We closed in 9/2022 on a 3700 sf 2 story. The house seemed hot upstairs from the start. We had HM and AirTron come out but they said all was fine. Move to 2023 summer and it was hot again. We had a few AC companies come out who all said the AC was undersized. Airtron and HM wouldnt do anything. Now were entering summer 24 and we have two window units and a portable AC up stairs to supplement in a $500k house. Go figure. We like our house cooler than some at 68 but not unreasonably cool. My 4 year old sons room gets to 76 without the supplemental AC. Last year our highest electricity bill was $550, Im assuming itll be even higher this year with the extra units. Thats just not normal. This company claims to be religious. If this is true theyre not living up to gods word and need improvement.

I had a bit of a nightmare experience with History Maker Homes at the Northstar location. After a few months of looking for a home to purchase, I decided to go with a new build via History Maker Homes at Northstar (they offer spec homes where the finishes are chosen for you). I mainly did this to avoid having to bid on a home AND to avoid the dreaded appraisal gap (its usually rare with new builds). Well, once the contract was signed, the communication became pretty sporadic. When me or my realtor asked my point of contact (New Home Counselor, Mark Conner) questions or requested an update, wed often be met with silence for days. Leading us to have to reach out multiple times, in order to finally get a response. Things became progressively worse as we drew closer to the anticipated closing date... and I say anticipated because of course, they claimed to be having issues with their suppliers (which was never disclosed beforehand) so they refused to provide an actual closing date. Before purchasing, I was told the home would be ready to close around March 1st. That was not the case at all. Despite all this, I hung on waiting for some light at the end of the tunnel. Although the house was not finished, my loan originator recommended ordering the appraisal early, due to the poor communication from History Maker. You see, they even gave the loan originator and his team the run around! So to avoid issues closer to closing, we ordered an appraisal. Heres where it hits the fan. The house appraises low... a new build... in a hot market. And it appraises low! So now, not only have I been dealing with poor communication from History Maker, am unsure of when well even close and am trying to navigate a multi-state move, but the house appraises low. Of COURSE History Maker is not open to negotiating at all. Nope. So at this point, I decide to walk away. Im told, oh, we were just about to set your closing date! And a whole bunch of words. Ha, too little, too late. Even though Id have to forgo the options deposit (watch out for this trap, home buyers... especially with spec homes), I would at least get my earnest money back. So I walked away and I still dont regret it, a month later. And all that brings me to today... I was not sure if I wanted to leave a review, but what has happened (or failed to happen) in the past 4 weeks has left me with even more of a sour taste in my mouth. I was told, by Mark, that I would receive a refund of my earnest money within 2-3 weeks... so I waited... 3 weeks. Nothing. Once 3 weeks passed, I reached out to Mark. Hey, still no refund... any update? Is there someone else I need to escalate this to? And you know what he does? Acts like its so crazy that Ive reached out. On March 30th, he said, Hey Chanel, I did say it normally takes about 2 to 3 weeks to get your earnest money back. I have sent an email into our main office and will let you know the results. So I responded letting him know, yes, thats why Im reaching out now. It had already been 3 weeks. No response. April 4th (Monday), I reach out again, since he never replied. Hi Mark, checking in again as I haven t heard back nor have I received my refund. If you provide the number for the main office I m happy to follow up myself. Still. No. Reply. Today is now April 8th. No response and no refund. Ladies and gents, I say steer clear of History Maker... or at least this location. And definitely this New Home Counselor, Mark Conner. And if you do decide to play roulette with this builder? May the odds be ever in your favor.
