Susan is the best attorney that I was pleased to working with. Not only great communication and knowledgeable, she also offers the best prices and smooth process that you cannot find anywhere else in Houston areas. I paid more than $2600 just for just JP court with other law firm. She helped me for county court (including filed motion for funds deposited) at an affordable price which I wished to know her earlier. As a landlord, losing a lot of money on non-paid rents is worse. Hiring wrong lawyer is much more worsened. I highly recommended to call her when you need help with the eviction. Thank you Susan!

I would say Susan is the best attorney ever!!! I had a really bad experience with another attorney before, but Susan made me a peace of mind. Shes very responsive, and knowledgeable about the laws, also straightforward and honest about the case! Besides, she always provides valuable suggestions. As a first time landlord, its sad we have to experience the eviction process, but Im lucky to find Susan and have her handle the process. I definitely recommend her!!!

As a new landlord facing the brutal state of the current rental market, working with Susan on my first (and last) eviction allowed myself to not only complete the process hastily and thoroughly, but also gain valuable knowledge worth far more than the rent that was owed. I have had Ms Hutchinson as my personal attorney handling my living will and my personal financial will and POA s for the last 10+ years and have many other issues come before me and she has always answered my questions and put all my legal documentation in order! I would recommend her without hesitation she has always given the most upstanding service and quality that I could have asked for. I would give her a much higher rating if able to she is a 10 at the least.

Susan made herself available when no one else would. I reached out to over 20 local lawyers who claimed to practice landlord-tenant law, and she was one of two that responded. The first one explained frankly that the laws are tipped in favor of the landlord most of the time. He said (in his opinion) most lawyers tend to primarily represent landlords, due to the scope of the economy. He sent me his rates and wished me good luck. Susan however, reached out to me right away. Her initial consultation was thorough, and she listened intently. She asked objective questions to ensure my approach was diligent when I researched and ethical when I took any actions. That protected me from making a fool of myself also. There was always clear communication and direction, regardless of how busy she was. I never felt alone in the process, and she was true to her word. I understand now that the process for tenants to exercise their rights can technically be without legal representation. However, it really shouldnt be done without consultation. As much research as I did, it was critical to have an objective lawyer guide me through the process. We tend to only read the things we want to see. Sometimes it s possible to interpret something incorrectly thinking a certain statute may be in our favor when it isn t. This is why I highly recommend Susan. She has decades more experience than most of the lawyers who were listed when I was searching, and still finds a way to make her services accessible to people who need them.

Mrs. Hutchinson is very attentive and yet down to earth. She treats you as a person. Which, we appreciate and greatly respect. She is incredibly knowledgeable! I am rating this attorney based on my own experience. If I could modify the rating, I would slightly lower it to a 3.5/5. I contacted Susan for representation of a small claims court matter. She was referred to me by another attorney under my legal plan who told me she was a small claims attorney. Initially Susan advised that she did handle small claims but later she said she did not. Her indecisiveness on representation is a main reason for wanting to lower the score. Susan is very kind and appears to have a decent understanding of laws, she generally wants to do good. She did not appear to be a very strong attorney for litigation but for consultative advice I would recommend her. If you are seeking representation in a complicated matter, I would be a little uneasy about recommending her, again this is based on my own interaction. It is possible that she is stronger in other areas than my case. The major thing that made me want to lower my score is that Susan said she would show up in small claims court on my behalf if I really wanted her to although she didnt think it was necessary for my issue but, in the very last moment she changed her mind. This was very disappointing. I knew that part of the reason was that there was really no money in the case for her but the ups and down of her commitment and to turn away at the last minute lowered my opinion of her as a professional. It is well within her right and judgement as a business woman to determine which cases make sense to take and which to decline but, Susan did not make a clear decisive decision , I thought she was going to show up, and would commit. We talked months after my consultation, to confirm her ability to still commit, right after my first mediation on a Friday to see if she could still be available and she said yes tell me when you get the court date. She called me on Monday and was still interested and wanted to schedule a follow up consultation. I asked her if we could schedule it closer to the court date so that we dont have to review again and she said okay. A few days later I got the court date. I e-mailed her the following Monday with the court date and called her but I got her voice mail. She replied in e-mail that she could not represent me on this case. I was completely in disbelief. I dont know if she had just got another case offering more money between those few days or what drew about the all of a sudden ill pass but it just didnt make sense to me. The only thing that came to mind although she gave an excuse was that she felt she would not make any money. Again, thats well within her judgement call and right but to go back on her word is not professional and therefore Id not be able to recommend her for someone wanting litigation in a trial because I fear she might back out. Other than this, I would say, she is good for consultative guidance on a legal matter.
