When I was a realtor, I recommended Lonergan Law to all my clients. The company always treated my clients professionally and they were always knowledgeable, even with complicated transactions. On a personal note, Gaylenes advice regarding a particular transaction saved me time, money and possibly my real estate license. Kudos to Lonergan Law.

Lonergan Law Firm is all about money. I called for free legal advice on how to proceed with a conflict and was told it would be $350 to give me advice. Replying to the Owner: I spoke to a an attorney where the first 30min were free and after that the cost would set in. And this is what I needed. I dont mind paying the cost, but I would like to speak to you first hand and if after the first couple minutes I feel a sense of truth and agree with what is being said I will continue which is what I did. The name is Harris Law, they acted ethically and they were definitely willing to help me with my issues unlike yourself who wanted money first hand without knowing the details.

Would leave zero stars if I could. Terrible customer service from start to finish. Came in for a contract to be drawn up by this company. I sat with the owner for over an hour explaining how I would like the contract drawn up and discussing pricing etc. The agreement was the contract would be ready in a weeks time maximum. We are now a month in a half out with me going back to the office 3 different times because no one was answering the phone or when they finally answer couldn t any of them give me any updates on my contract progress. Went in today for a 4th and final time because I received no answer when I called in aswell as being told by the owner again two weeks ago that the contract would be ready in 3 days. The contract? . You guessed it, still wasn t finished. The assistants had no updates or idea of what was even going on & the owner was conveniently not in the office Terrible service and a complete waste of time. If you were busy as a business don t take on new clients you can t handle wasting their time when they could have taken their business elsewhere and been finished with this matter. WOULD NOT RECOMMEND THEM!!!!!

Gaylene is one of the best real estate attorneys in DFW who can help you with almost all different RE transactions. She is very popular, so expect a little wait which is normal among the real estate attorneys with her capabilities. I highly recommend her to other investors!

This lawyer was disciplined by a state licensing authority. Do not come to this place. She doesnt do anything but collect money. I came to this place on 9.29 for legal counsel, only 15 minutes, she asked me to pay $700 first. I paid but got nothing .No phone call no email back . I asked for a refund and she refused.

I have not met a more knowledgeable real estate attorney than Gaylene, and that is why I keep using her and referring others. She is an expert at complicated title. Recently, Gaylene helped me close a very arduous transaction. The wholesaler insisted on using his title company, but luckily, we had retained her. She pulled her own title work to make sure, and upon comparison, identified crucial discrepancies that had not been pulled up on the commitment the wholesalers title company sent to us. Had we purchased the property without her intervention, we would have been stuck with a very clouded title. Gaylene remained on top of the case, and many times schooled the escrow officer on how to resolve the issues. She is an out of the box thinker and a master at her work.

Gaylene assisted my previous realtor in stealing my home. Gaylene was NEVER present during what I thought was obtaining a realtor to list my home for me. There was a guy with a English accent and a disfigured hand with big moles on his face and glasses that was introduced to us by my realtor as Gaylene. Gaylene and my realtor are friends as my old realtor Brenda put so integrity is NOT a part of their practice. I am complained against her license. I DO NOT RECOMMEND

Lonergan Law firm helped me as an investor when I needed help with doing a owner financing deal I have. From day one Gaylene and her staff were professional and helpful. I did a 1 hour consultation with Gaylene and she was excellent in explaining the paperwork I needed to use to be compliant with Texas Law. The one hour consultation to me was worth its weight in gold. Her fees are reasonable. Also, they can handle your deals anywhere in Texas. If you are a Real Estate Investor, I would recommend giving them a call and hire them.

