I would rate it -1 star if possible. Lived here for 3 years, front office management was poor. You will get charged for about ANYTHING, the office will be closed 7.5/10 times because the staff takes 1-2 hour long lunches. Now it s not the fact that they take long lunches that gets you frustrated it s the fact that they re very specific with their times, they close at a certain time and will NOT stay any longer so when you go at a time that it s supposed to be open you expect somebody to be there to help you. We had three apartment complexes in the same property and every time we moved something wasn t cleaned properly or just was fixed with tape which would later break and obviously would be charged on our account after moving. The first year we lived here we had an average size trailer parked in the parking lot, nothing out of the ordinary we would park it properly and make sure it wasn t on the way for other cars, the second year was pretty much the same but the 3rd and final year they started towing trailers because is was no longer aesthetically pleasing for the property which we were okay with since we have a garage but surprisingly the garage was too small to fit the trailer which is ridiculous since the trailer is pretty average size, anyway when we asked about maybe getting another garage we were told we would be charged +150 over what we were already paying. They kept saying that if was for everybody but I would still see trailers all over the parking lot. I guess the policy wasn t for everyone. We were visited by scorpion s as well and were also infested with ants for the last 3 months of our lease. The AC broke and even though it got fixed it leaked through the floor to our garage ceiling. The property got the complexes painted about 3 months ago and the job was so poorly done that it s already falling and not looking good for the price you pay for them. Forget about having friends or family at the pool, you can t have more than 2 guest with you. They literally start asking everybody if they live there and if they don t that they have to leave. Our lease ended on September 28th which lands on Saturday and my husband stopped by the office to drop the keys off and nobody was there and the 29th is Sunday so for a fact it was closed so he stops by on the 30th to get them turned in just to find out if that they have extended our lease another month and as soon as we tell them that we re completely moved out and that we won t stay they said that we re on a month to month lease as an rn and that we re on breach of contract and will have to pay 5k for not staying for the next month. They go ahead and just say it s okay that ll just go to collections and you can pay it later like it s not 5k. Now we owe 5k to collections and have had the worst experience in apartments ever. Think before you decide to stay. Good neighborhood and pet friendly but you ll deal with the consequences through your stay.

I have lived at Williamson at the Overlook for 4 years now and I can honestly say that, while no place will ever be perfect, this place comes pretty darn close! The maintenance team is fantastic and the staff will assist you in every way that they can. The apartments are modern, chic, and beautiful and the view from my balcony is outstanding! This apartment and the complex as a whole have been a place filled with positive experiences.

In the short time weve been here .we have loved it .the maintenance and management team are all great but Im very appreciative of Tracy for me she has gone above, beyond for helping me alot ,explaining things well also .Tracy has her A game on haha. ** Amazing Experience at Williamson at the Overlook!** We couldnt be happier with our experience at Williamson at the Overlook in Georgetown, TX! From the moment we arrived, we were impressed by the well-organized and incredibly kind management. The amenities are absolutely wonderful, especially the resort-style pool, which has been a lifesaver during the hot Texas summers. Our apartment is spacious, quiet, and truly feels like home. We appreciate the peaceful atmosphere, which allows us to relax and unwind after a long day. Special thanks to Tracy Childers, who was instrumental in helping us find the perfect apartment. She is always responsive to our questions and takes the time to ensure we are completely satisfied with everything. The maintenance staff deserve a shoutout as well they are super kind, helpful, and even available after hours for any emergency needs. This level of service is hard to come by, and its one of the many reasons we love living here. Worst place ever. If i could give negative 5 stars I would have. On top of the rent, steady rising each month for no reason, and bugs/scorpions constantly sleeping in the bed with you no matter how many times you call a exterminator out. They will keep coming back. The loud ghetto music being played as u enter the premises. The staff is horrible. One of the ladies in the main office always has a bad attitude. Like she hates herself and the life she has chosen. every time I come into the office, its always an unfriendly energy. politeness is never an option. I own 2 companies, and I am currently new to Texas. I am actually in the process of purchasing a home, but the experience here makes me never rent an apartment again. I also have a neighbor upstairs from me. I have made several complaints about him and his animals. loud noise, dogs running around, barking at 11p.m. this isnt the place I would recommend anyone come and live. Also, I am not the only person who feels this way. Look at the other comments , and you will have a change of heart also. I should have read the reviews before moving here. Biggest regret ever. I think the majority of the 5 stars are fillers because the way this place is managed is the definition of what I wouldnt want my enemies to reside in. I will be reaching out to corporate.

