To whom it may concern, My name is Passion East i recently toured and applied to a property you all have at 3800 n belt line road irving tx 75038 when I went to view the property there was no manager and the attending employee acted like she didnt or wasnt interested in answering my questions , I applied to the property still because it was nice and in budget. After a few days i called in on a saturday and couldnt get an answer until close to closing time where the same employee told me that my application had been denied because i didnt turn in my documents in the time frame allotted i asked her about a refund and she said that i would need to call back on monday . Today when i attempted to call and get an update or speak to a manager that same employee didnt want to let me speak to the manager after i informed her that i was calling about my refund when i did speak to the manager she informed me that she would have to listen to the recording and that her employee had told her i cancelled my application and because of that i wouldnt be able to get my refund . That did not happen and Id like my refund of monies paid because not only did I have to keep calling 12 times on monday July 15th, 2024 just to be told that I cancelled if I paid 200.00 I wouldnt cancel and risk my money being wasted . if someone from higher management could reach out to me id greatly appreciate it these people are money hungry and will try to fight tooth and nail to keep peoples hard earned money

Unfortunately my opinion changed 100%. The apartments are infested with cockroaches, the maintenance is terrible, they do not provide a solution and if they repair something they do not leave any comment about what they did, every weekend there is a bad atmosphere in the pool area since they get together to drink until the wee hours of the morning. At night, with music and very loud sound, they argue and it is necessary to call the police to find a solution. It is not an environment to live with children, since the office closure this is a total lack of control. The administration is conspicuous by its absence to solve this and if I want to move for these reasons I have to pay two rents!!! Ive only been there for five months and I already regret the decision to live here!!!! I do not recommend them at all and for nothing in the world if you have children!!!

Highly do not recommend. Regret renewing my lease, but I honestly had no other option at the time. Apartments have roaches & we pay a monthly fee for pest control. I am currently pregnant & get headaches from using pesticides all the time to try & fix the pest issue. I had complained to the office at least 4 or 5 times regarding this problem because we keep our apartment tidy & clean & have never had pest problems in the past. Also, my son bedroom floods every time it storms. I put in a maintenance request the first time I noticed it & assumed they had fixed it while I was not home because the work order was marked as completed but this past week with the bad weather I have been having that same issue again.

The apartment complex reduces the number of parking spots to increase the reserved spots (trying to get extra money by selling you parking) and gets commission from the tow company. Quality of apartment is horrible, better try another place.

They just recently fixed the mailbox after they were broken into and now today on the 28th of January they broke into them again it feels like they arent even trying to do anything to prevent this from happening they FIX them knowing that someone will break into them the next day because its happened multiple times this year and it will take them weeks to fix. At least try to put cameras so you can see whos doing it or get better mailboxs

Dec. 4th I got my denial letter and the lady with broken English informed me that I would be getting my refund and that it could take up to 45 days. Fast forward to today which is well over 45 days and I still haven t gotten my check. Everytime I call I get the same answer, they still haven t sent the check . I m starting to think they lie to people. Quick to take your money and not give it back. Terrible customer service

DONT LIVE HERE! RUN FROM THIS PROPERTY AND MANAGEMENT! If I could give this 0 stars I would! This was the absolute worst property I have ever lived in. If people are leaving good reviews, they were probably asked to! The bad reviews are not lies! To start, its infested with roaches. From my first week living at this property its been a terrible experience (keep in mind this was a previous management company). I had no air for 3-weeks in 100+ degree weather, I had to get the city involved. My floors were coming up as if it wasnt installed properly, when I finally got new flooring it was cheap and made easy dents! The mailboxes were never locked! They were broken and keys didnt work. New management company: Mailboxes were still never fixed! They kept the pool gates locked! I couldnt even go to just sit by the pool to relax. The Gym was closed for MONTHS! Even after living there its been a bad experience, I had to go to the office on multiple occasions just so they could sign papers saying I lived there! They sent the papers back to my new complex blank and never told me why (horrible communication)! Just to MOVE!! On top of this, they contacted me saying I had a refund check on 11/4. I was told it would be sent on 11/4 or 11/6. I would expect to get it by Wednesday the latest since I moved 20 minutes away! I tried calling multiple times from 11/8-11/13 with no one picking up the phone until today 11/13! They said the check was mailed on 11/10. WHY WAS THAT NOT COMMUNICATED TO ME!? Overall, horrible communication, roach infested, slow time to get things fixed, little to no access to amenities. RUN FROM THIS PROPERTY!

