Outside and lobby are nice. Hallway carpets are very stained. Rooms show their age. Furniture is beat up. The room was skipped three different times during a two week stay. Not enough towels for how often they are replaced. Laundry machines out of order.

We called ahead to make sure the Pool was opened. It was in fact opened but was full of bugs and debris all 5 days we were there (it was disgusting and the front desk didnt apologize but said that it would be clean in the mornings) It was not. Friday, housekeeping only left towels, no trash pick up or cleaning of any kind. Saturday we specifically told the front desk that we needed our room to be cleaned and that we were out of coffee. Again all they did was leave clean towels. I would not stay at this hotel again.

HANDS DOWN WORST HOTEL EXPERIENCE IN MY LIFE!. This hotel has lost a customer for life. 2nd night of a five night stay a giant cockroach crawled across my back at 3:30 am. Pictures included. Called front desk to let them know, packed my bags and left hotel that morning. I then emailed the so called manager John Acevedo and told him to contact me asap. 72 hours later have not had any response or phone call back whatsoever!! Apparently there are multiple reports of roaches at this hotel from other reviews and the front desk are the only ones who showed any concern for a long time customer.. The manager failed to respond to me about what happened and its too late for him to respond at this point . Im done with this hotel chain forever!

The pool was closed in mid summer. It didnt say that when I was booking. Our 4 kids were super disappointed. We booked a hotel w a lake view and pool only to find out later, after we arrived that the pool was closed AND the view was not a view of the lake but a view of trees.

Positives: Good coffee, public areas inside building were nice. Negatives: - Parking lot strewn with trash - Found nails in parking lot, fortunately didnt drive over them - Toilet water smelled like sewage - Shower unsafe (slippery, no bath mat provided) - Bedside reading light not working - 3 of 4 USB ports not working - Lamp over desk hanging by electric cord (fire hazard) - Freezer compartment in refrigerator doesnt freeze - Weirdly small TV, remote wont access channel guide, paper channel guide doesnt match what TV has Terribly maintained property, will not stay here again. UPDATE: The hotel responded to this review with the same cut & paste sentences it used for many others here. Further evidence they want you to *think* they care, even as repeated complaints prove they dont. Rooms: Management appears to have zero interest in maintaining its rooms. Safety: High danger of falling in the shower as the floor is slippery and no bath mats provided. Front desk told me they used to have them but removed due to germs.

My family and I recently stayed at here, and it was a thoroughly disappointing experience. The major issue was that the air conditioning was broken and didn t cool the room at all. Despite the hotel claiming they were sold out and couldn t offer us another room, the parking lot was quite open, which suggests otherwise. One of the primary reasons we chose this place was for the pool, but it was out of order for renovation. Who renovates a pool in the summer? This was a huge letdown. The bathroom was out of hand soap, and there was a broken light fixture near the bed. While these issues may seem minor on their own, they added up and contributed to an overall negative experience. We booked through a third-party site, which meant we couldn t get our money back. If you re considering booking here via a third-party, do so at your own risk. The service was equally disappointing. The front desk person was missing in action around 4 pm when we first sought help with our concerns, and she was MIA again when we returned at 9 pm. This place is just poorly managed overall. Save yourself the trouble and look for other accommodations.

Its definitely a little run down. The thermostats dont work anymore and you have to use the cheap floor air conditioners like cheap motels. Our sink would not drain and the bathtub drain was broken. We used to love staying here for a quick getaway but its not as nice as it used to be. The pool was drained and under construction and in the middle of summer was a bummer. Nearby activities: Hooters and bass pro shop next door along with Primos and the Flying Saucer.

