Ive been a tennant for 2 years. Whenever Ive had a minor issue, they send someone out ASAP. Responsiveness , up kept property, and the ability to reach someone when needed are very important to me. They meet my expectations. It makes it hard for me to consider renting with any other company.

Their teams prompt communication, efficient coordination, and seamless collaboration make projects run smoothly and efficiently. We have worked on many of the properties Rancier manages over the years, and whether they are higher end single family homes or small affordable units, Rancier wants us to fix any plumbing issues the right way the first time, as quickly as possible, and of course treat all the tenants with respect. I have been renting from Mr Fred for 2 years. He is awesome. Always answers the phone. Whenever I had an issue. He was right there and send someone to fix it. I would recommend renting from Mr Fred to anyone. Great Man. Always professional and always helpful!

Awful service. I called for inquiries and they answered nothing. No interest whatsoever in treating me like a possible client. I don t know why. I went in person to get the keys for a house they are still showing. When I visited the house, i had to do it myself and it was really dirty and it needs repairs which probably have been there for a while. Came back to hand in the key and they didn t even asked me anything . It s a real shame people don t take business seriously.

Truly awful business. Property manager Kirk Latham is fine as long as all you expect him to do is collect rent checks and deposit them for you. Kirk is poorly organized and frequently blames his mother for losing paperwork. Ask him to follow through on repair work, and youre bound to be disappointed. I visited the property in early 2016 and noted several problems with my property due to neglect and abuse. Kirk acknowledged he would take care of them and bill the tenants appropriately. Among these issues were a broken drawer in the kitchen (which he sent out for repair, but never got back), a thoroughly soiled carpet, an HVAC system with a filter that never got changed, and every single set of Venetian blinds was broken. The tenant acknowledged their responsibility and said they would pay for it. Kirk not only never collected any money for the broken items, he gave them nearly all their deposit back. The cost of replacing the ruined carpet, broken drawer, and broken blinds fell entirely on me. After my last tenants left, I gave Kirk a list of about a dozen repairs Id like done and asked him to get three competing quotes from licensed, bonded, and insured contractors. Kirk gave me quotes from two contractors who were ostensibly none of the above. Neither appear in the Yellow Pages or in the BBB. And they returned with quotes on different parts of the list. Nevertheless, he reassured me he knew them both and trusted their work. I hired Dick Donovan (Humble Helper), who turned out to be some local guy who wanted to run a handyman business, but didnt want the work of running a business. Kirk sent me a bill for $9,900 and asked for payment. Because I do not live local to the property, I asked for an itemized list of completed projects, receipts, and photos of the work. He ignored several emails, so I emailed Dick directly. Dick refused to send the itemized list, receipts, and photos, giving me only a vague statement. I pushed back, stating that I wouldnt pay $10,000 for work I could not see. Dick and Kirk finally came up with an itemized statement and photos, so I paid, largely because Dick was getting very surly. I noticed in the photos Kirk sent, however, that my refrigerator was missing. Kirks only reply was, Someone musta stolen it. He didnt volunteer any information, nor did he show any interest in figuring out what had happened to the property I entrusted him to safeguard. I had to press him several times just to get him to file a police report. Kirk denied any responsibility, stating that the contract I signed indicated he was not responsible for anything. The contract, however, stated he was responsible in the case of negligence, and my refrigerator was stolen because (1) Kirk did not inventory the property when the last tenants left, (2) he failed to secure the property between tenants, (3) he failed to change the locks after the previous tenants left, or (4) he allowed Dick Donovan to steal it. No matter which reason it is, Kirk is guilty of negligence. But, as before, Kirk stuck me with the replacement cost. For six months of 2016, Kirk made no effort to find tenants. I say no effort because right after I switched to Linneman Realty, my first tenants told me theyd wanted to rent the place, but found Kirk so hostile, that they walked away. When they saw I switched property management companies, they promptly signed a lease. I would never hire Kirk Latham or Rancier Realty, I actively discourage friends from hiring them, and would love to see them go under.
