My son and his friends (all freshmen at A&M) began to search for a home to rent in Bryan/College Station. I decided to check the real estate market and identified Tm5 based on positive reviews. A message to the office resulted in a phone call from Laura Cates who explained the current market and her expectations for when and where new properties would be listed. She was incredibly accurate with her predictions! My wife and I drove to College Station to meet with Laura and spent a few hours looking at neighborhoods and homes for sale. Laura emailed descriptions of newly listed properties everyday and worked with us to negotiate terms for a house that we really liked for our son and his friends. Fortunately, Laura identified a problem with the house during the option period that the seller, the sellers agent, and I had overlooked which saved us a lot of grief. Laura helped negotiate terms for another property that we closed on just today. The home matches all of the criteria that we presented to Laura when we started the process. I couldnt be happier with my experience. Laura was patient and diligent and it seemed that every other realtor and title agent thoroughly enjoyed working with her. What a gem! I should also mention that our Transaction Coordinator, Raelle Ayres, was also fantastic! She managed all of the document signing and communication between the various parties. This is the fourth time we have used TM5 to sell or buy a home in College Station. TM5 Team has provided a very nice and smooth experience. Due to the sellers market we had really options and very high competition among buyers. Most people were just paying in cash and offering several thousand dollars more than the overvalued listing price. I would like to give a special thanks to Viet Ha and Raelle Ayres, who understood our needs and made sure to get a property that matches with our needs and budget. Viet constantly contacted us through the process and made sure we were updated throughout the process and did not feel like we are left without information. As this was our first time homebuying process, we had no idea how it works, how to purchase a house, how to take a tour, how to put an offer. We had several questions, but Viet helped us through the steps and made sure we were able to get a house in a sellers market before our current lease ends. I was recommended to TM5 through my property management company and am very thankful that I was. The team at TM5 are absolute professionals who know their market and understand customer service. From the beginning, Terrence set me at ease with his personable and professional manner. We discussed my goals and he gave me a good overview of the market. We agreed to move forward and within 24 hours I had a set of comps for the area that allowed me to set my price - it wasnt driven by the realtor which Ive had happen in the past with others. Once the representation agreement was signed, Terrence and his team took over marketing the house. When receiving offers, Terrence gave me good advice, never pressuring me if I felt it was low nor trying to scare me into accepting. He worked for me. Once under contract, his team took over. There was constant, good communication from them making be feel confident that everything was under control. In the end, the sale closed with zero hiccups as a seller hopes it would. This company understands how to work with their clients and put them at ease. They earned my respect and never disappointed. I cant say enough about them.

The agent I worked with at TM5 was Julie Brod. She had amazing response times. We requested a viewing for a house, scheduled it the next day, viewed the house on a Saturday and moved in on Monday. When my new job needed me to relocate and start work in just a week and a half, i was worried about finding a place to live in time. I highly enjoyed working with TM5 property agent Julie Brod. She was so sweet and helpful when we arrived to view the house, answering questions we had about the property. There were a few things she didnt have the answers to, but she always got us answers very quickly. Ive never worked with an agent that replied as quickly to our demands as Julie. In the first couple of days of our move in, we ran into some issues, but once again Julie had them solved in just a few hours. It was nice being able to communicate with her via text and get such a quick response, even on the weekends. She also helped us work with the landlord to reach an agreement on lowering the rent for a longer lease. 5 stars all the way!

Brittany Williams helped my husband and I find our first home. She helped make the process much clearer for us as we had absolutely no idea what we were getting into. The lender we chose seemed to leave us in the dark about a lot of information and Brittany was great about communicating with them for us and making sure we were taken care of. For the amount of stress that our little home cooked up for us, Kristin handled the entire situation with ease. She had the answers to almost everything within minutes, and what she didnt know, she worked limitlessly until she did have an answer. I knew it was time to give up the condo in A&M. Munchkin had graduated and managing from a distance was occasionally challenging. A recommended makeover from Brittany Williams with TM5 was in order. After a quick inspection, new paint, new carpet and minor repairs from wear and tear put the unit in a refreshed state. With thoughtful staging of several rooms the unit outshined other comparable floor plans. Then Covid-19 hit. Where do I begin! Mrs. Kelly Yates is and was the absolute BEST Realtor turned Friend we could ve ever asked for! Before making our official move to BCS we were searching on the internet for possible homes just to get an idea of what the area had to offer, never in 1million years did I think clicking Request Realtor Response would lead us to the Amazing Mrs. Kelly! My husband moved to BCS 1st to immediately start working and my son and I weren t scheduled to join him until about 2 months later. In between that time I had a 48 hr window to visit and walk through as many houses as possible for my family! To make a long story short, Mrs. Kelly made what seemed was going to be a rather Hectic operation for us as smooth and seamless as ever! She knew our rather unusual moving situation and schedule, she also learned that we were still finalizing our wedding details at the same time (which was occurring 2 months later) and she NEVER once became agitated with us, distant nor did she ever give up on us or stop her process of helping to keep us updated on houses and areas that fit our wants and requests. Brittany Williams is the VERY BEST!! From start to finish she was friendly, professional, knowledgeable and she knew people who could get my chores done FAST!! If Google would let us give 10 stars to Dara Nugent, we would. Dara has our vote for best and hardest realtor in Aggieland (and possibly the great state of Texas). She sold our listing on the 2nd showing at full list price, and she found our forever home that my wife Cynthia and I had dreamed about. I have used several other realtors in my 30 years in Aggieland, and can tell you that Dara is the smartest, hardest working, most energetic, and most down-to-earth realtor. Without a doubt, we knew that Dara was watching out for us and representing our best interests. She was always very responsive, and often I had to tell her to quit texting us about houses and go spend some time with her rock star (and local business owner) husband. She even helped steer us clear of several complications (those crazy vines!!) that arose during our sales contract period. We cant say enough great things about Dara!