This was hands down the absolute worst experience Ive ever had at a hotel. I booked through priceline thinking I scored an awesome deal on what I thought would be an awesome hotel. We stay at Holiday Inn hotels frequently and never had a problem before. It was a nonrefundable booking which was part of the reason the price was so low. We get and I go in to check us in. I immediately see a sign on the counter that says the pool is closed. According to the front desk lady its on their website, but not on third party booking sites. That was the entire purpose of this trip. Stay a couple of nights in a hotel and just use the pool to wear the kids out. The first room we were put in wasnt big enough. I specifically booked a room that could accommodate 6 people, two queen beds and a pullout couch bed. The first room just had two beds, so pullout sleeper. I go down to the front desk and let her know, she moves us to another room. That room was absolutely disgusting. It was super humid and the ac wasnt working well, there was water on the floor infront of the minifrdge and when you put a tissue down to soak it up it came back brown and gross. The room smelled musty and like it hadnt been touched in awhile. So once again had to go down and get another room. The third room was much better, it smelled clean. However, the shower looked pretty nasty. All the showers in all three rooms we went to didnt look that great. There were stains on most of the furniture. The breakfast was OK, the front desk staff was kind of hard to get ahold of. There wasnt anyone at the desk most of the time the first day we got there. Id have to wait a good while for her to come out of the back area. No one answered the phone when we called the front desk multiple times to get a plunger for the toilet that didnt flush well at all. It was all around a horrible experience. Oh, and the beds were horrifically uncomfortable. It was like sleeping on a squeaky rock. Oh, and if you look at their website, it says their pool is closed for renovations. We saw zero renovations happening on that pool. Just looked like it wasnt being maintained. I dont recommend this location at all. If you want a holiday inn in garland, go to the one off George Bush. Rooms: Rooms werent very clean. Stains everywhere. Showers were dirty. Floors in bathroom were dirty. A screw fell out of the pullout bedframe from the loveseat, and my daughter cut her knuckle on the frame of the pullout bed. She wasnt horsing around, she was reaching across the side to grab something.

We stayed here for 2 weeks. All the hoilday inn we stayed at this one is a non welcoming one, front desk people just looking down acting like they are working, so you wont bother them. The pool was closed the whole time we were there, and the workers kept giving us different excuses why it was closed. The breakfast was cold. The juice machine is out of order until the weekend. Beds are hard. Lights in the room dont work. Told the front desk, no one came and fixed it. Rooms: Room was smelly, didnt get enough towels, beds are hard.

Recently stayed at this location, and I would pick a different hotel if I were you. While check in was easy and seamless, the rooms were very dirty and need a lot of work. The pool was also closed but no where was that mentioned. There were also roaches in several of the rooms along with in the stairwell. We watched a roach crawl from the hallway into someone s room. The elevators were also broken, so that made leaving from the 4th floor very difficult and no assistance was offered to help with getting our things down the stairs. They had the workers carrying the housekeeping carts up the stairs and we watched one guy lose his shoe and throw it as he is falling while trying to carry the cart. This hotel needs a lot of upgrades and a good exterminator. The only Pro was our room had a ceiling fan.

Service was good but the elevator was broken and we were on the 4th floor... A few lamps were missing bulbs. Other than that everything was fine. There was a kids baseball thing going on and the boys were running all over the lobby, in and out of the rooms they had on the first floor (that were on the hallway to the stairs we had to use to get to our room) and the parents just sat in the cafeteria area and said nothing. Thankfully we were on a different floor lol. Despite that our overall visit was nice and the room was VERY spacious! Kinda silly though to have a living room area set up for a TV and not have one there... Rooms: Very spacious! Up to date in overall appearance and feel of the room. The bed was super comfortable! Nearby activities: Not far from Rockwall with tons of shops. The staff is fantastic but the hotel is in terrible shape. The pool is unkept. The carpet is filthy, I confirmed this on the first, 3rd and 4th floors. The rooms need a little work, which I would say is from poor cleaning routines. The food serving/breakfast area was very well kept and the lady who ran it during the weekend of April 25th - 28th is wonderful. Do not pay for a Lakeview unless they put you on the fourth floor. The view is obstructed by overgrown trees. I am so sorry but I do not have pictures to attach. Rooms: Do not pay for a Lakeview unless they put you on the fourth floor. I paid for two Lakeview rooms and could barely see the lake. I had to insist on being moved to rooms with a view of the lake.

Worst stay we have ever had at any IHG hotel and we are Diamond Elite members, meaning we stay in a lot of them. Staff was always out of towels and told us no when asked for a blanket for the pull out couch. Was abruptly woken up at 1:30 AM by about 12 drunk people yelling in the hallway and pounding on our door. Called down to the front desk while still pounding on the door and when the front desk attendant answered, she said ya they were drunk and rowdy when they came in. this chaos lasted 45 minutes. Same people woke up running down the hall at 7:30 AM yelling and banging on doors. When i brought up how unacceptable this was to the front desk attendant, she did not even apologize, was rude and told me i could file a complaint with IHG . Safety: Front desk will not kick unruly and threatening people out or hold anyone accountable.

