Shout out to Ranger Title Rockwall. I sent them a contract on Monday morning. They had a title commitment to us next day on a 55 acre tract of land covering 2 counties and 3 parcels. Sellers signed on Thursday and we closed and funded on Friday. I ve been in this business many years and have never saw a turnaround that fast. Very responsive staff on a deal that was complicated. Thank you!

Terrible communication, and no sense of urgency to close the transaction. I had to initiate everything and ask them to do what is expected. Do not recommend at all.

My family and I were screwed by Ranger Title in Rockwall. My family and I purchased 8.6 acres in Terrell, but when we went to file for permits right after closing, we learned that the land was not subdivided appropriately by the seller As a result, we lost 1.3 acres...1/6 of our property. The laws of Hunt county clearly state that the seller has a responsibility to provide a platt that follows certain guidelines (including a road dedication) that must be filed and approved by the county PRIOR to selling the property. Ranger title should have caught this prior to closing,especially since these laws are NOT new and I kNOW they have sold land that have had to follow the same guidelines in the past 20 years the laws have been in place... but as a result, they can turn a blind eye as my family lost 1/6th of our property (that we paid for) and we now have to pay hundreds of dollars in fees to file the platts with the county, as well as move the perimeter fences (another hefty expense.) Although the laws have been in place for over 18 years, Ranger Title denies any knowledge, and turns a blind eye as my family suffers a significant loss. We NEVER would have bought 7.3 acres for the price we paid, especially since most of the trees now fall outside of our new property line. People who buy and sell property depend on the guidance Realtors and Title companies to make sure things are in place. IN our situation, the realtors and title company are both at fault. They assured us the surveys completed prior to closing were correct, and we were okay to move forward with purchasing the property. Yet, after all papers are signed, it is so easy for them to play dumb to the laws, and say sorry about ya as you figure out how to deal with your loss.

Unfortunately, we did not have a good experience. My husband had to do all the paperwork to purchase our home twice due to an obvious oversight regarding the power of attorney signature. This involved him turning around to go back, so driving an extra hour and missing a whole day of work instead of only half.