I reside in Indiana and I contacted Brittany Caldwell via TM5 properties on Tuesday 6/25/2019. I provided Britany with the details of the property I was looking at. Brittany sent me information on my desired property as well as other comparable properties within 30 minutes. She also sent me with a list of lenders in the area. After I finalized the lender, Brittany worked with me to craft an offer. We placed an offer on my desired property on Friday, 6/28/2019, 4 days after our initial conversation! Following the offer, Brittany remained in contact with the seller, title company, and lender to ensure that the contracts process was proceeding smoothly. Brittany provided a list of local inspectors and worked with the seller to schedule the inspections. Brittany was very attentive and responsive. I highly recommend Brittany for your home buying/selling needs.

I put Brittany to the test. I was moving from out of town and was very unfamiliar with the area. I am sure we looked at over 15 places in just 24 hours and lets just say I cast a wide net. Tabitha made our home buying process so easy and so much fun. We were able to walk through the process rather quickly. She also made a point to make sure the sellers included a 1 year warranty and had the home cleaned, and some other things that we may not have thought of ourselves. I was looking to buy a house in the Huntsville area and put in my info into the NAEBA website. The same day a realtor from this company, Dara Nugent, contacted me to say she would be interested in working with me. I called her and she stated that even though she was located in College Station she could still help me with locating a home in Huntsville. I told her I had found some properties online that I would like to look at and she kind of directed me to contact the sellers agent of those properties. I told her that I would like a buyers agent to represent my interests and she said that she could absolutely help me with viewing those properties and with the home search. Several days went by and I heard nothing from her even though I told her we were on a tight timeline. After a few days my gut told me to contact another real estate agent and I did. I was glad that I trusted my gut instincts and contacted someone else because to this day (about 6 weeks after our initial contact) I still have never heard from her. She simply ghosted me. If she didnt want to work in that area or take me on as a client then thats find but tell me that. Dont just disappear and leave someone waiting. Fortunately, I found someone better but that was very unprofessional behavior on Daras part and a poor reflection on the company.

We are first time home buyers and Brittany was happy to meet with us a year before we would start shopping so that we could learn the basics. Terrence took the experience and lessons learned from his previous life with the Green Bay Packers and turned them into a winning Real Estate franchise. When I approached the TM5 team, I explained to them that I was an out of town owner, and wanted to avoid unnecessary trips to College Station during the make ready and sale process of my property. The team at TM5 listened, and was not only able to coordinate all the make ready repairs on my property without my presence, they also marketed and closed the sale without me having to make even a single trip to College Station during the entire process, start to finish. On top of that, they sold my property for considerably more than the asking price. My only disappointment was that I never got to meet Terrance in person (because I never had to go to College Station)! Bottom line, I have done close to 100 real estate transactions in my lifetime, and I can say that Terrance and the team at TM5 are the best I have ever worked with. I will definitely use them again if the opportunity presents itself.

Becky did a fantastic job in setting up with my new house. I have not owned a home in over a decade and had a not so great experience with a previous realtor. Becky went out of her way to make sure that I was happy. All of her recommendations in terms of appraiser, Title Company, Home Warranty, inspection, etc were extremely on point! I did not feel at any point I would not be in the house I am in today and I am grateful for Becky and her expertise. My wife and I were in the market to buy our very first home. We had little knowledge of the whole process which made it a little nerve racking initially. However, Becky helped educate us along the way, referred us to a fantastic lender, and was always there when we had questions (which was a lot). We never felt like we were bothering her. Becky was amazing and I KNOW we would not have been able to buy our first home without her. Everything went so smoothly. A friend recommended Alexis Knox when I was looking for a realtor in College Station. From the first day we met with Alexis, she went above an beyond what we expected. I first came to TM5 several years ago, desperate to escape a long line of lackadaisical leasing agents. Ive been happy enough to stay with TM5 for leasing and expanded into using TM5 for property purchases and sales too. Sometimes the leasing market exceeds my expectations and sometimes Im just left wondering why our city authorized 5,000 new units in a single year while raising property taxes!
