WILL TAKE YOUR SECURITY DEPOSIT and then ignore you! I d give them negative stars if it was possible. I knew the last tenants that were in the house we leased, and what they charged them for, and those damages were not fixed AT ALL prior to my move in. So they basically took their money and did not fix anything and then tried to charge us for the same damages, even though I wrote them down upon move in and have my own pictures (they sent me pictures of damages that they sent the last tenants that were suppose to be fixed). They respond with a copy and pasted message to all negative google reviews, which is the same way they handle disputes. There was also no specific invoices or receipts provided to us on what our deposit money is being used for, even after specifically requesting to see an invoice/receipt for a $700 cleaning fee, or a mowing invoice/receipt for a 100 SQFT backyard for $100, or an explanation behind why $75 is being charged because the trash can was too heavy . Point being, they will charge you whatever they want no matter what you do on move out. As you ve already seen below, they describe their move outs with detailed notes and photos , well here are some that were attached to an email I received after disputing the charges. How exactly is a blurry photo or a photo with no direction detailed . Not to mention the unprofessional flip flops and feet being in over half. At no point during my dispute did the email say to give them 30 days, the automatic reply email you get when you dispute is we will not be responding to any emails unless you have specific proof Last thing, they are fabricating their own reviews by getting their people to post reviews. Went from a 1 star to a 4.2, so don t believe the good reviews. HORRIBLE, SHADY COMPANY! I literally cannot stress avoiding this company more. It doesn t matter how much you like a property, if this is the management company A.V.O.I.D like the plague. Didn t want to waste my time any more with these people, but if I help at least 1 person from being screwed over then it s worth it.

Do not believe the reviews!!! They went from a 1 star to a 4.2 star because they are getting people they know to rate them well! This place is horrible and will illegally steal your deposit by overcharging and charging stuff that is normal wear and tear! Horrible management! No matter how well you clean or fix the place up they will still charge you over $1000. These people are thieves. DO NOT RECOMMEND!

Do not recommend!!!! They will basically steal your deposit by overcharging everything while also charging stuff that is not the tenants fault. They did this to the prior tenants in the house I was in and also did it to us. Because I knew the last tenants I also know they did not fix the problems they charged them (which I m pretty sure has got to be illegal). Just know in advance that you can kiss your security deposit goodbye and they will continuously send you automated emails upon showing very obvious proof that they are overcharging. Some examples are $700 for cleaning fees on a 1,200 square foot house that we already clean top to bottom prior to move out. Also, a $100 mowing fee even though we mowed the lawn 2 days prior to move out. Lastly, we were charged $75 for heavy trash . This is just 3 of many ridiculous ways this place will steal your deposits. DO NOT RECOMMEND!

Extremely disappointed. I was a good tenant for years - never caused trouble, always paid rent on time. But at the end of it all, I was charged for several things like repainting of all rooms, including ceilings, even though the lease agreement clearly states the tenant is not responsible for normal wear and tear. When I asked about this, they tried to claim the walls were so dirty that normal cleaning methods were not enough. What did I do, spread mud on the walls before I moved out? Of course not. And lets not forget the condition it was in when I moved in. Old food in the fridge. Trash on the floors and piles of dirt, like someone tried to sweep but left everything there. I cleaned up after the last tenant and didnt even complain about it. Maybe I should have sent an invoice. Ive lived in many rental properties over the years and Ive always gotten every last cent of my security deposit back. Until now. Im sure someone will come on here and comment about x, y, and z that I did wrong, but the reality is that they are a business that can do whatever it wants with our money and lie about it, knowing the tenants do not have a legal leg to stand on. Enjoy my $2000 you need it more than I do. No matter how nice they seemed at the start, it was a 180 flip and a middle finger at the end. I cant speak for any other rental agencies in town, but I will not be recommending this one to anyone.

