We are enjoying our beautiful Shaddock home and have such a wonderful roster of folks to thank. Alan Wolff & Kathleen in Sales who were communicative, gracious and kind as we moved through the process, Henry Mattson who was our stellar construction Manager (hes so passionate about Shaddock!) and to this day as homeowners, John Jay (JJ) on the Warranty Team has been incredibly patient, responsive and solution-oriented when weve come to him with issues. He continues to go above and beyond. We have just now started working with Kyler in Warranty and he is already showing signs of being cut from the same cloth. So thankful Shaddock lives by their promise of quality homes, quality people and quality warranty and service!

We have encountered several issues with the flooring in our home, which have been inspected multiple times. Unfortunately, each inspection has resulted in a different explanation for the problem. Although there was an initial agreement to address the issue, we later received an email stating that it was not the builders responsibility. I have reached out to the warranty director, warranty manager, and sales agent, with multiple follow-ups and emails. During each inspection, despite acknowledging that the issue was not the homeowners fault, a new reason was provided. The response from Shaddock reads as follows: Our team has informed us that Builder s Carpet and the Shaddock Warranty Department both determined that the affected areas of the floor were caused by an impact. The affected areas were not documented prior to closing by you, the buyer, Shaddock Home s quality inspector, or your builder. Therefore, this is considered damage that possibly occurred after the close of your home and is not covered under the warranty. We understand that the technician discussed a repair plan; however, it was not approved upon review, as the cause was determined to be damage rather than a material defect or from installation. This statement is inaccurate. 1. The contract we signed specified that the material used would be Revwood. However, we discovered that a different product was used. This discrepancy raises concerns about the quality inspection process. Do you adhere to the contract? What other elements of the contract might not have been honored? Is this the standard of quality and customer service that Shaddock Homes stands by? How can we be assured that other products installed are as per the contract? It appears that a different product was used to cut costs, and we were not informed. This, combined with an uneven foundation, has contributed to the current issues. The excuse provided for this subpar quality is that the home was purchased complete and as is based on contract stipulation. 2. Each time an inspection was conducted, a different reason was provided. Initially, it was attributed to humidity. During the second visit, it was claimed that no dent could be seen. On the third visit, they were ready to fix the issue but suddenly stopped. The fourth time, it was said that the dent was below the threshold and not an issue according to warranty standards. During the fifth visit, both Builder s Carpet and Shaddock s warranty personnel acknowledged the issue and committed to fixing it. However, the following day, they reversed their stance, attributing the damage to the homeowner. The technician who inspected the floor confirmed it was an issue that needed to be fixed. Who should we trust the technician who examined the problem firsthand or the management who has not seen it? If the technician s findings are incorrect, why is Shaddock sending them to inspect the property? Is Shaddock unwilling to fix the issue due to cost considerations? We are deeply disappointed with the overall experience, the quality of the work, and the handling of the warranty. * Google doesnt allow to revert on the repsonse, so had to create a new one to detail our experience

Shaddock Holmes has proven to be an incredibly disappointing builder. We have faced a multitude of issues that they have refused to address. Our flooring is lifting at the seams in numerous areas. Despite our warranty request, their proposed fix was merely to re-glue it to the floor. However, after consulting a flooring specialist, it has become evident that the flooring was not installed correctly. Despite bringing this to the attention of our warranty specialist, Mike Davis, he proceeded to attribute the problem to our low-grade material choice, absolving Shaddock Holmes of responsibility. We are not alone in our dissatisfaction, as our neighbors have encountered similar problems with Shaddock Homes. Based on our experience, we strongly advise against purchasing a home from Shaddock Homes due to their refusal to stand behind their work.

I am current owner of 6 months in phase 2, Very careful with these guys and take care most of The issues before closing. The response is too bad , you will be ending up. Ot to cover so many things. Missing speaker wires in the fmly room and never took care. I dont believe these guys and all plantations were dead and that is not responsible by shaddock.. Most of the home buyers in this phase are 1st time buyers and they dont know lot of things.

One of the worst, after sales service ever, the paint on my cabinets have an uneven pink tint to them through out the house, the warranty people come check it out, agree that it is a defect in the differnt types of wood used, send painters to check it, but thats it, no response from them what so ever, Been following up with them for over 7 months now and nothing so far. It just makes me think, if a reputed and well known company like Shaddock can take customers for granted like this, what are the other folks who went going through who went with not so reputed ones. Shame! Edit: they reached out to me and resolved the issues, so I am updating them to 5 stars.

I m a homebuyer that closed a purchase on a home in Frisco , Texas st the Estates at Rockhill in Frisco, Texas. My closing date was May 31,2023. Prior to closing we did inspections and listed items that need to be completed to the buyers satisfaction and gave to their construction manager and warranty manager. After the review, I was asked to sign the paperwork on the un completed items prior to closing and was promised all these items will be completed in the same day we closed which was a big mistake on my part. After completing my signing at Capital Title of Shaddock Homes on May 31, 2023, there were still a lot of unfinished items on my preclosing items. Spoke to the construction mgr for resolution and again was promised it ll be completed in a week. This followup shave dragged on until today and an item repair and replacements that needs done. I ve been very patient and even engage the VO and Co-owner of Shaddock Homes and this makes me so mad at the my customer experience with this Shaddock Homes for a million dollar home. My daughter even helped in followup with these delays. I can go on and on with their delays and subpar workmanship inside and outside including lawn landscaping. I give this Shaddock Homes a ZERO STAR for customer service, THREE STARS on workmanship and so forth. Photos to follow.