Coming from a previous property where i could not get anything fixed and would constantly deal with poor management i must say after 3 months of living here i have truly had an amazing experience with the girls in the office. They made the process of moving in so easy and every time i have a concern or issue they deal with it in a timely manner which is a dream! Cat-friendly community which I absolutely LOVE! Great location, despite of the school zone traffic with access to dining, shopping and major highways. I like the easy and convenient online payment options. The yards and surroundings are kept pretty clean too. The initial leasing process was a quite a hassle, but I havent had any problems after that, other than not being able to use my stove because theres no space between the stove and the wall (it could be a fire hazard) and the microwave wont open all the way for the same reason... its right next to the wall. The community is not loud but its not too quiet either which I really enjoy. Seeing kittens running around the yard and hearing children laugh and play at the swimming pool really brightens up my day. My boy loves it here. I would only suggest to reopen the fitness center and empty out the pet waste baskets more often to avoid gnats and flies. So far I cant complain... Im actually enjoying my time here. Check it out!

DO NOT RECOMMEND I moved in when the apts were named woodchase and clarendon. I was conned into signing the lease before moving in and the day i got here the apartment was horrible. It was not even move in ready. There were a multitude of maintenance issues that needed to be addressed. My carpet was filthy, and the restroom ceiling had mold that was painted over and a laundry list of other things. I intended on moving out at lease end. A few months later the Apts are under new management. Apt name changed to Ava & Aria. They started working on improvements to the property. i went to the office and expressed my concerns to see if anything would be done. only 1 thing was fixed, and the day maintenance did it I was gone. i came home to a mess that was left behind they didnt even clean up after themselves. Lease end comes and I was not prepared to move. went in office and asked if I resigned the lease would i be able to get a free carpet cleaning. Camila said yes, we can do that. So, I sign the lease and come back to the office a week later to schedule the carpet cleaning and now all of a sudden she says oh we dont do that anymore. Jokes on me i guess. So now i have to pay for someone to come and professionally clean my carpet. oh and during all the updates to the outside of the apt they decided to redo the door numbers and conveniently forgot to put mines on and this was over 2 months ago and i STILL DONT have a door number. Save yourself a headache and go elsewhere. Please please please read the reviews.

I am writing this review with very much frustration. Ever since we moved to this apartment( almost 2 weeks ago), we are very much disappointed and regretted that we moved here. Our apartment AC is not working since day 1 of moving. Every-time we call or email the office, they don t seem very serious and concerned about the problem. The maintenance team comes but they don t seem very competent and knows how to fix the issue. The management is worst here. They are very unprofessional and rude. The mailbox is also all broken and is a disaster. There is always something broken or not working. We are paying amenities fee every month for the gym and thats also closed and not working! The room temperature becomes 90 degrees everyday and then they have set up a small window fan, which also leaks water all around the carpet! My wife has a breathing difficulties and we also told this to Camilla in the office, but she don t seemed cared and took it seriously. There is also dog and cat poop everywhere in the apt complex and smelly everywhere! We have never seen this type of negligent and unprofessional management! If the AC problem is not fixed immediately, I will definitely call the city management and log the complaint! Anyone thinking of moving here, please read all the reviews first and take chances!

This place is deplorable,something is ALWAYS broken or wrong. Trash is always outside of the dumpster. The neighbors leave Modelo beer cans and Tito s liquor bottles on the ground. Dog and cat poo is everywhere. Children screaming and crying. Roaches crawling around inside the toilet, water bugs and crickets crawling around in the apartment.

Our AC hasnt been working properly this entire summer. Although the maintenance team is working very hard the office doesnt seem to be treating this issue with any importance or priority. We keep getting either excuses about it being due to the weather (our AC has worked just fine the past 2 summers and the leasing office is of course perfectly cooled) or radio silence. I have a 4 year old with health issues in an apartment that is regularly hitting 86-87 degrees and are hesitant to even use our stove for fear of heating the house even more. Not to mention weve been paying for the AC and 7-8 fans to be running non-stop the whole time. Disappointed that we just resigned our lease. Theyre getting the two stars SOLELY due to the hard work and kindness of the maintenance team themselves.