I rented from them for two years . I paid my rent on time, never late . When I was moving, I made sure everything looked great ! Even one of the ladies who came to show my house said it looked fantastic for having 4 kids. So why when I moved out they charged me 5000 for a paint job . This was overkill ! The house was painted with a white matte paint (cheap) to begin with you could press a finger and it would look dirty I scrubbed those walls and becaue yall chose to put nicer paint you slap me with the bill yall seriously are a joke .

Dont do it! These people cannot be trusted. They will steal your deposits by charging for repairs and cleaning that are unnecessary. They even kept accidental over-payments for what should have been pro-rated rent. On top of that they refunded my pet deposit to the other tenants! Waiting to see if they even attempt to fix this. Update: they are still terrible.

Go ahead and say goodbye to your deposit or at least most of it and it COST MORE of your deposit to contest their deductions which is insane. Also had so many showings of our apartment before we moved out it was like a bunch of vultures. They were not courteous of our schedules even showing up an hour past their showing time with a whole family at our door expecting to still show our place. I m aware they have the right to show it if they give 24 hour notice but asking is courteous and what every other leasing company has done besides this one.

The most unprofessional leasing company I have ever experienced. I think they have lost sight of the fact that their tenants actually do pay the workers bills and that we pay them to offer a service. I ve had numerous emails and phone calls where I was confronted with aggression, so I had to match or top that aggression to have a service provided. Tenants (especially those who pay their rent on time every month) should not be getting into back and forth ghetto arguments with people who are paid to do a job. Likewise, they look for any way to charge you for maintenance requests and when they do come out to fix them, the job does not get completed so you have to keep contacting them. In my case, I still have BIG holes in my closet wall after they promised and made a huge show of coming to fix them. There was another instance where I had a new ceiling fan installed in my bedroom and the first time I turned it on, smoke started coming out of the center of it. I called the maintenance request in and was eventually charged because they couldn t find anything wrong with the fan . I guess my relationship with them started off on the wrong foot when they were trying very hard to avoid replacing the carpet in my unit even though it REEKED of pet urine even before we had moved in. I actually enjoyed living at their property, but having to deal with their constant attitude and their never ending attempts to nickel and dime their customers by finding any reason to charge their accounts is only the reason I m moving.

I recently signed a lease through AAF, and it was probably the easiest process I have been through so far. I toured the unit with Josh (through Zillow), decided later that night that I wanted to apply for it, and less than a week later have signed my lease! Jeremy was excellent! He was very quick about reviewing my apartment needs, and providing a variety of apartments within my budget. He has excellent communication, and was very thorough in securing me a great special on an apartment I signed a 2 year lease for. He set aside time to tour each apartment complex with me, and never left my side at each tour. He even asked questions I didn t think to ask! I will be sure and let everyone I know about how unfairly we were treated by this company. After being there a few short months we had new neighbors move in. They had a dog that barked every time they left. The neighbor worked at night and the dog would bark the whole night. We couldnt sleep and even overslept for work. We called the animal control and they said there was nothing they could do because the dog was inside and that aggieland property management was responsible for taking care of the disturbance. Aggieland property management told us to just wear earplugs at night We sent video recordings of the dog barking to aggieland property management and they basically said we had to work it out ourselves. Two and a half weeks later we were forced to move out because the dog was still barking. Needless to say they wont refund our deposit or pet deposit. We had maintenance issues also when we moved in that we constantly had to call them about to get them to come out and fix and they still didnt fix the water leak in the bathroom sink properly.

I own multiple rentals in College Station. I switched to Aggieland Apartment Finders (AAF) a few months ago after a management change at my previous property manager led to a significant decline in the quality of their work. I have been delighted with AAF. Theyre very responsive, they follow-up on open issues, theyre on top of maintenance, and they appear to establish excellent relationships with tenants...which has resulted in 100% on-time collection of rent. Their owner statements are accurate and easy to read. I highly recommend AAF. I wish I had switched to them long ago!

