The main advantage is close to campus location and very friendly & helpful manager staff. I had lived here for almost two years and liked it, however, I had constant problems with the dishwasher breaking and sink leaking all the time, at one point of time I decided that it would be easier just not to use the dishwasher rather than clean the mess when it is leaking and calling maintenance every time. Also after a year living here I had noticed a problem with cockroaches and gnats. Hallways in Factory were rarely cleaned so at the end of my lease I could feel the smell of trash in hallways and stairs. If the location near campus is crucial, this place is the best option for price and quality, however, there are definitely more options with lower price and bigger space & quality of living further from campus.

Edit: I lived here for two years, the first year went swimmingly and I had a great experience, and then my second year not so much. My unit became unreasonably humid around the end of spring. I reported this to maitenance and they made sure my AC was working fine and lended me a dehumidifier. The dehumidifier couldnt fix the problem as it quickly became clear there was some sort of leakage or insulation issue, because this dehumidifier bucket (13 gallons) would fill up completely with water 5-6 times a day if I ran it constantly (which also hiked up my utility bill a painful amount) and the humidity levels would not budge. I continued to report the issue and they neglected to locate the source of the problem. My apartment had become very moldy black mold on the vents, green mold growing on SEVERAL of my items which I had to discard, mold on the walls, and I continued to discover more mold until I moved out. In the spring I became increasingly sick, experiencing respiratory symptoms, body pain, fatigue, and an array of psychological symptoms. I had blood tests done and they couldnt find anything wrong, and I was completely dumbfounded. It turns out I had mycotoxicosis and it continued to worsen throughout my time living here. I am still struggling now after moving out to restore my health and it will likely be many more months until I recover completely. I was consistently asking management to do something about my mold and humidity issue. They would always tell me they were working on it, the best they did was give my air vents a measly scrub which didnt even remove all of the mold and likely just spread the spores around. They put in humidity monitors, which would read in the high 70s (it should be around 50%) and then they continued to do nothing about it. After I pushed them to please find the source of the issue, they inspected my unit, and sent an email saying they could not find anything, and decided to blame me for the problem, stating that they always saw my windows open and that this must be causing the humidity. This infuriated me because I was leaving my windows open only after the issue had began, after I had discovered all the mold in my apartment, because my HEALTH AND SAFETY WAS AT RISK, and this was the only way to get some fresh air into my apartment and somewhat avoid inhaling mold spores constantly. I sent a long email response explaining this and I was completely ignored. At this point it became clear that they were not willing to address this issue or help me at all, so I had to stay with a friend for my safety until I could move out. When I was starting to move out, I made a horrendous discovery of a leakage under my fridge from the ice maker which occurred god knows when, and an ALARMING amount of mold, orange green black pink gray mold, more mold than Ive ever seen. The fact that they inspected my apartment and vastly overlooked this, and decided to blame me instead, is outrageous. At this point, I was emailing the manager pictures and updates constantly and was being completely ignorned. No response. Any requests to have my rent waived for my health being severely at risk and living in unsafe and uncomfortable conditions and not even being able to live there for the last month were denied, and no compensation was made for the electricity bill increase (nearly doubled for two months) due to having to constantly run a dehumidifier. I strongly advise against living here as tenant health and safety is neglected.

Unfortunately the only good thing about this apartment is the location. I lived in both the factory and warehouse building and unfortunately neither building is worth the expensive rent. You will want to invest in a good vacuum living here because there is an unexplainable amount of dust/hairballs and no matter how much you clean more will always show up. There is a fruit fly problem but it is significantly worse in the factory building and of course when I told management they looked at me like I was crazy and downplayed the issue. I do not know if this is because the trash chutes being dirty all the time but it was extremely frustrating to constantly have gnats in my face. Warehouse is no better because you have to take your trash all the way out so if you are on any floor but the first it is inconvenient but at least less gnats. Also the buildings are old so the appliances do not work as well as they should. I had dishwasher and garbage disposal problem that lasted the entire school year. My roommate lived there before me and said this was an ongoing issue and she got so tired of making maintenance requests that she left the appliances broken. However, I was not paying over $1000 a month to not have a functioning dishwasher. They stubbornly tried to fix it the entire year before finally giving in and just putting in a new dishwasher 2 weeks before the semester was over. There are also only 4 (maybe 5?) visitor parking spots for an entire 2 buildings and people often save the parking spots for their friends with their own cars during the week instead of parking in their assigned spot. If your guests park anywhere else but visitor parking they will 100% get towed. Additionally the lighting in the rooms is not good and it is worsened by the dark ceilings. The printer in the factory building never works and is broken more often than not. I m also sad to say that I had severe problems with management that were not resolved until I got my parents involved. Stopped having issues after that. Im not sure about the current wifi situation but when i lived in the factory building we experienced a lot of internet outages. This was extremely stressful bc it would happen for extended periods of time which was brutal during finals. In addition to this staff and management are unprofessional. They are constantly changing their hours of operations but never update their online times. Additionally the place is crawling with fleas so if you have pets make sure they are up to date on flea prevention. I missed 1 month of flea prevention for my cat and she was crawling with fleas (she had not gone anywhere but our apartment). I would not recommend these apartments to anyone.