We first met Kathleen who explained everything we asked her in a very well manner and has been a very kind person overall. Kathleen introduced Alan Wolff who is a sales manager at Estates at Rockhill. We are very impressed with the service Alan has provided us. He responds to any request almost immediately every time. They have met our expectations in the things we requested. We (me, my wife, and my kids) had the best personal experience with Alan and is the reason we decided to go with signing the contract. Jay Hankla (General Manager) and Kristin Denney (Design Studio) have also been very helpful whenever needed. Although the construction has not started yet, we are confident that Shaddock will do an amazing job in constructing our home(with good quality of course:)). I would highly recommend Shaddock homes as a home builder to anyone.

I am relocating from Cali to Texas. I have been a Real estate agent for 18 years and have had the best personal experience with Alan and my Builder Bobby. Bobby gave me a timeframe of Nov - Feb of 2023, since foundation was laid the house has been given a close date of Oct13 or sooner me and my kids are thrilled and are ready to go home. I go to the house everyday and see someone working on the house which means Bobby knows exactly how to line up the trades and get a home done efficiently to the best of his ability. He is extremely responsive and always keeping me informed. I had no prior relationship with any of the builders but felt Shaddock was a good fit and the Shaddock team, Alan, Kathleen and Bobby have not disappointed.

Personal tour with Catherine 8/16/22 blew us away! We felt welcome and right at home upon walking into the model. Homes are spacious and gorgeous, from the driveway to the finishing selections. Workers are present and actively completing construction. We have a-lot to consider as there were several floorpan options we LOVED!

Our home isnt even close to being done but I wanted to go ahead and write a review. The customer service we have experienced working with Alan has been exceptional! He is wonderful, he responds in a timely manner, always accommodating and just overall a great guy. Our PM gave me his personal number and never makes me feel like Im annoying when I ask questions. Our experience with Shaddock is night and day different than the last home we built with First Texas. Im very thankful for the experience weve had so far with the team and cannot wait for our house to be done!

Throughout our building process, Kathleen from the sales team was very helpful and went out of her way to help us when we needed something. Kathleen was one of the main reasons we bought our house at Rockhill even when we were seeing other Shaddock properties. Our construction manager Bobby also took a lot of care in dealing with any issues we pointed out. He was very thorough, diligent, and always worked with us to come up with solutions to problems. He was also very prompt in responding to emails and text messages. Delays which were out of Shaddocks control were frustrating for all involved, but regular communication from Bobby made matters bearable. Overall, it was a very organized experience!

Shaddock Homes-Estates at Rockhill Phase - 3 : Sales representative tells they can close/handover house in 9-10 months. But they cant even start framing in 9-10 months also and still they have been telling 9-10 months to build house. Sad part is they dont give any realistic dates based on current situations. Always says 90-100 days and same numbers even after 3-4 months also. Builders do lot of mistakes and redo the work and they dont even respond to calls/texts/messages. If you have any plans to enter into your dream house within a year from contract, this is not the place to sign a contract. They dont follow contract sign date to build houses and it is completely random.

Very bad customer service!!!! We travelled from NJ to buy the house at Estate at Rockhill(Phase 3). We had appointment in the month of first week of November and when we went over there, sales person (Nishat) was so arrogant, didnt care about us, and told us to have a tour around the house. And she kept on doing some paperwork, though we had appointment. When she saw us talking in the backyard amd came to us amd explained us about community. At last what we concluded that the houses in the Frisco are selling so fast (more buyers & limited inventory) that they have NO RESPECT for customer and have forgot about customer service. First of all, it was so hard to reach this female, called many times from NJ just to reach her and get an idea about new upcoming constuction. We were so disappointed and decided to not go with Shaddock homes due to such attitude & rudeness. Finally, ended up with Lennar builders, whose customer service was excellent. We are getting good service from Lennars sales agent till date.

Auh! its too horrible to deal with this community and sales person Nishat. I had multiple instances wherein i got disappointed with them. On my first appointment she didn t even show up, then i called and texted her but she never responded, acknowledged or replied back. Then finally i had appointment and decided one spec home. But she never showed interest to sell it. Very rude and reckless. Finally I wanted to sign contract but just 15 min before they said it s sold. Later decided to go another spec home her assistant told one price in just few hours and she tells another price even there is no price increase happen between. And this community they are increasing prices like anything. When compared to other communities this community is raising prices by 15 to 20% more.

I m loving my townhouse Ive been here for 8 mos. It s Very spacious,quiet, there s easy access to shopping food etc most of all close to my job.If you want a friendly & spacious easy access the estates at Rockhill is where it s at....