Dont walk away from these people, run. The entire deposit reconciliation process is a profit center for them. They charged us $50 to replace one light bulb (for example). They accused us of having a dog, which we did not have; the list goes on.... They had no interested in discussing this with us other than to send emails that said request to review denied....send money. We finally just sent in the payment as they threaten to attack our credit. I guess they get away with it because once you move away from CStat there is not much you can do about it. Certainly there are better people to deal with out there.

I filled out the online form to get registered. Never once received contact (not even an email) in a week and a half. When I called them back they basically said that there are very few/no places offering that and gave a couple references, nothing more. In my own research, Ive found more than a few places offering this, even now. I understand its hard to find short term leases, but at least contact me to level set expectations or let me know you cant offer anything. Also, when I called the first day for some general questions, the lady on the receiving end was short with me and didnt seem welcoming. *The company response says a lot- all excuses, no accountability. 1) Why does your website have a sign-up portal if its better to call or come in (which I also did anyways) 2) Why does your website list a phone # that goes to someone cranky? 3) I wasnt looking for a 4.5 month lease. I just gave you the dates that I needed to be strict on. I was looking for a 6 or 9mo lease. You fumbled.

Wonderful staff, best experience with Ms. Rebecca, I loved the property Wolf creek condos. I lived in condos for almost 2.5 years and I recommend that property, make sure you go and see right person. Ms Gabi was really helpful after we moved out. Cleaning staff will never show you a courtesy if you have forgot to empty the drawer, they will not really inform you and trash it out from the house. Make sure when you leave the place, dont forget to takeout all of your stuff. I gave a 4 stars because of cleaners after I moved out.

My experience with this company was absolutely horrible across the board. I do NOT recommend aggieland apartment finders to anyone for any reason. I have lived in the college station area for 20+ years and even after all the less then desirable reviews I decided to give them a shot...lesson learned to say the least. AVOID AT ALL COST ***Ive already spoken with Mrs. Payne who proceeded to tell me that I signed the contract so there was nothing else she could do on the matter. Which considering we are in the middle of a pandemic I would think there would have been more care handled in the matter. But that s just me. Don t worry y all successfully stole the sub-let fee and I just pray someone signs for the property so I can wash my hands clean of this business. And seeing how they have handled things thus far I take it as a blessing that we were unable to move into their property. Basically they want your money people and don t care how they get it. Even lie if they have to and then once you ve signed...they magically have no more control over the situation. I think it s funny that you still believe you have a leg to stand on aggieland apartment finders. A small family comes to you excited to lease a property...due to a PANDEMIC & LOSS OF LIFE DUE TO THAT PANDEMIC...caused that excited family to unfortunately have to yes terminate a leasing agreement (this is how they try to justify their end of the year bonuses for ripping off the good people of Bryan college station.) There was months of time before the move in date when our leasing agent is notified that we no longer had the means to move into the property. The morning after we notified our leasing agent we receive a email stating our completion on moving in...keep in mind the initial paperwork was filed 4-5 months prior. So I call the office and speak to the young lady that sent the email. She then transfers me to a particularly miserable individual. Mrs. Payne refused to help my family...Mrs. Payne charged a re-letting fee. Be careful folks cause you only hear about this till after the fact. So yes they proudly charged over a thousand dollars to post the property. Once they have this fee they make you sign paperwork stating it s a early termination fee. Which is what I suspected al along. They wanted their money and they surely took it out of my child s mouth so to speak. A family in need, with a difficult situation, in the midst of a pandemic, was treated as such by Aggieland apartment finders management. Did I understand compensation was needed on their part....absolutely. Even stated a couple times I didn t mind. Now a thousand something to do something you were already going to do. Now baby that s just greed. And they fact that they will continue to validate their piss poor excuse of I sIgNED a CoNtRaCt is laughable. Yeah y all got my family for a lot but but I swear I will get 10 times that by not allowing ANYONE I know ever do business with such a poor excuse for a business. At the end of the day y all there is wayy too many options in this town. And if something out of your control happens with this company....they will simple tell you to read your contract.