Literally, one of the best places Ive lived as a student. Pros: - location is right in northgate, making travel to campus easy (right off of the northgate busline) and parking if you plan to go out on northgate! - staff is super friendly and nice. I feel like how people interact with you really matters when it comes to impressions of a place, and here, everyone is kind and considerate. - maintenance is quick and efficient! - place is generally well maintained and clean - lots of community engagement opportunities via social media. Makes the place fun and living there an incentive. - prices are pretty great for what you get. Wifi and internet, and water is included, and the option for furniture buhe added bonus of location! Cons: - only issue I had when I lived there was the trash shoot room, and the smell. Although I recall them addressing that towards the end of my lease. Its not even a big trash problem. - no dog enclosed park, so residents often take their dogs around the property but leave their waste. Its not necessarily the managements fault, but having a dog space might mitigate this issue - noise. Its northgate. Youll get some yellers coming out of bars and such around 1-2am. It was especially annoying for me living on the first floor corner with my window facing the streets. Its not extreme though

Overall, this apartment is good. Management is nice, repairs are quick, the apartment for the most part was clean. The only functional issue is that the kitchen is very small and some random water stains. HOWEVER, do not let this deceive you as living here is not for the faint of heart. This apartment is a hop, skip, and a jump (literally down the block) from Northgate, which is the party central of the campus, so the ongoing noise from there PLUS the extremely loud cars driving by nonstop makes this place extremely painful to comfortably live in. Also, the cars arent just loud, theyre very, VERY, VERRRY Loud, so loud, that Ive thought that having no ears or being deaf is a better alternative to putting up with this. If youve ever been to an airshow, think about an f-22 doing a fly by next to your window at random points throughout the day, and yes, I meant throughout the day. The entire day. 24/7. Never ending. And one may consider why they dont put any speedbumps around this area, great question honestly. Dont expect to have them any time soon. I honestly cant wait to be done here and move to a new apartment far, far away from here. Home should be comfortable, not a constant drag race. I can not recommend this place to anyone who wants a bit of peace and quiet in their life. Constant yelling (and screaming) from outside and the never ending races makes living here an true challenge. Also the TV is slow, cant watch anything on it.

Carmen, the property manager, will not return phone calls or answer complaints. I was directed to their management company, Asset Living (Whitney Owen), who also wont return phone calls. Her manager, Kyle Nail, also hasnt returned phone call/message. A constant leak in the bathroom has NEVER been fixed since move in. Carmen seems to think its not an issue for the tenants to have a soggy wall, water puddle on the floor constantly, and mold in the ceiling/wall. Although maintenance was sent out for the first few complaints, it was never fixed correctly and remains a problem to this day. They claimed tenants were splashing water out of the shower and installed a splash guard LOL. After the hallway flooding incident in January, no compensation was made to tenants either. They were responsible for running drying fans 24/7 on their electric bill with ZERO compensation, not to mention the apartment was not habitable for over a week as vanities were tore out and unusable, loud fans were running 24/7, all baseboards removed, mirrors piled on the couch in the living room, etc. Absolutely no compensation was made and different accommodations WERE NOT offered. I would never rent here if youre considering it simply due to management not caring about tenants enough to properly address concerns.

I absolutely love living at this place. The maintenance team was incredibly responsive and always went above and beyond to fix any issues I had in my apartment. Plus, the location of the apartment complex was unbeatable! It was so close to campus that I could walk pretty much everywhere I needed to go. My only thing was they can improve the elevator in the factory building. Rest everything is perfect!

Great for students attending TAMU. Amazing walking distance to campus, food, and entertainment. The apartment themselves are cute and they respond to maintenance request fast. My only thing was that the layout can be different depending on where your apartment is in the building. Also the water heater is located in one of the closets of the rooms in the apartment and can be noisy at times.

Living at the Warehouse and Factory apartments has been amazing! The units are beautiful, the location is convenient, and the staff are so friendly and efficient. It s perfect for A&M students who want a nice apartment in a prime location. I don t have a car, and the location makes it possible for me to access everything I need as a college student with short walks. Would highly recommend! Also, work orders are completed immediately. I have to say that my unit did have some problems with appliances and dirt when I moved in, but everything was fixed in a timely manner after I put in work orders. They even replaced my TV and dishwasher after I requested maintenance which was nice. I also love the office giveaways, events, and snacks that are always being held. It makes for a community feel like is sometimes hard to get in big apartment complexes.