The staff is welcoming and helpful. We arrived late in the night and there was no issues checking in. Special thanks to the lady taking care of the breakfast area, she kept up with the needs of the people, since there was a crowd 2 of the days we were there. She keeps the area clean, and stocked. The rooms are a different story. There was a musty urine smell as we walked in the room. There was noticeable damage to the room and restroom. We were staying on the 3rd floor noticed that the window was able to open with no security safeguard... this is a hazard for families with young kids. The sofa-bed had an unpleasant yellow stain as soon as we opened it... The pool was not inviting, you could see the the mildew build up from our room window. Rooms: They need to be upkept better. Walkability: Close to shopping and dining locations. Food and drinks: Good options and staff is welcoming.

They charged me an unjustified charge of $100 cause there was make up on my pillow and sheet. I have NEVER been charged for that even the last time I stayed at this hotel. Make up washes out with no problem. Staff would not give me a corporate number, i had to research it myself. The housekeeping manager was EXTREMELY RUDE and would not let me talk while explaining myself. The GM was ALWAYS ironically unavailable and the staff did NOT seem to care about my concern and provided horrible customer service. Two wall outlets were not working, the lighting was too low cause one light was out and the remote to our tv did not work even after a battery change. I will not be staying here again and will advise my family and friends to do the same. Noteworthy details: Staff, especially management are horrible, rude and did not care about my complaint on trying to resolve the issue. The worst customer service experience. DO NOT RECOMMEND.

Not a very positive experience. Both desk clerks at check in and check out were very abrupt and more interested in looking at their phones. Our room with a ceiling fan was the darkest hotel room Ive ever stayed in. Our friends next door had a light fixture instead, and plenty of light. The light over the sink was broken, so that made for a hardship. The washcloth and towel both had brown stains on them, which oddly washed out when I put them in soap and water, which makes me wonder if they were ever washed. Sink did not have a stopper--tub stopped was broken. The desk clerk made no acknowledgement of my comments when I shared them with her. Rooms: All stated above

Family lives in Dallas area so we visit twice a year. First time staying at this hotel. Lots of issues that I havent seen at other hotels in the Garland/Rockwall area. Room lighting is very dim. Sofa bed was damaged and had to sleep on the floor. Sink faucet was look with little water pressure. Remote TV didnt work, even after replacing batteries. All treadmills didnt work, even after reporting. Snacks-for-a-fee were emptied and not restocked for our stay. Also, the guests above us were active/loud, based on the noise level but the echo/vibration carried into our room more than I have experienced at other hotels. I completed their survey to report issues and got a sorry, please try again email. I suggest picking a different hotel.

First, the staff was nice, but above all (and theres a lot to say) its overpriced. $550 for three nights is ridiculous. Second, its put together terribly and deserves the city to audit it for code violations. As youll see in the photos, its dirty. There are stains on everything: the carpet in the hallways, the rooms, the curtains, etc. The pull-out couch didnt have the right cushion on it, as if this one was ruined and they didnt have the correct replacement. The furniture and walls have all kinds of scratches, nicks and gashes in them. 3 of the lights in the room didnt work, others flickered and multiple cords were just running through the room. The wiring in this place cant be code. The soaps are shared across guests, and being Dallas and in the world is fentanyl, Id prefer to unwrap a fresh bar when I arrive and not take chances on the past guests. Finally, the biggest issue, we had some of the lighting electrical boxes just hanging out on our bathroom floor. God forbid one our kids gets out of a bath or shower wet and splashes water under the sink and gets electrocuted. All kinds of situations could arise from this - no matter the situation though, it shouldnt of been there to begin with. Your better off staying somewhere in Rockwall. This place has Rockwall prices with a facade of the value. Save your money.

Upon arrival I was told the water bottle from the nearby fridge was free. Even another family asked 3 times if it was free. The next day I was yelled at the lobby because I was taking the water and I had to pay for it. At the end I was allowed to take a water bottle Terrible communication form the staff. The room is noisy, the mini fridge was loud and keep running all night long. The hotel is in a great location, the restaurants next to the lake are good, totally recommend The Flying Saucer. Upon arrival, we were given a room that would only sleep 4, had no balcony or lake view. When this was brought up to the manager on staff she said she couldnt change anything. When asked if we could have a roll away bed since the room given wouldnt accommodate 6, she said no. It took a lengthy discussion to get her to change us to a room that would sleep all 6 of us. So, after about 20 minutes of lugging our stuff back and forth, we were given a room that could sleep everyone. Of course, this room was not lake view and had no balcony, but my earned reward points were taken to purchase a room with those features! Very disappointing service. We avoided this location on the way back from our vacation.

Terrible noise from upstair neighbors (even when they are walking). This is due to poor & cheap construction. If there are kids its obvious they will be walking/running but hotel buildings supposed to have thick floors. If you are looking for good nights sleep this is not the place.