I have lived at a couple of properties with this company, and I have had my ups and downs. The first property I lived at was not a good experience, the apt was not in the condition it should of been in when moving in, staff undermined us (I believe bc we were young students), we left the apt better than received and they took our full 1300+ deposit, maintenance was not the best, and ect. Although I have had some not so great experiences, I have also had good experiences. While living at Falcon Point Condos, the maintenance team has been great, and my overall experience has been a lot better. I want to give a big shout out to Jack. He is super kind, and always responds to maintenance requests SUPER fast. I havent experienced a better maintenance guy. Also, Curtis helped out a lot in finding my next townhome. He is super nice, knowledgeable, and straightforward. His help made the search a lot less stressful.

Ive been trying to get maintainence for a month, since I moved in. Ive been waiting so long, even after saying they are more than able to come in to the home when I am not there (an option on the very maintainence request form they ask for) that it feels like Im being intentionally ignored. They sent someone to look at the issues, after that, nothing. My bath *still* doesnt work. My home *still* has a hole in it. My master bathrooms ceiling is still sagging from water damage, and the ceiling fan doesnt work. These were all issues in the house from day one. I would expect similar treatment if *you* got an apartment from them.

Have been renting our house for 3 years now. We have had very few issues here. Found termite damage in the master bedroom a while back and AAF quickly got in contact with the owner for us and we had a termite treatment within a week. Great location for a reasonable price. Our only complaint is how far in advance we have to renew our lease. We are asked to sign the renewal in November for the following year starting in July. Not sure if that s determined on a property-by-property basis or if it s standard for this area given that it s a college town. Regardless, we like it here and don t have plans to leave until we are ready to buy our own home.

Aggieland property finders is not a problem the staff is friends and easy to deal with. However, the aggieland property management is where the problem lies. They building s ac system can only keep your apartment at 77 during the summer and they have no plans on solving this issue. I had to call in for a maintenance issue. Some birds decided to make a nest in a dryer vent. Now if you know how dangerous it is, this can cause fire in the place if we use the dryer. It has been 2 weeks. Some people came to give a quote to Aggieland Apartment Finder, and nothing has happened yet. I called in Aggieland Apartment Finders to have them make a decision immediately since it can put danger on our lives and the place, but nothing is happening. Now it is going to rain all week long, so what do we do now for 3 weeks? I even contacted the repair people to tell me how much it will cost because I was just ready to have some people come to get it taken care of. Aggieland people then told them to hold on. Honestly, this is not acceptable. I understand that they have to get approval from the owner, but the maintenance has been extremely slow. If they are the management company for some property that they have to check with the owners which takes weeks to get things done, dont even bother renting them. I will give 0 STAR if I could.

Aggieland Apartment Finders was a great resource to my fiance and I in searching for a home to rent. I would recommend them to anyone seeking to purchase or rent a home. We interacted with Curtis Davis. He was professional, personable and highly responsive. He supplied us with a list of homes to pursue under our specific criteria. We ultimately chose a home not under the management of AAF, but Curtis still gave us ample attention to secure the lease. We now have a home secured that we could not be more happy with. Curtis effort first made a positive impression on us because the majority of our inquiries into other properties listed on Zillow were either ignored or responded to with a generic response. I found the entire dynamic even more telling of the quality of service that AAF provides after finding out much later in the process that Curtis Davis was the owner and operator of AAF. This surprised me due to his level of focus in confirming a residence fit our interests despite his reduced incentivization. I consider this a testament to both the character of Curtis Davis and the ethics of his organization. I do not understand what is wrong with these people. Some critical maintenance is slow. I called in recently since our freezer went out again (5 or 6 requests so far), and the lady answered to my phone said, I just talked with your roommate again... This is how you answer, We are so sorry for the inconvenience. I just talked with one of your roommate to get the issue fixed. Is there anything we should know about? I moved in this place in August with some stains and stuff on the carpet, things brokent, etc. Since the contract is rolled over, I guess even though I did not make those messes, I am responsible for!? On top of it, we recieved an email saying that we have to decide to renew our contracts by the end of October when the contract ends at the end of July. Based on the contract, we need to notify them 180 priory to the contract end date. I emailed the person twice who sent us the email, and have not yet received any response for 3 weeks. We also had a problem with an oven and it took them for 2 months to fix the problem as well. I do not care the things that do not affect my living as long as I am not charged for things I did not do; however, things that we need more often than every 2 months such as an oven and fridge, you better take care of things in the apartment. If cannot, do not manage the property. If possible, avoid this company. We are paying $200 more than other properties in the area that are similar to hour townhouse. While I am not expecting much out of these property management company, this company is above and beyond bad given my experience with others over past 10+ years.