Great place to live, with friendly leasing staff. The overall property is quiet, but it does get noisy occasionally with people walking down the street from northgate. The 2x2 is very roomy, and I highly recommend the 4th floor with the higher ceilings. Highly recommend a unit with a balcony. The northward facing units are quiet comfortable to sit on during the spring and fall.

I like living here because it s a mere 7 walk away from campus, and has great access to bus stops. well known location with a caring manager who is responsive and cares about your experience here. The only thing they could improve is making the elevator look nice inside. But honestly, you can t go wrong here. This is my first ever apartment, so I was really worried about all the processes of living here. After talking with other students, visiting other apartments and interacting with other apartments staff, Warehouse and Factory really tops the charts. Staff here is nice, understanding, willing to accommodate you and always very helpful with any questions. Living here is a tad bit pricy but you re no doubt getting your moneys worth with size and location.

Warehouse and Factory is a fantastic apartment complex. It is extremely close to Northgate and campus. Also, there is a shuttle stop very close to the Factory so that is incredibly helpful. All of the staff members and maintenance men are incredibly kind and go out of their way to help us! I feel appreciated by the staff and enjoy all of the treats they give to us and the giveaways!

Our son is a freshman and loves Warehouse and Factory. We ve already signed the lease for next year. The staff is very friendly and super attentive to the needs of their residents. Our son loves the location and he utilizes the gym daily. They are also pet friendly. Our son s roommate is his 6 year old pup. As parents, we love that the community at Warehouse and Factory is safe for our Aggie and it s so close to campus.

You will be able to find a better place to live, trust me. The air ducts in the units and gym are never cleaned, and black mold is pretty much everywhere. Gnats are a common issue with this place year round. Management is very unhelpful and rude, starting with Beverly. They even withheld a package from me even though I had proof that she signed for it. Then she returned it to sender. Maintenance staff is rude, and will slam on your door very unnecessarily. The bare minimum is done for cleanup, and the trash shoot room can be smelt throughout the hall. If you are on the first floor, you may as well be living in a dumpster. Also, the lighting is very unflattering. There are better places! Enjoy your college experience at a home, not this prison!

Let me save you from a year of headaches: DONT live here. For $750 a month, this is terrible deal for what youre getting. Cons: hallways in the factory building are dirty and smelly, my apartment was infested with FLEAS for a full semester (we had no pets living with us), theres the fruit fly problem, really poor ventilation in your apartment, and cheap kitchen appliances. Its not worth it! Cute on the exterior, but dorm-level quality on the interior. Pros: great location, and the people working the front desk are absolute sweethearts.

The location is great for the price of the apartments. Walking distance from NG, restaurants, parking garages, and Texas A&M. The new management staff are wonderful! They have helped me with all of my questions and are very nice while while doing so.

THE ABSOLUTE WORST MANAGEMENT TEAM DO NOT LIVE HERE! The turnover rate is insane every single time I call its someone new. I moved out in July and I still am calling them at least once a week to get my deposit money back and no one does their job, no one follows thru. I have basically had to harass them and still nothing gets done. When I lived there the place was disgusting, it always smelled like trash, dusty hallways with dead cockroaches. They also never complete work orders.

The apartments are really great. Modern floorplan, nice amenities, and safe, secure building. Nice area of town, the management staff are very nice to work with. Parking, although assigned, can at times, be challenging. Some Residents do not follow the assigned parking spaces and park where they feel like parking. Very inconsiderate.

This apartment is not one that I would recommend to anyone. I moved here before the renovations and the apartments were fine but after the renovations my apartment has been a disaster. The maintenance team does not fill requests in a timely manner if at all. I filed a report for my dishwasher being broken in AUGUST and it still hasn t been done. During renovations, they broke a water pipe and there is still hole in my wall that hasn t been fixed. The price for this apartment was reasonable before the renovations, but my rent was jacked up $400 and I don t even have a furnished apartment!! The only good thing about this place is the property manager, Ellen. I wouldn t recommend living here.

My gf lives at this complex, unfortunately... She moved in and the place was absolutely filthy. On her move-in date, there were dirty dishes in her dishwasher, the previous tenants clothes in her washer/dryer (which are also broken), and mold/dust all over the bathroom. Several appliances are broken in her apartment and she has made multiple service requests, but cannot seem to get anyone to show up. Going on about a month now. She was told that multiple amenities would be ready by the time she moved in and, unsurprisingly, none of them are... They dont even have the mailboxes set up for tenants! I have mailed multiple packages and there is no way of knowing whether or not they were actually delivered or stolen! Absolutely absurd. They dont prorate rent either, which is incredibly greedy. This place SUCKS. And all of these places suck. At the end of the day these complexes are all about getting built as quickly and as cheaply as possible, robbing you blind, and hiring people who could not care less to make sure everything goes wrong for you. Good job guys! Keeping that bar really low for apartment complexes everywhere lol. Dont buy into the whole luxury living bs of large universities like this. Save your money and rent a house.