I thought this was a great place to live until I left. I own several rental properties so I am aware of the laws regarding charges upon move out. Things like touch up paint and general carpet cleaning are items that land lords are not supposed to charge for upon moving out, yet they did. I have pictures to prove that there were no stains and the carpet was in excellent condition as well as the walls. I left the place in move in ready condition and even fixed several things like cracked outlet covers that were broken upon my move in. There were scratches on the stainless steel freezer door (that were there upon move in) and they charged me to replace the entire fridge/freezer. Every window sill, cupboard, drawer was wiped clean. Every nail hole was filled. Walls were wiped clean with the exception of a few scuff marks that would not come off without removing the paint yet they charged me $880!!!!! The last apartment I left they did the walk through with the tenant upon leaving and told me it was the cleanest apartment they had ever seen! I can t imagine how Cushman & Wake and Williamson at the Overlook are robbing most people knowing that most people will not want the hassle of small claims court. I know I left that place better than 99% of people yet I was still charged $880! It was very disappointing!!!!!! Update: I was in the process of fighting the charges specifically the touch up paint as they literally wrote touch up paint on the bill (which you are not supposed to legally charge for in Texas). I sent an email requesting an update and was told they were still waiting for a decision. I sent another email requesting an update and the response I got was a collections notice from a collections agency. I immediately checked to see if I missed an email with the decision, and I had not. This was simply their way of dealing with the problem! Very unprofessional. I stand by my initial review that while living there they treat you well, but upon leaving all professionalism and ethics go out the window.

I don t recommend this apartment community, the price doesn t match you should be paying for. The amenities are nice, the neighbors are quiet. There are college kids, so prep for some noise from time to time, the apartment itself feels cheap to me for what you are paying for, the laminate flooring in my apartment specifically started to bubble up, and the cabinets in general just have this cheap feeling to them. This apartment overcharges for everything, I figured the move out process would Seamless, considering I ve lived in a few apartments, myself, but this apartment charges for every little thing, so beware they charged me for carpet cleaning, and they charged me to repaint the entire apartment, so if you move out ask them for paint before your move so they don t charge you for Something they should be doing regardless of the condition of the apartment for the new tenant.

We love living here! And the current manager, Monica, is phenomenal. Our family is very happy and will call this place home for the foreseeable future! The amenities are very nice and well maintained. The maintenance team is top notch. I take care of some things myself, but if its something that needs to be replaced Rob goes to the store and gives us a brand new part. The garages are quite nice and are pretty large, as is our patio. They are also a very dog friendly complex. Williamson prioritizes the things that are important to my family and I, and truthfully I have zero complaints about living here.

I have complained about my upstairs neighbors twice and have given up. They are super loud and have 2 full grown huskies that go crazy when owners are not there wolf type howling, running around apt and jumping off beds couches etc. I have nothing against the dogs but they are being mistreated by living in a tiny apt. Ridiculous. This breed should be a no no at apts. They need to be on an acre of land at least! Also, you made an offer to extend lease without price increase Wow. Do a market analysis, rents are going down due to high building activity. Offer $100 off a month and I would extend. Make it worthwhile.