THE MOST UNCOMFORTABLE BED I HAD EVER TRIED TO SLEEP ON. we checked in about 10:30 pm without a reservation, and got a king suite. Bed was super hard. Both my wife and I tossed and turned all night long, didn t get any restful sleep. We ended up sleeping on the couches in the room because they were more comfortable than the bed. I believe I would have slept better in my vehicle. Room and property was nice, clean, and good location. Would not recommend.

This was my 2nd stay at this hotel. During our 7 night stay, the front desk staff was great, but the housekeeping service was not. One day housekeeping didnt close our door completely after cleaning the room, so the door could be pushed open by anyone. I dont appreciate our belongings being completely unsecured all day. The front desk staff was apologetic and moved us to a different room. A couple of days later, we chose to forego cleaning and pick up clean towels at the front desk. However, housekeeping didnt leave enough clean towels that night, so I had to come back the following morning. The last two days of our stay housekeeping never visited our room, even though the placard was not placed on the door. We had to get our own towels and toilet paper those days. This seemed like a decent hotel from the outside, but I was disappointed in the quality of the hospitality. For the price, I expected more.

I wanted to like this hotel, but it is in desperate need of a remodel. They didnt have the room I booked online available due to maintenance crews. They gave me a handicapped accessible room instead. The shower for this room was much shorter than usual. The water pressure in the sink was almost nothing, and was very challenging to wash your hands or brush your teeth. The hallways were extremely hot and smelled unpleasant. The room itself was okay but the side tables by the bed were about to fall off the wall so we didnt use them. I didnt hate my stay here but would definitely look elsewhere for hotel accommodations in the future. Especially for around the $130 price point that it cost. The location however is excellent and within walking distance to several restaurants.

Booked a weekend trip online through IHG to celebrate my husbands birthday. After booking, I saw the Google reviews regarding the lake view suite rooms being obstructed by trees. I wanted this trip to be special, so I called the hotel and spoke to Pamela. She immediately addressed my concerns and made notations on our booking to specifically put us in room 429, which she told me was the room with the best views. She was not kidding! We had a private balcony where we were able to take in an amazing & serene view of Lake Ray Hubbard! The sunrises were breathtaking! The location is just close enough, but far enough away from the hustle and bustle. The room itself was clean, comfortable & spacious. The beds and pillows were nice and comfy. The hotel itself was clean and inviting. Although I didn t eat the breakfast, I did go down and take a look at what they had and everything looked hot & freshly cooked. Never had an issue getting some hot and fresh coffee. And the coffee condiments were always well stocked. Although it was approximately 30mins from our daughters house, I think this is going to be the hotel we stay at from here on out when we visit her!

I cannot say enough great things about the staff at Holiday Inn Express Lake Ray Hubbard! Pamela at the front desk is remarkable! Our family of 4 had to stay at the hotel while our home had foundation repair. During our stay, Pamela and the gentleman at the front desk were outstanding. They made us feel at home. Breakfast was always hot and stocked well. Rooms were clean and large. We are so grateful that we were able to stay at this location and will be back very soon!

I stayed here recently in conjunction with a training class that I was conducting. It was my first stay and this hotel and the first in a long time at any HIE. It s a nice hotel; modern and comfortable. The hot breakfast (it was actually hot) was the best I ve had at any comparable hotel in a long time. No frozen pastries! The room decor is not what you would expect in a hotel. Colorful but not too bright and plenty of lighting. Bathroom lighting still leaves something to be desired. That s no big deal for me but could be a problem for anyone trying to do their hair and makeup. Overall, the staff and facilities were excellent and I d have no qualms about staying here again.

Had to cut my stay short. Originally it was three nights, I stayed one only. The drain in the bathroom was broken, I had to manually lift it up for the water to drain. The night time employee at the front desk couldnt leave his post so it had to be resolved the next day. The A/C was at 81 degrees all night long. Some elevator buttons were broken. The mini fridge had an ice cream from the last guest and wasnt cooling properly. To wrap up, the hotel is way too overpriced for what it is. The next day, the daytime front desk employee was very courteous and gave me a discount for the troubles. The maintenance employee was very nice and helpful as well.