I absolutely LOVE these apartments!! The location is fantastic for walking to class or the bars. Its a smaller, quieter community with mostly upperclassmen/graduate residents, which is really nice because it allows me to get studying done without much distraction. The exposed brick is my favorite part about my apartment. It really gives an urban feel to a small town! Also the management, especially Christian, is wonderful. They are always so nice when I come into the office and get whatever I need taken care of in a timely manner. Overall great place to live!

Ive lived here for almost 2 years and I love it so much. The location is awesome because I can just walk to NG. The staff is super friendly and make my day everytime I see them. Even though theres been a change in management, I still love it here just as much. Ill hate to leave this place.

Update: They moved her to a brand new large studio (in the Warehouse) for a much better price. This is a significant improvement and greatly appreciated. Updating my review to 4 out of 5. Prior review: Beware of the bait and switch. My fiancée was shown a unit at the Factory (the nicer building), but was assured there was not much difference with the Warehouse. Incorrect. There is a large difference, which only became known as she was moving in. Now the apartment owners refuse to let her move to an open unit at the Factory. Stay away from this place.

Horrible apartment complex. My floors had huge cracks, my walls were cracking and the staff never came and repaired the damage, I was told the building was settling. I seem to always had a problem with my unit, calling the office nearly every week. The staff is horrible, I have never lived in a complex this bad. We had to move out 2 months into the lease to another complex in College Station. This is not near luxury living as they say. Whenever I asked to speak with the manager, I was told shes not in the office or she is in a meeting, although she was locked in her office constantly, never paying attention to any tenants. I would never sign a lease with these people ever again!! There is even a sign in the trash chute telling its residents if you see gnats in your unit its because of left out trash! There is never left out trash and I had gnats until they exterminated them after constantly asking them to!

The Aparment office staff will seem nice at first, they are always on you about every thing you do. I feel my privacy being violated, you think the cameras are for your safety, but we are harassed almost every week about something different. Dont think we are horrible tenants, we abide by every rule to our knowledge. The maintaince staff took a month to fix our a/c and the units have gnats ocasionally, and the tenants are blamed for them. I had gnats, having OCD, I keep everything clean and was told it was my fault. This aparment complex undermines college students. I would never renew my lease again with this apartment complex.

The Warehouse at Northgate has a caring and friendly staff. Very seldom does a problem arise, but when one does, the staff is very helpful and more than willing to go the extra mile to see it solved. Neighbors are great and respectful. There are the occasional nights (some weekends) where a neighbor s music is too loud, but a simple knock on their door to let them know usually does the trick. When ordering packages online, Kassie in the front office sends an email when it has arrived so you can pick it up. The appliances in the room are all in good condition and work well. I have lived at The Warehouse on the first floor for 3 years and before that my brother lived here 2 years and our experiences have been fantastic! Definitely the place to live if you re a college student attending Texas A&M.

The apartment complex is awful. Management is never around when you need them, nor very competent when they are in fact around, and the state of the apartments is drastically falling downhill. They dont listen to our complaints and the maintenance guys think that it is alright to go into random apartments and go through their stuff. They consider this apartment complex to be safe. Its surely not. People hop the fence all the time. You pay way too much for very poor quality.

UPDATE: Since posting this, management has been addressing maintenance issues very quickly and theyve recently decided to buy new equipment to improve the buildings bandwidth. However, its noisier lately since the city decided to do construction on Tauber St. Theyre supposed to finish in August. -------------- Ive lived here for 3 years in two different apartments. At first, any maintenance needs were very quickly addressed by management. However, for the past year or so, any repair orders weve submitted to management have been addressed very slowly. I remember specifically putting in a repair order prior to the Christmas break only to learn that they hadnt addressed the issue even after the month-long break. Furthermore, the internet service here is terrible. Its slow, and a lot of traffic from certain web pages is blocked. If youre a light sleeper, you wont get much sleep either (Im not, but my roommate is). The proximity to Texas A&M (and the Northgate district) means that there is always a lot going on right outside your window. The proximity to Texas A&M, large, fairly-modern apartments, and indoor access are the best things this place has going for it. Overall, the negatives have outweighed the positives during the time Ive been here. I would have given a better review if the management had been more consistent in taking care of maintenance issues, and if their ISP didnt block certain traffic.
