and moved into it March 2022. Soon enough, we discovered so many flaws such as: - hollow tiles that are about to come off -cracked cabinets -holes and cracks in walls -broken and chipped mirrors. The employees are stubborn and wont take responsibility for anything. Trying to be cheap and making things even worse every time they come to repair. They dropped our mirror! Shards were everywhere and didnt even clean up. Said, just make sure to wear shoes for a while to avoid injuries. Like...youre not gonna clean up your own mess and then you come and tell me to just out on my shoes and the mess will disappear??? Ridiculous and unprofessional.

At one point DR Horton was good but they definitely have gone down hill. Would not recommend them at all; they do a poor job on warranty work and only want to piece meal the issue. DR Horton fails to repair warranty issues, since day one of the walk thru have requested 4 times that the cheap laminated wood floor be repaired. It is now 2 years later and still requesting that they fix what they havent. In fact the flooring is so bad it has several 3/4 inch gaps through out the flooring(50% - 60%) and you would think it was a 100 years old. Should have walked away; when the builder basically said didnt want to hear the issues during the walk thru before closing!! Should have paid attention to the Red FLAGS!! It has come to where I am now seeking legal to get fixed what should have been done correctly to begin with!

Nick Dotson was extremely unprofessional. When I was trying to talk to him about applying for the loan and submitting the application his tone was very condescending and it seem like I was bothering him every time. I was very disappointed considering this is my first time buying a home. I had to submit three applications because he didn t remember my information despite me calling him several times and within our emails. I do not recommend working him ever .

The home building process was delayed multiple times due to Covid and material shortages, but our sales rep Andrew was a saving grace during the entire process. If you re going to go through DR Horton, I d recommend asking for Andrew. This home had many complications, but our rep answered every call at all times of the day to ensure things were done correctly. We would have looked elsewhere for our home if it weren t for him.

A very unprofessional company, it does not respect the guarantees, it does not respond for them, work that leaves them looking bad and they do not respond, they took a while to respond to our requests for guarantees in order to reach the time limit and not respond, I do not recommend this company at all, totally disappointed.

Purchased a new home with my fiancee just before COVID shut everyone down. The house began showing needs for warrantee replacement in the floor as well as other items needing addressed. Still waiting on a response for a warrantee claim over 6 months old to be resolved. Potentially looking to escalate into litigation.

We closed on our home May 22 in a new DR Horton development of Pecan Grove in Anna TX and we are the first ones to move into this new community. We have had a pretty good experience working with DR Horton and haven t had many issues with the house that haven t been resolved quickly. However, the landscaping company they use here is terrible! The flower beds were full of mortar that hadn t been cleaned up from bricking the house. The trees they gave us are the ugliest trees I ve ever seen in a new community and I have asked the builder multiple times and called the landscaping company to come replace them and they won t. They didn t even steak them straight!They didn t clean up debris very well before laying sod because my 3 year old found a piece of hard jagged plastic probably 6 in long sticking out of the ground, thank goodness she didn t step on it, along with cigarette buds we keep finding scattered in the lawn. NOT IMPRESSED with the quality of landscaping DR Horton has provided

this is my first home i ve ever purchased. me and fiancé decided on a new build because we didn t want to deal with repairs on a established home. 1 year into the home and boy we were wrong about repairs. i don t blame the people who built the house i blame DR HORTON for rushing the workers to finish and cut corners. i ve had professionals come out and tell me everything they did wrong and when i submitted my warranties they always gave me an excuse on why they can t fix it, clean it, etc. guarantee you my next home will not be from a DR HORTON build