I gave 3 stars for the improvements currently being done to the exterior of the Ava apt. complex, and for maintenance who are always pleasant and seem to care about meeting the needs of the residents. Although there is room for improvement to the units inside and out, my main issue is the lack of communication from management. We received no advance notice of work being done that have major impact on the residents. I work from home 4 days a week and my son works overnight, it would be helpful to know in advance when major work is being done so we could adjust accordingly. I have been communicating directly with maintenance or the contractors doing the work to get a timeline on when the work will be completed. I no longer call the office because no one answers. I have to drive to the Aria apartment complex when I have an issue because management is not on site. In addition, I submitted a maintenance request about 6 months ago per communication received from management regarding one-time replacement of blinds that was just recently replaced. I totally understand there are more pressing issues, but dont send out the communication if you are not prepared to act on or respond to the request. I do not believe maintenance is at fault, I believe it is poor communication from management. We pay every month for pest, but no one has been out to spray for months. We pay amenities but I am not sure what the amenities are.The club house has not been open since I moved here the latter part of 2021. I think I saw the pool open a couple of times since Ive been residing here. I have another year here and I am looking forward to better communication from management for the remainder of my lease and continued improvements to the Ava community. As of now, living here is NOT worth what we are paying in rent!

Great place to be with simple application process all thanks to CAMILLA at the front office. She is comprehensive and really there for you. I really appreciate the way she eased the process for us. As a first time renter and after several apartments location visited, I will definitely say that they have the best front office so far with her nothing compare to what I read about the previous management crew which made me skeptical to even have a look at their place. If I could rate this property a zero I would. They have they worst service, the rudest and most unprofessional employees. Their property is full of rodents and mold. The city of Irving is now aware of how unsanitary their apartments are. There is mold in my apartment and they just come paint over it. I have a leak that has been reported and they have done nothing to fix. My apartment is probably the cleanest in the entire complex, yet I continue to have rat and roach issues. Now to top it all off, they charge $3.50 for any guest to park and visit. Even if they come for a few minutes. Can you imagine your kids not being able to visit you because now that is a whole new bill added to them. Really unnecessary and should be illegal! I love to invite my kids for dinner, I enjoy helping them pick up my grandkids from school a few times a week. Or what if we are sick and someone needs to come check on us? Can you imagine them coming for 10 to 20 minutes 5 times a week, thats a whole $70 a month, almost $850 a year. Their excuse is that, at the end of the day they are a business. I wouldnt recommend this property to my worst enemy. Save yourself and dont live here. I am counting our days until our contract is over and run away from this place.

I moved to these apartments when they were Woodchase and Clarendon. It all started in 2021 when I was moving to Dallas I originally liked an apartment with them so of course we applied and went to go look at the apartment. And they were never able to show us the apartment we wanted to move into. It was so hard for us to keep going back and forth from where we lived to Irving so we said ok well we will just put the down deposit so we don t have to keep coming back and forth until we move. Well we ended up spending the night in the apartment we put the down deposit in but it was infested with roaches and it was terrible smelling the pool was gross we went to the office and complained and they gave us a new unit 500$ later we lived in that new unit for a year and a half and it was hell. We could hear everything from the upstairs tenants. Eventually both upstairs tenants woke us up at 6:30am because they were arguing. The rent amount was ridiculous for the apartment complex and the staff in the office was all around horrible. I wouldn t recommend this place to anyone.

I guess this apartment switched management and rebranded. But this review is for Woodchase & Claredons mismanagement of my application when I was first moving to Dallas. After I submitted my application, they told me someone else already applied for the same unit I applied for and that they were already approved. Why was the unit still listed on your website for people to apply for like I did? They asked if I wanted to switch to another unit and I say no, because the original unit had the price, move-in date, and floor that I wanted. If I wanted the other units, I wouldve applied to those in the beginning. I asked since this unit shouldnt have even been listed, can I get a refund on the application fees and admin fees? I forgot which one they said theyd refund me on, but they initially agreed with me and said the money would take a few weeks to be refunded. Of course the money was never refunded and so I go to my credit card to dispute the charge. Now Discover initially sided with the apartments because those fees are typically non-refundable. After I explained how the unit was approved for another resident and that I basically applied for an unavailable unit, they proceeded with the dispute case. Long story short, Woodchase & Clarendon ended up sending me to collections when Discover took back the money for me. On top of that, the amount on the invoice that Woodchase & Clarendon sent them of the admin and application fees was different than the total amount I paid when I applied. How could they lie about something like that to COLLECTIONS when I have the original receipt emailed to me...? I then find out about all of this when a debt collector calls me about this. I explain the situation to her and again, she initially sided with the apartment in saying those fees are nonrefundable. I again explain how they used the bait and switch method during the application process, and she then told me to write a letter to them explaining the situation. I also included the original receipt of the admin and application fees to further show how deceitful the property is. I imagine living here as a current resident isnt that great if this is how the leasing process is handled.