Update to owner comment: If you looked my stay up then you know all to well that I had no choice but to finish my stay I had gone through a third party to book your hotel rest assured I would have left but it was paid in full upfront no refund! Paint peeling from the bathroom ceilings! really slow water flow from bathroom sink! Shower is OK toilets are just ok! Only one elevator works, and you have to really smack the first-floor button to work! Cleaning schedule is nonexistent if you are staying longer then 3 or 4 days! Couldnt get a clear answer on a cleaning schedule! It is near pretty good restaurants but thats it! Not near much else! If I had to choose again, I would have stayed on the other side of the lake! They state they are going to upgrade in two years! Id say they need to upgrade within the next year far better place to stay across the lake!

Had a great stay. Love the food options with in walking distance Easy on and off the freeway Staff was very fun and friendly. As a former maintenance director in building engineer, I do nitpick everything about a building. I feel that they should spend a little bit more time and effort in a few more dollars to pick some of the repairs in the rooms in common areas. There are a series of things that could be done that cost a few dollars but in the long term saves money and has a happier customer return. Pool was clean which is kind of rare these days. The breakfast options arent that bad. You get some pancakes, biscuits and gravy sausage and things of that nature. To be honest with the location that its at, youre a few minutes from downtown close to Rockwall with all some great shops and things to do. Youre right there at the lake with great ample parking. By the way, The dollar you spend is worth spending it there. Youre going to get your moneys worth out of your stay. We will stay there again

Do not waste your money! Im traveling for work and the company booked this MOTEL. Last week I was here and and the elevators did not work, and you had to use the stairs. Being a heart patient it would have been nice to know ahead of time. I am back again this week, and here are some of the pictures of the room I was assigned to. Missing side lamp on the wall. A bolt is in the other one, which did not work either. Only one wall sconce is working. The shower curtain is ripped. Stained sheets one of the the beds ( good thing I wasnt in the king standard with a lake view which was booked. None of the plugs in the furniture work, and so I had to make a choice to charge my phone or plug in my CPAP machine. The light bulb above the shower is burned ot or not working. On a positive note 1 of the elevators are working this week.

As a Spire Elite member, we have stayed at IHG properties across 3 countries and 17 states. We lean towards Holiday Inn Express locations on road trips because there are plenty of them and they are generally newer, upgraded properties. Weve only had 2 bad experiences (one on OKC and one in Denver) but have to add this one to the list. First: someone was mopping around 8pm the night of our stay and failed to put a sign up in the elevator where they had mopped. So stepping into the elevator from the 4th floor caused my wife to slip and fall in the elevator. When she got out on the first floor, there were 3 signs warning of wet floors. Complaining to the front desk that night was met with a comment that signs were out and a lack of understanding that a sign needs to be in the elevator where the floor was also wet. Second: as Spire Elite members, we are supposed to be automatically eligible for an upgraded room. We are often offered a different room on check-in at various properties but most of the HIE locations only have standard rooms. THIS one though has corner rooms with balconies and lake view. So we asked if we could get a room with a balcony and were told that we already have an upgraded room. We did not, we had the room we reserved (standard with two beds) an upgrade would have been a suite or balcony room. After the incident in the elevator we asked if a manager was available and was told there wouldnt be one in until Thursday (this was Monday) so we left our contact information. We still havent heard anything. The hotel itself looks great in the outside and very clean and ornate in the hallways but there are little things that make you feel like youre in a run down hotel. There are stains on the carpets, all the numbers are rubbed off in the elevator, one of the buttons doesnt work and someone put a sticker telling you to push hard, and the sink in the bathroom didnt drain. So despite its great location by the lake, we will not be staying at this property on our next visit to the area.

I was checked into my room by the General Manager. Once seeing my room I was dissatisfied with it. The clock was unplugged, the tv was a smaller size than on previous visits the room had double unkempt double beds, and a microwave, which no room in my travels since the pandemic has been equipped with. My fiance went to the front desk to make Mark the General Manager aware of our concerns and he moved us from room 404 to 406 which was next door. When telling Mark the General Manager that this new room was in the same condition, his demeanor immediately changed to hostile and confrontational. He refused to give us a room with a single bed, said he was not going to move us for a third time, and to take our money and go somewhere else. I even asked him why was he speaking condescending when I wasnt speaking to him with any hostility or aggression. To that he didnt respond. We did chose to stay at Tru by Hilton and were tickled pink by the courteous staff the pleasing aesthetics of the lobby and the room. The staff contacted me twice to see how my stay was going so far. The breakfast with the watch your own pancake station was amazing. We a choice of eggs, sausage, oatmeal, yogurt with all the toppings, cereal muffins, 4 different juices, coffee, tea, milk, chocolate milk, and fresh fruit. But most importantly a friendly courteous staff. I will NEVER patronage Holiday Inn Express & Suites with Mark the General Manager