D.R. Horton Express. . .Where You Can Get Less, should be their motto. These were the items on the list from my final walk-through that needed to be completed prior to my closing on March 28th: Remove dirt & trash from yard & window sill (partially removed week of 4/8); Clean floors to remove dirt & paint (coming 5/6); Remove paint from windows & window frame (partially removed 4/22); Fix misaligned door (repaired 4/27); Repair pantry door (repaired 4/22); Repaint door frames that had amateur touch-up paint jobs (pic below represents how it was throughout my home); Dirty water spots splattered on garage wall & unfinished paint job (half-done 4/22); Evidence of water damage to wall at the baseboard (repaired 5/30). Once I moved into the house and realized that all the items had not been complete, I contacted the builder/project manager(?) and gave him two weeks to follow through. He was not able to do that, so I reached out to D.R. Horton, who did respond promptly, but unfortunately they left the to-do list with the said person who couldnt complete the tasks when asked. Therefore, resulted in more frustration as he decided that it was okay to send people out to my home unannounced and without any direction. I spoke to him about that and he apologized, but turned around and did the exact same thing AGAIN. This time, the contractor came couldnt find the location of concern & had to leave and come back to complete the job once informed. I think D.R. Horton has made the terrible mistake of cutting corners by hiring subpar contractors to build their homes. You cannot convince me that you knowingly hired people who do not speak English and are unable to make repairs correctly. During one of my walk-throughs, we thought I had a leak under my sink because there was a puddle of water left behind by a cleaning service they hired! Really? When you see so many things that were not done professionally, you begin to wonder about the things you cannot see. . .what if my entire house was built by the same people who felt like it was okay to leave trash in my yard and haphazardly do their job? Low and behold, before April ended, I noticed water seeping from my flower bed. . . I had a leak. . .a leak. . .at a brand new home that no one has owned, but me.

We just bought a new house in june , and since day one we noticed the house has a leak in the front of the house I called the people from irrogation who said nothing was wrong, this past week got the watter bill for over 400 and the people from DR Horton came and decided my claim was dennied because was not leak my husband had to do their job and pulled all the water stucking in one in the from of the yard and even all water was pulled out more water was coming back so if this is not a leak what is it? I sent a video to them and see what they say now, I cant believe they give such hard time to new homeowners who pay a lot for a new house and supposed to they builded with ptofessionals and is under waranty!!! Im not asking to take the house back just to take responsability of what they didnt do right!!!! BTW I gave a start because I had to!

THE worst company I have dealt with in my life. My engineer had few things listed on the final walk thru. Builder Mr. Jay told me issues were fixed, I had to believe him since some of the things were on the roof. I was promised other issues will be resolved immediately after I move in; I m going on 4 months since I have been in this house and they have not addressed my issues. I have contacted builder and his supervisor many times. I would recommend that you stay away from D.R. Horton, they will tell you things like the reason why they have bad reviews its because very few customers that are not satisfied write the reviews and that they build thousands of houses. I can tell you that I spoke with five of my neighbors, all of them experience the similar issues.

I was seriously considering using this company to build me a house, but after seeing some of their subs work Im reconsidering. I drove by a new neighborhood in Forney and the model is being constructed, the masonry guys did a good job on the house but they left a mess all over the place. Theres bricks mixed in the dirt in the front yard. Looks like they half assed cleaned up. I would fire them if I was in charge. The superintendents could careless of the projects I mean its the model shouldnt it be the cleanest one to present to future buyers? Another complaint is the cement guys are usually drinking in the job when I drive by, seriously? No wonder they do work half assed. One time I drove by a neighborhood in caruth lakes and spotted the cement guys playing cards and drinking beer, initially I assumed they were on break, but 3 hours later they were still in the same spot doing the same thing. I called it in because if Im paying someone to work for me is want it done asap. I stayed around and watched the builder drive up and asked them if they were drinking. Of course they said no. I stayed around a little longer and it still took them another hour before they got up and worked for 15 minutes and went home. One of the guys was drunk and driving home at 4pm. So all in all they were on lunch from 10:30-3:30. My point is if Im going to buy a house from someone I want them to use quality people that respect and have pride in what they do. If they wont take pride in their job you have subs doing whatever they feel like doing and the job never gets done.

ONLY THING THEY CARE ABOUT IS THEIR PROFIT MARGIN AND THEY USE ANY AND ALL TRICKERY AND FALSEHOOD TO ACCOMPLISH THAT. THEY PROMISE SOMETHING AND NEVER CARRY IT OUT. I WOULD STRONGLY RECOMMEND TO LOOK ELSEWHERE TO BUY A HOUSE BECAUSE THEIR HOUSES ARE NOT SAFE TO LIVE IN YOU WILL REGRET AFTER 6 MONTHS BECAUSE THE POOR WORKMANSHIP WILL SLOWLY AND GRADUALLY BEGAN TO SHOW. WATCH OUT THEIR NEW HOUSING NEAR BOB TOWN IT IS ALSO NOT GOOD.