I thought the management change would make a difference but it hasn t made much improvement yet. I still feel as if the office staff are not very attentive, like they re already tired and don t want to deal with people and don t care about the concerns that we have... they can at least fake it until you leave . I was dealing with a water leak for 2 months until they finally came to fix it, and that may have partially been because i finally made a call to the city after I had asked for an update on getting it fixed and I was told that they didn t know anything(by Roxanne), I was told that she would have to check with Victor whom is the maintenance manager No one ever contacted me to give me an update on what he said either. There was also another man in the office that was just sitting there at the desk not even trying to help with the situation, which I m not sure how I feel about that especially if he is supposed to be the new office manager (because that s where all the old office managers used to sit at in that separate room) This month, they decide to update charges after rent was due(added the water) which is no big deal because it is part of rent. My issue comes in where they then had the audacity to send out letters saying that they do not accept partial payments instead of apologizing for their mistake keep in mind that you cannot even edit the payments when you log on to pay, so it had to have been an error in their system . Those are just a few of the problems ive had recently.. the last property management sucked at getting things fixed as well, I thought I would give these new people a chance before I make a review. Overall, I will not be renewing my lease this year as I do not recommend these apartments, the pricing may be convenient but at the end of the day quality and customer service experience makes so much of a difference .especially when it comes to where you lay your head at and are supposed to call home . . Also, the walls are SUPER thin. At night all you hear is the cats fighting, neighbors arguing, or even people snoring.

I have an outstanding work order from two weeks ago, and that unresolved problem (water leakage in ceiling above furnace) probably caused my heat to go out yesterday. I dont recommend these properties at all, there was a fire in the apartment above from me in September 2022 early morning at 4:00am. My smoke detectors did not go off I had Irving PD bang on my window to wake me up. Next day nobody knew about the fire in the leasing office until I had to show them video proof and pictures. When I asked if I could be accommodated to another unit they just kept brushing it under the rug even if it was not that severe I still did not want to be under an apartment that has previous fire damage. Oh and keep in mind a service request may take up to 3 months when a faulty fridge door was not closing correctly just 3 weeks in freshly moving in to the apartment it took them that long to fix it. Being 3 months without being able to store fresh food in a fridge was hectic and costly because things would spoil before their expiration. I just have not had a comfortable move in from the get go and they are now under new management but I will not redo my lease here ever. Summer Gate apartments across the street are way better and more upkept.

I know the reviews arent so good but a new management took over a week ago and they absolutely have exceeded our expectations! We ve had a work request in for months that the previous management ignored. The new manager Tessa immediately showed concern and sent someone immediately. She really cares and I ve seen her so patient with an office full residents just wanting to be heard. I m looking forward to the changes this company is so clearly making so far!

I dont live here, but I have a close friend who does, and I can say whoever is running this place are a bunch of slum lords. My friends apartment had a a constant leak that led to black mold, since the end of June. It took until this week for them to find the source and finally stop it. Within that time, the water they left on their floor caused water damage and damage to other electrical components as well. My friend has also been without air conditioner in their apartment for 3 days. Them consistently going to the office and trying to get this resolves with Tina and her other counterparts are failing. Tina had admitted that my friends unit is not the only unit without air conditioner and its against state law for apartments to not fix the air-conditioner same day if The temperature is above 80 degrees. Irving has been at 100 degree weather all this week. I wouldnt move into any complex managed by Vidalta Life because doing my research on them, this is a common practice at multiple complexes they manage. Just google it. They have 1.5 stars out of 5 on the BBB website. I am going to assist my friend with getting the Office of the Attorney General involved at this point. They dont take ensuring their residents live in habitable conditions seriously. Dont rent from here.