From the first day I came for a tour, I was assisted by Tracy Childers; a highly professional, polite, efficient, and knowledgeable lady who made everything so smooth and an enjoyable experience. She explained everything to me in a simple but clear term, showed me the unit. By the time we got back to the leasing office, I had already made up my mind. I had already visited 5 properties, some offering better deals than Williamson At The Overlook, however Tracy made all the difference. Since then, shes been nothing but exceptionally helpful. Been living here for 2 months now and couldn t be happier. Tracy made our move in so easy and stress free! She was there to answer any questions we had along the way. Management keeps the grounds well maintained, pool is always beautiful, and the view we have of the nature preserve behind us is priceless. Love the place. Especially the maintenance/facilities guys. They re always doing their best to keep the place in check. Which brings me to the biggest negative, the tenants. I thought apartments are only leased to ADULTS. But man, some people here are dumb as rocks. Glass in the pool constantly and sometimes a dog in the pool apparently. Either people are stupid, or just don t check their emails. Or both. Honestly amazing apartment, staff and facilities/maintenance, and I feel awful that every one of them is responsible for a complex full of children

I moved here with my partner around 3 months ago, so still relatively a newer resident but so far nothing but wonderful thoughts! We moved here after looking at about a dozen other apartments and didnt even hesitate after taking a tour. We have loved our decision so far, love the apartment, and truly cant beat the location. Maintenance was super quick when we needed it (nothing wrong besides a user error), the office staff is so kind and wonderful at communicating, weve so far had no bad interactions with anyone and have had a super positive experience. Shielyn is the manager we spoke to about renting and is the one who got us settled in, and only positive comments about her. She is kind and really good at communicating, she listened during my tour and answered all questions I had regarding moving here, she was truly so helpful and a big reason why we choose to move here. Its always great when you love the place youll soon call home & connect with the workers who work to provide the best service as possible. We are definitely looking forward to continue staying here as long as possible, and love the complex we get to call home.

I enjoyed living here up until the last 6 months when the staff in the front office started to change. After that I couldn t get anything done with them. More than once I had to go into the office in person because they had me E-mail two girls in the office in different rooms for the same reason. It caused a lot of difficulty and made me question on multiple occasions that if they even knew what they were doing. Plus one of property managers made it very clear she didn t like me and made it obvious she targeted us personally with violations and warnings. I wouldn t recommend living here, Georgetown has a lot of better options with way more hospitable employees.

I ve lived here for two years. We ve had nonstop problems with bugs getting into our apartment. No matter how many times they came to spray or check for cracks, the bugs always came in. Spiders, cockroaches, worms, all kinds. Then, when it rained heavily, our entryway by our front door flooded. Got everything wet, ruined some of our property and the only thing maintenance did was offer to help clean it up. Did not actually fix the problem. The biggest thing we could no longer look past was the bugs.

The property is very nice and the views are one of a kind. The main reason I chose to rent here was for the great amenities. But due to fear they are all closed with exception of the pool which is only open for residents who either work nights or do not work at all. Every time you ask staff has no clue when that will change which is very frustrating. My main gripe is the way certain people treat their neighbor. One of my neighbors that has not even been here a week said below neighbor is already complaining to the office about him. Why? When did we stop doing the neighborly thing and just knocking on our neighbors doors or leaving a note. I have worked in real estate for over 30 years and it is not your neighbors fault that you can hear them walking. The codes and standards for Texas apartments are very low compared to other states. How do you think they throw them up so quickly?! Luxury is no different. They have the same builders, regulations and standards. You pay all this money for amenities, granite countertops and plank wood flooring not well insulated floors. Sadly, there is nothing the leasing office can do for you. If you want to complain to someone contacting your local councilman is a start. I have been here for months and initially it was quiet and peaceful until my upstairs neighbors moved in. Now I can hear their footsteps, their dog barking, every time they drop something, conversations outside their door, even their toilet flushing. But I do not complain, I realize that comes with apartment life. They are very nice people and I know they are not doing it on purpose. As this place has begun to fill up I am sure more of you will want to complain but I caution that. This kid is ready to move out all because of the stress a resident is causing and that is just ridiculous. We all have to do a better job of respecting our neighbors to make this community work.

This is a gorgeous quite community. I got lucky with a top floor apartment and the view is what sold me on this place well and the kitchen and walk in closets in every room and the bathrooms are stunning and the amenities are awsome I can see all of Georgetown its so beautiful. The staff is very friendly and welcoming. My kids love it and we couldnt be happier. Thank You EstrayaGeorgetown for allowing us to be apart of this community

The two minor issues that we have had, structurally, were repaired within a day. The office staff has been phenomenal, the property is kept very clean, and we do have a killer view. All around, great place thus far.