My duplex was really spacious and looked up kept well HOWEVER the management was TERRIBLE! In my 3 years living in the same place, the AC went out and it took at least a week to get that resolved in a Texas summer (god awful). The fridge went out and it took them 4 days to replace it so I lost all my food (Aurean did give me a $100 gift card but only because I harassed her about my small children needing food but made me wait until the 4th day). Also they refused to cut the trees unless I complained multiple times of them scratching the top of my car. The leases end in July 31st and in October they start showing the unit. I renewed twice for threat of not having a place to go but the final year I refused because I wanted to check other places prices. They showed my unit 3-4 times a week all the way until April. Talk about having your personal space invaded, and they would give every realtor in town your number so it was always someone different informing you within 24 hours there would be a walk through. And now that I have moved out and paid professional cleaners, they took almost half of my deposit. I hate that ever did business with them. If you like the properties cool but beware of the issues from management. You will not be treated like a person but a transaction, one they can benefit from.

I live at one there properties they run in CS. We had a freezer go out, & they took months to fix it. We lost all of our food and they seemed to be in no rush to fix it. The AC went out and once again, they were in no rush to fix it. During the times of these things going out, if they needed to come look at the AC or fridge and we didn t answer the door as soon as there was a door bell ring they happily let themselves in our house. When the man came to take out the window units before I could make it down the stairs he had rang the door bell twice and continued to open the door with a key. No very professional and makes me and my roommates uncomfortable knowing that they will help them selves in our home at anytime with no warning. Before moving in they promised a cleaning lady would come buy, here we are 10 months later and no cleaning lady. The day after housing fair I received a text from one of the realtors named Alberto Bautista. He was willing to help with everything and found apartments that were exactly what I wanted and in my price range. Beware of move-out hell. They started showing our property that we live in several days per week at the beginning of January (move-out end of July). They rarely give 24 hours notice and ask to show it on weekends. We have two large dogs that I have to take out of the house whenever it is being shown, so I have took off work multiple times for these showings. Once, a showing was canceled and I was not notified until the next day when the realtor was asking for a reschedule. It is a complete lack of respect for the tenants privacy and time. Additionally, we have found that only major repairs are attended to. For instance, they will fix a broken AC unit when it floods your attic and sends water through the ceiling and damages your personal belongings, but not when the AC is struggling to keep the house below 80 degrees for weeks. Minor repairs, like fences falling over, cracked windows, missing window screens, broken doorbells, and carpet nails sticking into your feet out of the carpet are not their responsibility.

ABSOLUTELY AWFUL. I dont know where to even start. They had to rewrite our lease at least 3 TIMES because they couldnt spell my name right, then proceeded to mix mine and my roommates names up. We asked for numerous things in the house to be fixed but the owner wasnt interested. Fast forward to us moving out, they charged us for everything that needed to be fixed when we moved in but didnt seem to take that into consideration. Every time weve called to ask them about why we were charged, they yell YOU HAVE TO EMAIL then hang up. These are some of the most unprofessional renters I have ever worked with, they honestly dont even deserve that one star.