I must say the Current Property Manager (Tarek Askari) is very proactive and very helpful. When our car was mistakenly towed, he assured us and assisted us in getting it without paying a dime. He also kept his word and made sure that our AC service order resolved in a timely manner. Its wonderful having a Property manager who Listens and Acts on his word. I would not recommend renting from here . I submitted my application for an apartment that they kept saying was available. I kept calling and they would rarely pick up . They told me I could tell my current apartment I m renting from that I m terminating my lease. Which I did . I am currently displaced from my apartment and having to stay at someone s house then rent an Airbnb to stay at whilst I m looking for an apartment. I would give this place zero stars. Worst place to live with the worst management. I m surprised how they lie about their apartment. I don t find any single good thing about this apartment. When I moved here, they had multiple issues.. dishwasher was not functioning, every net on the windows had multiple holes and there was major water leakage during rainfall. My bedroom has been getting flooded everytime it rains and my properties damaged. We need to be awake the whole night to clean the mess when it rains. We keep praying for no rainfall, because even after multiple complains, they dont bother to fix it and think that this is not an emergency situation. We have been calling them almost everyday and going to the office to report the issues many many times but the only thing that they say is that they will send someone to fix it but no one ever shows up. We created multiple service requests online for repair, but they just closed the request as complete. Also, they dont send you any prior notifications and just cut off water-supply for hours, and dont answer when you call them. They should know better about the basic things people need to live. We moved to this appartment only because we didn t have any other options at that moment. I think you should stay away from this apartment if you want to have a safe and sound place to live.

This was a mess for me! When I moved in I received my keys on a Friday and the front leasing office said it would be ready that day but when picking up the keys they said the carpet has not been done. We were given the keys anyways, paid, and told other than that it was move-in ready. Below was their move in ready examples. We ended up loading things in the kitchen because we had a UHaul and had intensions of moving in. We didn t stay there. The carpet got done Monday around 6:00pm. We were prorated for the Friday- Sunday but NOT Monday because we could move in when they were done even though it was after office hours. Was not fair at all. Carpets were placed but not vacuumed, and the apartment was cleaned. After we were able to move in we had to reclean because it was still gross. The washer had water in it still and had a gross smell. We were out of a stove (burners didn t work) for about 1.5 weeks after several calls but the rest of the maintenance order did not get done. I went 5 days without my AC working and the front leasing office said everyday that they would send someone- they never did. I called atleast 3 times a day because I couldn t live in that heat but they didn t prorate that. One front office girl during hours told me to call the emergency maintenance line to see if I could reach anyone- but she was working! I went on a Sunday and the leasing girl said to just call the City of Irving and hoped that that would help get their maintenance on the job. They have 3 maintenance workers for 3 properties apparently! This was all in the FIRST MONTH. I do not recommend this place at all to anyone. You rarely reach the people at the front desk in the leasing office and obviously maintenance orders done in a timely manner or emergency maintenance is not their thing either.

Very nice apartment in the inside, neighbors and other buildings have roach problems, you pay for pest control, but they don t come unless you call , you HAVE to call they don t regularly spray. I live on the 2nd floor and my floor is not leveled at all. My A/C was broken when I 1st moved in, Day 1, took them 15-20days to fix it. My A/C broke 7times since I ve been living here. And I have a 7month old with asthma. Been here since April getting ready to move out. Did not want to Renew because of poor management, they NEVER answer the phone and there is never anywhere to park. They don t fix things on time but they will make SURE they get their rent money on time. Unorganized, and unprofessional. When I moved in there was 1 month free of next month rent referrals.They never had record of it and I had to wait 3 months for the 1 month free when the person I referred got it the next month of their move in. Walls are thin I can hear neighbors music and sometimes I can hear their conversations. I ve never written a review before in my life!! So I m serious about this. They have new managers now, hopefully this place turns around for the better.

The administration does not respond to any request for maintenance. They are people who are not responsible for the apartments in the utter filth. Everything is old and worn out. I do not advise anyone to come here.

The freezer does not work well and never gets to the point of freezing. Insects everywhere in the apartment. The air conditioning has a very loud sound and all these problems. There is no response from the damned administration. If you want to lose your money, come live with us here.

This review is specially for one of the office management Mariam. She is always ready to help us as a residents. She always is in a very positive attitude and so kind. You can walk into the office and feel confident that staff working there will help you and give you a solution to any concern or problem you have in your apartment. Everyone there is really kind.

I was looking to lease a new apartment but seeing the poor reviews and how many thumbs up the bad comments have makes me think twice about leasing here. In addition, the fact that the management doesn t even bother to reply to the residents gives me an idea that maybe it s not the best option. Thank you for everyone and their reviews.
