I had a poor experience w/ Southland Title as the buyer of a home, and have purchased (6) homes and sold (3) in the past (5) years (Im experienced working w/ title companies). The best summary is: unresponsive and inattentive. When there are a million title companies to work with, all with competitive rates (FYI - Southlands rates were about average), communication and quality are all that matter. Ill provide a few details on my experience, below. -We had to prompt them to send wire instructions (and amount), in order to meet closing date (it literally came down to the last hour). -We werent told the final amount to wire before closing, which forced us to over-pay (the day before) in order to not delay closing. Of course we were refunded our overpayment, but that took about (10) days to receive. -We had to prompt them to send us a pre-read of the closing documents. -The land survey was a copy of a copy - it wasnt to-scale, and was distorted. We pushed on them to get us the proper land survey. They said the document wasnt their responsibility - suggesting that, rather than reach out to the survey company for the proper document, a new survey would have to be ordered. -Continuously mis-spelt my name. In fact, not only did they mis-spell it, but they did it differently each time. My name is spelled, correctly, in both my email title and signature.