As a real estate investor, I hired the Lonergan firm to assist with a dispute over the title on a property I purchased, that previously had a contract for deed. She was responsive with the consultation and when she needed information from me, but once I furnished what was requested and paid for the services, it was apparent she had little interest in handling my case. I even had to ask point blank to her assistant, is this a case you even want, because the responsiveness was so poor. Seeing the responsiveness, he wasnt sure so he needed to ask as Gaylene well and suggested they may refund my money. They ultimately assured me it was a case they wanted, but in hindsight it clearly was not. She missed several meetings via phone call we had scheduled and took much longer than committed with the initial letter. 8 months later there has been no progress in my case and I am hiring a much better and responsive firm to manage my case. I sent several emails, with no meaningful response to Gaylene and certainly no action in moving my case forward... just an empty sorry for the delay, we are working on your petition. Severely disappointed and a total waste of time and money. I would avoid at all cost!

I would like to say that the Lonergan Law firm gave me a great knowledge experience with free advice and took the time/ patiently to explain all my questions of legality that I needed. From all the others law firm that I had spoken to was always a quick talk. I couldnt believe the helpfulness and the best advice from Ms. Gaylenes (secretaryVante) especially when I was told she was busy with another client. We had a stressful but successful closing involving a short sale brought on by the pandemic. There were so many moving parts and out of the ordinary events to deal with that I really needed to have the superior knowledge and ability Lonergan law provided: legal, court, contract provisions wording, keeping various court decisions going our way. She got me in with $500 from my credit card, stated she will no charge it until she had put disclosures in the retainer agreement and we both sign. Well she forgot and charged my credit card first amount, 3 days after no disclosure agreement nor retainer agreement. Over all, this lady make us waist 1 week away from our commercial land contact and the Real estate deal, I am no sure she gets confused or just wants to retire altogether. Being honesty is to get to know your limitations.

She got me in for a $350 consultation, which she was available the next day. She s great at first but i do believe that she takes more than she can handle. It s been almost two month and I have not received the filing that I paid a ridiculous amount of money for. Considering she has the file to just edit it should not take two months. I called every single day multiple time to get updates but there was never a response, excuse after excuse. I asked for my money back, I found a better attorney who actually is willing to help me.

My husband and I hired Gaylene Lonergan on 5/31/19 to take on our real estate case on behalf of my sister whom has a property in TX. They withdrew the consult fee $350 and retainer fee of $1000 on 6/3/19 and we havent heard from them since!!! They promised an update on 6/4/19 as to when they would have a demand letter ready and to go through our options in regard to our situation. We have heard nothing. I e-mailed for an update on 6/5, 6/7 and today 6/10. Plus I called and left a voicemail this morning. Nobody answers, nobody calls back. Consumer beware - DO NOT GO WITH THIS LAW FIRM!! I already filed a complaint with the Better Business Bureau as well.

Most lawyers wont speak until theyve received a card number. When I visited with Gaylene she answered my questions and I have had no issues in getting help with her since that time. Thanks to Lonergan Law Firm PPLC & Gaylene Rogers Lonergan for all of their help with closing my 1st ever Subject-To investor purchase in Jan 2018. Im an experienced investor with 19 SF rentals and 1,000+ MF units, but had never done a non-traditional purchase. Lonergan Law has closed hundreds of these types of non-traditional transactions and their experience was exactly what was needed for homeowner with pending foreclosure and my 1st subject to deal. The Lonergan Law team was able to guide us through issues and unfamiliar parts of this non-traditional transaction identifying the true sales price on subject to transaction for sales contract, handling of large pending insurance claim proceeds, handling of Seller s unknown 2nd mortgage, handling HOA lien, Seller move-out & possession (that I had not thought of), release of Seller funds and funding the deal, and a last minute single seller who magically was actually married . Thanks again to Lonergan Law for all your help! Contract to closing in a short time frame while making great investor profit and saving homeowners from foreclosure!

Wow. Just read the review above and the only reason I came out here was to compliment Lonergan Law Firm (and 3 other companies Ive experienced excellent service from) on their firms professionalism in the many closes Ive had with them through the years. All my closes ran smoothly and I found Gaylene, in particular,, to be very helpful to my real estate investor business. In fact, in the years Ive worked in real estate, Ive taken advantage of a number of the free educational classes shes offered to investors of all levels of experience and theyve assisted me in avoiding some of the pitfalls I know others have fallen into and Im sure theres very few law firms and/or title businesses that do that.
